This was my second visit this year and it felt like seeing it for the first time again. It was 97 degrees outside but the owners and staff were so accommodating in anyway they could from checking on us, making sure everyone had water and warning us beforehand to come hydrated and ready. The Historical tour was amazing, entertaining, emotional and full of history and paranormal stories. Owner Tina as always was a delight, both tour guides were very knowledgeable and entertaining . We had Dale as a guide this time and I personally have to thank him for making this a great experience!

We went on the 10 pm tour. It was informative and interesting, and there was a lot of stories about paranormal investigations, paranormal activities during other tours, murder, debunking some of the stories on the internet, etc. Because it was a nighttime tour, they tell you it is going to be done in the dark (i.e., no flashlights, no cellphones, etc.); the blackout lasted maybe 5 minutes. We went “dark” several times during the tour as we tried to observe paranormal phenomena (to no avail), but there are string lights in the stairwells, exit lights on several floors, and the tour guide used the flashlight very liberally. We also were told no flash photography, but that restriction was also waived that a few times. You are directed to the gift shop / staging area when you first arrive. If you think you might want souvenirs, be prepared to carry them with you, because you won’t have a chance to go back to the gift shop after the tour. The staging area is a bit like a lot of tourist traps you might see if you travel a bit. The August evening tour was warm, but not unbearable. And worth the price of admission if you’re a believer or going to support someone who is a believer. For someone who just wants to get a look around and do the tour, I believe a daylight tour would be better because you would be able to see more even though it would be warmer... Getting there was probably the scariest (frustrating) part of the experience. I was driving, but didn’t check the route or the website before leaving the house. One maps app was completely wrong, another dropped guidance after making the turn to the facility. Follow the road that looks like you shouldn’t, it will take you there. It is also very dark so read the tickets or visit the web site before you go. Parking is directed on site and there are people at the facility to get you where you need to be.

Came here once in the very early 2000's, probably 2001. Halloween Haunted House was pretty damn cool. I would definitely recommend this place on Halloween if you're into that kinda thing. I'm sure you are if your reading this review. Lots of interesting history here.

What a fantastic experience! We did the 2 hour tour and the 6 hour investigation the following night and I am so glad we scheduled it that way. Chelsea was our guide both nights and she was great! The passion and respect she has for Waverly Hills history and the "residents" showed through every thing she did. The first night we heard whistling and saw shadows as a group. The 2nd night we had our own experiences which was amazing. The whole thing was absolutely worth the price, which by the way, is used to renovate some areas of the building that is falling down so it continues to be safe for guests. If you are only into the historic aspect the history tour would be awesome as well. As Chelsea would say "toodles".

I didn't want to go but my friends invited me. I don't like horror, ghosts are scary, I was horrified the entire time and i didn't even see any shadows like people around me said they saw. Regardless It was a cool building and a fun experience.

This is the 3rd time I have been and the 2nd time my kids and wife came along. It was awesome. Chelsea Was our guide this time and she has been the best guide I have had yet. She was knowledgeable and funny which made the experience fun. Can’t wait to come back next year and have more experiences. The staff here is highly knowledgeable about the history of Waverly Hills. My fiancee and I did a night tour of the grounds, and while it was informative, we did leave disappointed. However, the disappointment did not come from the Sanatorium, nor did it come from the staff. I believe this place to be a microcosm of America, weighed down by obesity. When the website warns you there are stairs to climb, you know there's something wrong. In total, there were five flights of stairs we climbed, and no, they were not consecutive. The first part of the tour featured the "body chute," an underground tunnel where the recently deceased were discreetly removed from the premises without worrying the other patients. This body chute could have been one of the main features of the facility, however, we were not allowed to walk all the way down due to the amount of stairs involved.(we walked about a third of the way down - a total of about 25 steps). Following that, we climbed one flight of stairs at a time, with ample time to recover from the extreme cardio workout of one set of stairs. We visited creepy floor by creepy floor, full of relevant information from the tour guide. I give this place three stars for catering to the horrendously out of shape clientele that visit. Were this place in Europe, we wouldn't be warned that we need to climb stairs. Shameful that this is the case here.

I drove down from Iowa for the overnight tour and was NOT disappointed! Our guide was very informative and the group size was nice for exploring and not constantly running into each other throughout the event. If you have any desire to visit Waverly Hills I highly recommend doing so!

This place is fantastic, and we had so many amazing experiences, that included seeing entities on all of the floors, to seeing and hearing "Sadie", the white shepherd, on the 3rd floor. Our tour guide Chelsea was great and she was so eager to hear about our encounters. This was the 3rd time my family and I visited, and I know it will be a yearly tradition from now on.

Our night was a relatively quiet one, there were some bumps in the night, some batteries that died, some thunder and lightning...the spirits must have been resting peacefully. Waverly Hills has always been a perfect setting for their annual haunted house tours. I want to return for a visit to the actual building without all the effects, but the haunted house is always very well done. As others have pointed out the ride up the hill will take you two or more hours as they stay extraordinarily crowded and parking is limited. On our last trip, it took us 2:20 to get to the parking area from the time we pulled off of Dixie Highway. Once you do park, we have done the regular line and the VIP, but both lines will take you at least another hour. Once you get into the bleacher area, they provide entertainment which is very well done using a lot of digital media. Bleacher sections are called by zone to begin the tour. The tours are done very well and organized well. Once you get inside you, forget how many people are a part of your group, and it feels like you are part of a much smaller group. While they do an excellent job in organizing the large volume of people and getting your through once you are inside, they do stop you, and you have to wait for the group in front of you to exit each room versus just a continual walking tour. The tour ends in the gift shop, and they take pictures to commemorate your venture. Definitely worth the money and wait, go with friends and enjoy the adventure.

Just finished A 6 hour tour of Waverly and it was AMAZING!!!! Staff were great, knowledgeable and added to the experience with there stories. If your on the fence about going don't deny yourself one of the greatest, scariest places in the country. Definitely going again

First off Could not wait to visit!! Heard so much about this place as far as paranormal activity. Took a day tour only due to timing of being in town. Our tour guide was very detailed and such a fascinating place to see. To see how back in 1926 how state of the art a place could be was amazing. During the day the energy was very even keel and loving. Some spots you felt differently..but great tour to take and so worth the money!

I went to the 2 hour ghost hunt, my experience there was crazy, actually seen shadows during the tour. I want to do an overnight stay with some friends next time if I ever go. If you don’t believe in the supernatural you will see things here. The tour guides were great people! We went to all the hot spots. Tons of people but they split you in to 2 groups. They walk you through the floors you are going to be on before they let you wounder by yourself. The staff was friendly and informative. The history behind TB is truly heartbreaking and you definitely carry that weight when you're walking around.

Our paranormal teams booked an overnight investigation along with a stay-over in the new bunkhouse. Waverly Hills, even on a slow night, never fails to deliver. This was our first night in the bunkhouse after the investigation. What a fun experience THAT was! It was like a big slumber party. Tina and Charlie (AKA Ralph) have lovingly created a wonderful way to extend the experience.The new facilities are uniquely awesome! Though we were all too tired to stay up and investigate there in the bunkhouse, we truly enjoyed ourselves and enjoyed seeing where the body chute ends. Even more so, we enjoyed the natural beauty in seeing that part of the grounds. The deer were all around us, including some adorable fawns! Do yourselves a favor, pay the extra $$ to stay in the bunkhouse!

Our tour guide Chelsea, had the best attitude for a tour guide for Waverly Hills. She's funny but also respectful of the paranormal realm. Just finished an private 8 hour overnight investigation! This is the second time I’ve come; Waverly Hills has an undeniable presence to it and it wants to tell its story. Ernie, our guide, was incredible too. He hung out with our group and truly guided us to have the best experience, let us use his flashlight when ours stopped working, and kept us entertained with his stories, jokes, and obvious relationship with some of the spirits. What an experience. We’ll definitely be back for more next year!

I thought the building was awesome. Tour was very good, just too many people. We spent more time getting people together than we did touring the hospital. Our guide was Chelsea, she was very entertaining. My only complaint was we spent more time talking than exploring. There were way to many people in the building. I understand they are trying to make a profit, but it ruins the suspense with that many people. Think about a Mammoth Cave tour. I think everyone outside the tour operators need to work on their hospitality skills.Not a bad place, just could be so much better. We still had a good time, just a little disappointed.

Well Worth the $25! I’d suggest doing the 10-12 two hour tour as the 8-10p is much too light outside. Our tour guide was Chelsea, she was great! Knew a lot of history and told some personal stories as well as shared some pics and videos along the tour. You must be prepared for 4+ flights of stairs using just cell phone light. I personally think this should be a tour for people who are serious about hearing the history facts about the building and potentially hearing or seeing something, doesn’t mean you have to be a ‘believer!’ Just be open to the ideas!! ALSO, PSA...Leave your moody, uninterested teens at home!!! The ones on our tour were giggling, goofing off and rather obnoxious. The group was a bit larger than I’d want, 19 I think we had. It would be perfect with 10-12, not sure why they don’t stagger more tours as the building is large enough? Still worth it and I’ll go again for a later tour and maybe an overnight!

I've been here 9 times in the last 10 years. That should tell you how awesome this place has been for us. Hard to predict where and when you will get interaction, but that's half the fun! Tina and Charlie are doing a phenomenal job with preservation and nurturing the site into a multi-use facility. Love them so much! Ernie, our guide, was the perfect host for the night. Very good experience. 10pm tour and building was dark and creepy. Wish I had taken a good camera for low light with me, though. Cell phone pics with no flash show nothing, no matter how much I brighten the images. Or maybe there is something there, but, the spirits don't want me to see it! Now, that's scary!

AMAZING!! I loved it and I now have a forever connection with it. If you are really serious about seeing or experiencing the spirits, relax your mind. Relax your brain. Be open to everything. I saw them. I talked to them. And, yes, they be in your car when you leave. They just want a ride. They'll leave after a bit. If you're not truely serious, go during the Halloween tours. If you are visiting Louisville and you love the paranormal, do not miss your opportunity to visit Waverly! I recommend booking a group tour in advance, rather than going to the haunted house around Halloween. You can book a 2-3 hour tour or an overnight tour. The tours book out, as they are only available during certain times of the year so plan ahead. There is a lot of walking so be sure to wear comfortable shoes and layers. Even if you do not see anything paranormal, learning about the dark history of the property and building is extremely interesting. Do not skip out on walking down the body chute!

Cool place but they put HEAVY restrictions on trying to capture evidence during their day ghost tours. They want you to purchase the much more expensive ghost hunt time blocks at night. Problem is for out of towers this might not be an option if just passing through.

This place is some next level stuff. I literally held hands with a ghost in a closet by my self and it called my name. Then later in the tour they kept calling my name and only talking to me. I used to not believe in ghosts, but after this on top of all the shadows and everything I saw and heard, i definitely believe now. Worth every cent.

Ok. So first of all, I love Waverly Hills. I have been on numerous tours and I know all about the hauntings and history of this historic landmark. I was so excited to finally get to attend the haunted house this year. I went this past weekend and I have to say, I am so disappointed. I live for all things scary and Halloween/ghost related and I honestly hate that I didnt enjoy the haunted house because i love Waverly so much. There were a lot of things that played a factor in why I didnt enjoy it a whole lot, but I think the main reason being that they were sending groups of 20 in together. As someone who has acted in haunted house before, in my opinion, that is just far too many people to group together. It ruined my experience and kind of diluted the fear factor. We kept catching up to the other group ahead of us which was also super disappointing because it would catch the actors off guard when we would come around the corner because they were still trying to frighten the previous group. There was not a whole lot of jump scares going around the corner and there were only a few actors in there that I felt really gave it their all. Many of the rooms didnt have anyone in it all. Just a bunch of stage props. Like I said, I love waverly. I just wish I would have enjoyed myself more. I did like how before entering, they had you sit down while they gave you a brief history of the building. I really appreciate everything that the owner is doing to restore and preserve waverly so I will still continue to support this historic landmark like I have since I was a child. I just wanted to provide some constructive criticism and feedback regarding the haunted house.

Nice to learn the history and "theories" of treatments in the stater of art facility. Was cool walking the halls, rooms, stairs, not real scary other than a few times not being able to see a foot or two in front of you. The little side- talks of viewing pictures from past guests, we're nice a but cut into the time frame. Had a great guide and another investigator the helped us and told us what and how to look for things. Nice trip for the price, but I think the overnight deal would be interesting to be set up with the professionals who have all the equipment they have on the shows.

I love this place! Tomorrow night will be my ninth overnight, usually it is just my husband ,sister,father in law and myself but this time we are taking a group of 12! The history of Waverly is fascinating and the building is creepy, unfortunately you will encounter folks who make your experience alittle frustrating with the flashlights and talking all night but this is a public tour so you can’t always get a good group. I highly recommend Waverly to anyone wanting a little creepy R&R.

Chelsea was phenomenal! I have always been super geeked about paranormal stuff, having a few prior experiences myself. Chelsea was very fun to talk to and she definitely enjoys her job! I already have plans to come back for an over night tour and can not wait! While it was earlier in the night that we came (8-10) it was relatively active. The spirit box session was cool! The whole fourth floor had a seriously creepy vibe to it! I should have said something but didn’t. But as we were leaving the fourth floor I could have sworn I saw a huge full body apparition just standing in the middle of a large room by the stairs. Just standing there. Kinda creeped me out. I was touched and my hair I think was slightly pulled at one point too. Truly a WONDERFUL experience! I think I got a picture of a figure as well! Thanks again Chelsea!

Chelsea was a fantastic and fun tour guide. We choose the paranormal tour and her love and respect of the place was quite palpable. If ghosts aren't your thing I'm told there are also historical tours. In any case that building is beautiful and well loved. It was created to be a place of healing or comfort for those afflicted with our dying of TB. My friends and I were so impressed we're likely to do an overnight. Keep up the good work!!

I've been wanting to visit Waverly Hills for years, so when I got rhe opportunity I took it. Our tour guide Chelsea was fun and informative. I would recommend this location to one's that love history, enjoy seeing the interior of an old building and exited to experience paranormal activity!!! I plan on returning again :)

It was definitely a cool experience,we liked the guided tour, we are interested in coming back for an investigation experience. There is definitely areas for improvement ( large tour groups ) , cant wait to come back tho.

Had a great time at Waverly Hills on the overnight private investigation Tuesday night! The body chute was the best part and Ernie our tour guide was excellent and very informative. The bunkhouse is nice, but you might want to bring a little extra padding. Can’t wait to go again!

Waverly Hills is definitely a special place! We did the 6 hour overnight in 2018 and now again in 2019. We will also be doing the 2 hour guided tour and the 2 hour historical tour. My husband and I seem to be drawn to Waverly. Tina is so welcoming and I really enjoyed talking with her and giving her some pictures from last year. Chelsea was our tour guide this year and she is amazing!! She gives it her all and that is so appreciated! Tony was our tour guide last year and he is also amazing! I loved the building! The stories about the history of the building and former residents' untimely and unfortunate deaths were very interesting. I would have liked to have heard more of the same. The ghost stories seemed theatrical and boring.

This place was amazing! Although our team didnt get much for evidence during our investigation; just to be given the opportunity to walk the halls of where the patients used to hang out, sleep, receive "sun treatments", etc was awesome. The owners have done an amazing job with the place.

Forgot the girls name that was our guide but she was amazing, I went today for the two hour 8-10 pm tour and in those two hours we saw a black figure move in the door way, I had felt a hand touch the back of my neck, and a freezing cold swift of air that went through me when all windows were shut and no air conditioning. The lady had told us from the beginning since there were no air conditioners that it would be humid and hot and so it was. I looked for anything that would let cold air in but I didn’t see anywhere that it could have came from. Our tour guide was amazing and this has certainly been my most favorite place to come for a ghost tour, I have been to many but this was a night to remember. I have my own EMF recorder and it spiked the entire time. Definitely recommend others to come to this sanitarium!

Third time visiting Waverly Hills and it still blows my mind. Each time I've had great tour guides, but none blew me away like my tour guide for 08/14/19! I had Ernie and he was super cool and filled with information and love for the building. Each story about the building was extremely informative, interesting, and mind boggling. Such an amazing experience each time! Had an awesome time ghost hunting and seeing some wild things on the private overnight tour.

We just took a tour for the first and definitely not last time. The staff was amazing, the history and details were so involved. Even doing a daytime tour you could feel... something in the air. It's understandable why this is considered the most haunted place in America. The staff in particular made our experience. In case they read these reviews... thank you from my husband, I, and our service pup Bree. We made it home to VA and he's just about recovered from his medical ordeal.

This was my first time visiting Waverly. Unfortunately it was a horrible experience. Chelsea our tour guide was way over the top on trying to convince people that she was best friends with the spirits and really tried to be entertaining us with her jokes. She was not. No one laughed. We first started out in the death tunnel which was pitch black. Literally people pushing and bumping into each other saying sorry over and over. Since I couldn't see anything it was NOT fun. How can you experience something when you can't even see the floor. We then proceeded to other parts of the building. We couldn't use our phones for light and could only use flashlights in the stairway. I literally spent most of my time trying not to trip or bump into anything. The "bad cop" tour guide whose name I didn't get was rude and honestly had some serious body odor. When we got to the third floor we finally got a reprieve from the darkness because of the windows. Then we were plunged back into darkness again making it very frustrating. Chelsea would say did you see that. I'm thinking see what? I can't even see 5 inches in front of my face much less a possible shadow figure. She made a point of taking us into a new room that was renovated for conventions. I thought it was another huge waste of time. The only cool thing about it was the three coffins. Throughout the whole tour we could use the flash on our camera's a whopping total of three times because it was prohibited everywhere else. We started the tour at about 8:10 and we walked out of the building at 9:50. That, in my calculation was NOT a two hour tour. It was a huge waste of $25.00 and my time.

Great fun tour with Chelsea, who made it personal and informative. It was sorta what we expected, but more history of the place, which we liked. Chelsea kept us entertained for sure. Suggestion: you would sell a lot more merch if you let folks come back to the laundry room AFTER the tour! Seems like easy enough logistics to work out. Thanks for a great tour Chelsea; we hope to come back.

The staff was very informative and did a great job answering questions and making suggestions without being intrusive in our investigation. We did a private investigation with a group of 20 and I cannot wait to do it all over again next year. A huge shout of appreciation to what Tina and her staff are doing to keep this piece of history open and alive.
