We contacted them about a property and we came in to the office to submit our application. We were told no other applications were in, so on that assumption we paid the $70 fee, having good faith that they were being honest. In reality, there was indeed another application in process. Then, they didn't even bother to call us to say it had been rented out, and left us hanging. There are 3 of them working behind the desk, and they can't communicate with each other or with their clients. Would not recommend.

I booked a vacation rental through Above and Beyond and it was perfect! They always promptly answered any questions we had about the property before and during our stay, and made sure we had everything we needed. We had such an incredible time in Bozeman and we are already planning our next trip back. I would definitely recommend them to anyone looking for a vacation rental!

The only way this company lives up to its name is in squeezing every last penny out of renters that it can and in being maddeningly unreasonable. I will disclose upfront that we broke our lease. I do not have any issues with their break lease policies. We paid the brake lease fee and worked with them to find new renters as quickly as possible. I do have issues with the way they treat renters. Here are a few examples - (1) When we moved in, the washing machine was filled with mold and mildew. We pointed this out and asked that it be cleaned. We were told they would not clean it because the washing machine was offered "as is." I spent hours and a good deal of money on cleaning and deodorizing products to get a considerable amount of mold out of the machine. When we moved out, we were told we needed to wipe down the same washer because there was a tiny amount of detergent residue in the compartment where detergent is supposed to go. (2) Within a month of moving in, two identical light fixtures burned out within a week of each other. We notified the rental agency and were told we had to replace all the lightbulbs (each held about 8 small LED bulbs) before they would call an electrician. We suggested it wasn't really reasonable to assume that 16 bulbs on two identical fixtures had burned out simultaneously, but they insisted. We purchased the bulbs to the tune of about $50 and guess what? It wasn't the bulbs. The fixtures did not work. It took several weeks for the fixtures to be replaced. We were not reimbursed for the bulbs. (3) When we moved in, the house smelled like animals. I pointed this out during the walk through. I was told it was just because of the carpet cleaning and it would fade. Stupidly, I didn't write it down in the move-in condition report. When we moved out 6 months later, we were told we needed to clean the carpet. We complied but I said I was concerned that the house would again smell like dog. They said cleaning the carpet was policy and we needed to get it done, so we did. Upon moving out, we were charged a deodorizing fee. In a more competitive market, a company like this would not be able to stay in business. If you can find another company to work with, do so. However, there are always those who need to rent in Bozeman. Here is my advice: Write EVERYTHING down and take pictures when you move in. Check the baseboards, the molding around the doors, light fixtures, blinds, window tracks, every. single. thing. Do not assume that you are dealing with reasonable people. You are not. You will need evidence to prove that you did clean the window tracks and that the dead fly passed away after you vacated the property, not before (yes, this really happened). Take pictures again after you clean. We were charged for re-cleaning areas we had already attended to. We were also charged for cleaning areas that were not really all that clean when we moved in. For example, we noted that there were marks on the white kitchen cabinets when we moved in. They claimed they needed to wipe them down again after we moved out. We had already done so at least three times - and they weren't even very dirty to begin with. Moreover, we were charged for several hours of cleaning that any reasonable person could do in an hour at most (assuming the cleaning actually needed to be done to begin with). Be ready for challenging, confrontational conversations - especially when you move out. They will disclose as little as possible in order to protect their own interests. Initially, they will seem pleasant and reasonable but once you sign the papers, you are on the hook. They are under no pressure to see that you are satisfied or treated fairly. This company is experienced and most renters in Bozeman are not. It does not matter how hard you try to abide by their policies. You won't be able to and you likely will not have any recourse. I would like nothing more than to know that someone was prepared and savvy enough to take these people to task.

As a contractor who does work for many of the property management companies here in Bozeman I would definitely recommend Above and Beyond. The staff are always very pleasant to deal with and very proactive about making sure the properties they manage are taken good care of. Unfortunately this type of forum is often used for disgruntled people to post things without any opportunity to hear the other side of the story. Most of the time the "other side of the story" is very enlightening. In my position I have been able to interact with both owners and tenants, and it has been my experience that most of the people I have had the pleasure of dealing with are very happy with Above and Beyond.

As a Broker/Owner of Keller Williams Montana Realty I have used A & B Property Management for my own personal needs as well as referred clients/customers to them to manage their properties. These 2 young entrepreneurs and their staff are most professional and provide great service at an affordable price. They do a thorough search of the tenants prior to signing a lease, always notify me promptly of any repairs that need to be taken care of and offer assistance in finding the proper tradesman to do the work. They truly are "Above & Beyond" the norm when it comes to managing property. I highly recommend their services.

We DID get two units rented which had been vacant for months, but had to pay a substantial commission to an outside broker. Their accounting is hard to follow, is delivered inconsistently, and contains substantial errors. There are deposits made to my account without any documentation, and documentation of payments that have not been made. Response to my questions is erratic. I am paying them thousands of dollars for their attention and expertise, and receiving little in return. There is little they can do for me that I can't do myself - so their job is to take that burden off my shoulders. But I am spending hours following up on their accounting, and find myself having been shorted $8,000 over several months.

If you want to pay people to do nothing, lose or hoard your checks, make promises they can't keep, and then be rude to you when you call them out - go to this 'company'. Not sure how they haven't been sued yet. Really the worst. If I were them, I'd be too ashamed to keep my doors open.

We rented a vacation house from this company for some people that we had coming into town. They were extremely rude and unprofessional. They became hostile during every encounter and wouldn't return the deposit on time (within 7 days, as stipulated in the contract) because their 'bookkeeper was out of town' and there was absolutely no one else who could write a check, even though we gave them cash to begin with. This refusal to return the deposit on time placed out guests in financial difficulties. I will never approach this business again.

I couldn't have asked for a better property management team. I rented an apartment managed by them for a year an a half. I ended up terminating my lease earlier because I was offered to move in with friends, and even in that situation they were professional. They helped make the process much easier than I was expecting. Throughout my stay they met all me needs and more. Whenever I had a problem they were quick to help in any way they could, such as, fixing minor issues in my apartment or guiding me to the right place for service as I was new to the area. They are all great people and exceptionally kind. It saddens me that I am leaving, but if I decide to look for a new place in the area I know Above & Beyond will be the first property managers I will contact.

Based on my experience with Above & Beyond and other similar companies here in Bozeman, I would encourage anyone looking at a rental property either to be managed or if you are looking as a tenant, Above & Beyond should be at the top of your list.

I would think hard about using Above and Beyond. We had multiple issues including A&B not following their own policies. I also challenge their routine property inspection claim as we had tenants with dogs when they were not on the lease and tenants who move out our furniture and moved in their own!!

You'll never get through to these people. I have tried calling these people several times a week for the last week and a half, during their office hours, and never gotten through. I filled out the form on their website. Never got a response. Apparently they just don't want my money.

I recently started looking for a new place to live. These people are scumbags. They make you think you are going to get a property, then drop a $125 fee on you saying it's for a "credit check". The last credit check I had was $8, I guess these scumbags need beer money or something. If you need a rental, there are plenty of private rentals on craigslist, just go there.

DO NOT RENT FROM THIS COMPANY! I rented a long term space from this company and they turned out to be nothing but lazy liars who only care about collecting your rent. I moved into my space only to find out the master bedroom reeked of animal urine. I contacted A&B to tell them this was unacceptable for move-in condition and the carpet needs to be cleaned/replaced because I couldn't even enter the room without becoming sick from the strong urine odor. I received a reply from A&B saying I was mistaken and the tenants before me never had any animals and that I should just open a window and air it out. I then used a pet urine detecting black light and found multiple large patches of animal urine in the carpet. I let them know that I used a black light on the carpet and found piss all over so they couldn't argue with the fact that it reeked AND you could physically see where the piss was in the carpet. I went into their office to resolve this issue in person only to learn another company (Aspen Properties who is AMAZING) would be taking over the property because the owner of my unit was not happy with A&B's management job. When I went into the office, after being told they were no longer in charge of the property, the new owner of A&B walked right up to me and says Yeah I know what you're talking about, the previous tenants had dogs that peed all over the carpets and we shampooed them to try and get it out. I was blown away by this comment because I literally had the emails where A&B is telling me there is no pee and that I am in the wrong here!! I'm so happy the owner of the property decided to dump this scum bag company because even though Aspen is dealing with this, Above & Beyond is still having to take semi-responsibility in fixing the carpets and they are STILL dragging their feet and not doing their job to have this taken care of. The carpets have now been shampooed once, had an enzyme treatment once and they are still sitting with their thumb up their asses trying to "fix" the carpet instead of just replacing it and being done with this entire ordeal. I have now been renting this property for an entire month and still have a piss covered master bedroom that is costing me $550 to not even use. I cant stress enough, DO NOT WORK WITH THIS DISHONEST, LAZY, LOW LIFE COMPANY whether its renting from them or having them manage your personal property because you will be screwed over and lied to.

Took MONTHS to fix anything. After moving out and cleaning for days, we were still charged for $600 worth of cleaning. We replaced light bulbs and detector batteries as instructed, and were subsequently charged upwards of $140 to replace "bulbs and batteries." This company preys on their tenants. Do NOT under any circumstances rent with this company. They will take your deposit and charge you with catch-all fees and services. If you do get stuck in one of their properties, document everything. Pictures with timestamps of every little thing when you move in, and be prepared to contest their charges, because they will charge you.

My experience was horrible with this rental agency! They are rude and unprofessional! When it was time to move out of the apartment we were renting they were trying to charge us for items that were never present in the house! Also, we couldn't speak to anyone at the office about issues or concerns with the property without being spoken rudely to or hung up on.. It was a hassle and very unpleasant experience to say the least.

With both our move-outs, they always returned our deposits to us in a reasonable amount of time, even when we left the state. I contacted Above & Beyond for a vacation rental for some family last Summer and I was very pleased with their willingness to go the extra mile to make sure my family found the right rental. They answered all my questions and even gave me a few suggestions then directed me to their website to search potential properties and found one that looked like it would work perfectly. When my family got to town everything worked out great and they loved their vacation rental. I would definitely recommend using Above & Beyond!

I have rented from Above and Beyond numerous times throughout the time I have lived in Bozeman and I would not go anywhere else to rent. I think people need to be less critical and realize that often times people need to treat others with respect and you will get respect in return. Also, when you move out of a house, you should leave it like you find it! Treat peoples homes with respect, like it were your own and you will have no issues. Above and Beyond staff has always been prompt, friendly and above all, honest in all their dealings with me and my family. I would highly recommend them without a doubt whether as a tenant or as owner. If I owned a home and needed to rent it, they would be my first call! They work hard, there is nothing easy about the job. Babysitting adults is the toughest part of their position...I know all too well as I used to do that line of work in another state and I know how tough it can be.

I spent two months in a summer vacation rental managed by this company. I enjoyed working at MSU and will return to Bozeman but will avoid properties managed by this company. I was charged for several damages that we did not cause. There was a hole in the wall covered by a picture--they charged us $200 for this pre-existing damage. They also claimed that a bed needed repair--it was already in poor condition when we arrived but not so bad that we couldn't use it. Cleaning fees were also excessive. We had an absolutely miserable experience with Above and Beyond. From day one when we went to move in and all the owners belongings were left in the garage when we were told they would be moved to his storage unit. To the very end three years later when they charged ridiculous fees as to not give back a security deposit. $51.75 to replace a battery in a smoke detector that was not beeping at time of walk through! $200 cleaning fee when the house was left immaculate AND ten times cleaner than the mess we moved into! $69 fee for dog poop removal that we missed under snow. The manager, Brittany is pretty much evil and i hope you make the right decision to NEVER do business with them!

I am not kidding when I say that this company is as unprofessional as it gets. They will never respond to your emails, and it is difficult for them to answer a phone call during regular business hours. I was foolish and read the other reviews after I applied for a house, and the google reviews were right. I would avoid any business with this company at all costs. We asked if there had been any applications submitted for a house, and they said there had not been any submitted so we decided to submit our applications along with their ridiculously overpriced application fee. They either lied to us on their application implying that the applications will be processed first come first serve, or they lied to us saying there hadn’t been any other applications submitted. We also didn’t receive anything from them letting us know that they had rented out the property to someone else, we had to find out by noticing the property was off their website. Don’t be foolish like I was, avoid this company and save yourself money and hassle.

This review is an inside look into the company as I worked for them up until today that is. I first want to say is the crew they have in the office is top notch and have such a high standard that after working for them I don't know if I could ever trust other rental companies. I reached for the high standard the rest of them achieve every day but it was just out of reach for me. I must confess that the fault of being let go was my own and no one else. Working for this company has taught me a lot and I am very grateful for the time I have spent with the owners and the great team they have in the office. I have no hard feelings toward this company or anyone who works there, all of them have been good to me and never made me feel in a negative way at any time. Anyone who wants to rent a property or have a property rented out or if you are looking for a job with a great team I cannot recommend them enough. Let me start out by saying that our vacation home was absolutely beautiful. I just wish our experience with Above and Beyond was the same. Unfortunately this company was terrible to work with. If by chance they did actually answer their phone during regular business hours they generally did not know the answers to my questions. The vacation rental gal does not actually work in the office so I would have to wait for a call back. I had to call multiple times to reach anyone and voicemails and emails would go unanswered or take days to respond. It has been over a month and I have still not received the deposit back which is stated in their contract to be returned within 10 days. Very unprofessional and I would not recommend this company.

I'm writing this review with sadness. After numerous calls and emails, I still am unable to get anyone to return communication back to me. After hopping online to see if there may be another number, I noticed how many reviews this company had and that the most recent review was by the owner posing as a tennant. It seems this company is more interested in defending themselves then they are righting their wrongs. It's unfortunate too, as this company manages beautiful properties and used to be one of the best in Bozeman. The owner needs to take a crash course in public relations and stop defending their actions, start working on how to make themselves a better company. Will revise review once I am contacted by a business employee.
