I ordered the Breakfast Grilled Crack and it was incredible. It’s basically like a grilled cheese with lots of bacon and an egg and I would classify it as one of the best breakfast sandwiches I’ve ever had. I had no expectations going into this but loved it. My boyfriend got the fancy and he loved it, however, it wasn’t my favorite because I’m not a huge avocado fan and the bread was not toasted super well.

sultanh als

The fancy Sandwich is super super super yummy! Great service, friendly staffs! Thank you guys!

Bob Whitehead

Located on the corner of two picturesque streets just off Charles St. South, excellent take away (very limited space inside!) 'breakfast' sandwiches.. try the 'Fancy', you won't be disappointed!

Felix Chui

Jaw-dropping. This place is one of the best breakfast places out there. I got a "Fancy" which left me wanting more (despite being full already). There are almost no seats so they recommend you enjoy their food at a nearby park - which made it all the better.

Great sandwiches and cool area that it's based in. Nice thing to splurge on after a morning workout. I would say though that it would help to get a bigger place. It's quite crowded in an area really fit for 3 people when there are 10+. Sometimes the employees are a bit prickly as well. Overall, great food but there's some room for improvement on the service end. I also find it characteristic (unfortunately) that after my review, the response from Mike and Patty's is to patronize my comments about needing a bigger place. I understand Boston real estate is pricy, but perhaps below is what i'm speaking to regarding the prickly attitude from employees. Again, great sandwiches and food in general ! However, there's something missing in the customer experience department.

Xiomara Portuguez.

Very cozy spot and the food was so good. The guys in the kitchen and the cashier were so nice. It's a must visit!

James Strong

Great food but small place with only 4 seats

Nick Marti

Excellent counter service spot with delicious sandwiches and great coffee.

Derek Reaves

Great breakfast sandwiches. Don't expect a full restaurant or a place to sit down. The place is tiny but we knew that going so I gave it 5 stars because my breakfast sandwich was great. I got the fancy which was a little different than a typical sandwich and was very good

I am writing this review for my visit on 10/8/17. I have been wanted to try Mike & Patty's breakfast for so long, so when a couple of friends wanted to try a new place, they let me pick this place. WE COULD NOT HAVE BEEN HAPPIER! We all ended up ordering the Breakfast Grilled Crack and let me tell you, the name is extremely appropriate. The sourdough was well toasted, the cheese was perfectly melted, and the bacon remained crisp under the fried egg. We all wish we ordered another one (even though we were full after one). This restaurant is worth going out of your way for, as you cannot get better sandwiches elsewhere. I would recommend ordering online or calling ahead, as the line can be quite long on the weekends. Also, seating is very limited so I would not recommend a big group show up together, unless you all are eating outside. I wish I lived closer so that I could get their sandwiches more often.

Salem Alameri

They didn't care when I ordered vegetarian meal. I found bacon in my sandwich. If they can't make a vegetarian sandwich then why it is still in their menu.

Devin LaPlume

One of the best breakfast sandwiches I've had.

Marbelly Davila

A hidden Jewel!!! Excellent breakfast! Several options to choose from!

Matthew Albert

Take time out of your morning to get to Mike & Patty's. The Breakfast Crack sandwich is the best thing on any bread, sliced or otherwise. It is a tiny little closet of a place though, so plan on taking your sandwich and sitting on a bench or park nearby. Cannot recommend going here enough.

Nereida Lopes

Young employee rude and don't know how to treat customers

Nambians

Great breakfast sandwiches

Jennifer T

This place is super tiny and gets really busy, but the breakfast sandwiches are amazing. The bacon is also on point

Sean

Popular for a reason!

Brian White

Very popular breakfast sandwich shop with incredible food. Only issue is the location and space. Mike & Patty, if you're listening.. your customers would love it if you moved to a bigger location with street parking. The sheer volume of customers packed into your tiny shop is causing chaos and botched orders.

Jessica Hasenplaugh

Amazing samm-iches

Michael Hall

Small shop. Big flavor with delicious sandwiches. Also the neighborhood is quite quaint and worth a stroll.

Andrew Rosenthaler

The fancy is a must have breakfast sandwich while in Boston.

Benjamin

I made an order in the shop, but it was mistakenly entered as a phone order. This means my food sat on a shelf for 30 minutes waiting to be picked up, since you have to walk in and specifically ask for your order if you made it over the phone. Meanwhile I stood around and watched a dozen or so people receive their orders. I would have appreciated if someone noticed I'd been waiting for quite some time and double-checked if my order was ready. Otherwise, the service was friendly and the food was good (but it'd have been better if it were hot).

Drew West

The Baller was delicious. Love the small shop in a quiet neighborhood. There's a park nearby to sit and eat.

Ayumi Fielden

Soooooooo good! My favorite breakfast place in Boston! English muffins are on point. My husband regretted he only got one orange juice! Everything is made fresh and to order. Tiny little place but gets orders out real fast. Give this place a try!

Sasha Detti

This place is absolutely amazing. If you’re looking for something with a bit more thought than you’re run of the mill breakfast sandwich, this place will be the perfect choice. The place is the size of a closet, but don’t fret, you can either sit on a stool around the block or walk a lil and sit down at the park nearby. My husband went there on our first morning in Boston and we got one each and shared. I got the fancy: 2 eggs, avocado, red onion, and cheddar on multigrain bread. It was our favorite. The avocado and onion added both creaminess and a slight crunch as well as a good “spice” from the onion. That multigrain bread from Iggy’s bakery was phenomenal. We also got a Crack sandwich - that comes with a eggs, 2x bacon, American, cheddar, Swiss, and gruyere on a buttered sourdough: delicious and 100% addictive, but that avocado and onion in the fancy was just love at first bite ❤️ They also have vegetarian and vegan options as well as some limited availability ones (when we went they also had one with iberico bacon

Aaron Orchard

Great spot to grab a quick breakfast sandwich on the weekends. It’s a very small place with about 4 seats so just know that before you come, and plan to get it to go.

David Rico

Amazing place for breakfast! Really good breakfast sandwhiches that are giant and delicious! Try the grilled crack, you'll thank me later. The only downside is that it's a tiny place so no real seating. Most people get their order and just sit on the street and eat but it's such a nice area that even that is not so bad.

Jamie Potvin

Was an amazing experience. We ended-up going here for breakfast every morning it was that fantastic

Faybio

Perfectly crafted breakfast sandwiches. Real bacon, eggs, and cheese sandwiches cooked to order, served on a buttered English muffin. So simple, and delicious. Fresh squeezed OJ on hand as well. Love this place.

Hani Alsafadi

Got the breakfast torta. Was great. I enjoyed it a lot

Ammy

Great attractive location, looked clean and kept inside. I ordered the veggie sandwich. It was amazing, every bite was delicious. However, what they advertise on the takeout menu is a significantly larger looking sandwich. I got maybe less than half the size of what is pictured. That's misleading and false advertising if you don't say anything about the pictured sandwich having extras. Disappointed with the amount of food (one flat sandwich) for $9. That's a lot of money for just a sandwich. That aside, it's good, and we'd definitely drop by this place again.

andrew hinds

my favorite breakfast spot. their breakfast sandwiches are the best! i think ive tried every single one they have on the menu and i cant tell which one i like best.

Dan Stumborg

Super delicious little corner cafe. Lots of curb space to eat and chat! Food was amazing.

Shaked Kafzan

No place to stay... No bagles...

Helen7178 Holmes

Polite and friendly staff. Food fresh and delicious. We walked past it at first as it is so tiny. Highly recommend.

Maggie M

Amazing no frills breakfast place. Grab an egg sandwich and eat it on a local curb or take it to the public gardens to eat on a park bench. We loved it so much we went back two days in a row!

Arjun Naik

Good but overhyped. A little On The expensive side. A one time place as I felt it was not worth the money. Small place and you definitely don’t want to and can’t eat inside. I had the grapefruit juice along with my sandwich and it had a bad aftertaste. It is quite famous it seems and has a horde of people waiting in line but after eating here I would definitely say not worth the wait.

Jane Marlowe

Delicious egg sandwiches served on homemade English muffin or Iggy’s bread.

Jose Pablo Escobedo

Nice, small and cozy. Good sandwiches and friendly crew

Carmen Cismas

Very fast service, great location and you get to enjoy it where you find it suitable.

Alex Pedicini

The best breakfast sandwich I’ve had in a really long time. Be prepared to wait while crammed into the tiny shop, but it is definitely worth it.

Philippe Lavoie

Best damn morning sandwich in town hands down. Everyting here is about the taste. There isn't much space (3-4 people max) but the service is fast and the food is heaven.

Will Harrell

I'm visiting from South Carolina. We had an awesome experience here at this quaint neighborhood eatery. Very friendly guys. The food was unbelievable. Best neighborhood food we've had so far.

Michael Anderson

Stumbled on this gem two years ago and have been back ever since when in town. The sandwiches are fresh made to order with natural local ingredients. The staff is very friendly and your order is out quickly. The perfect neighborhood eatery on the go.

Ed Peyregne

Got there right at opening (7:30). Friendly service and an amazing sandwich. Had the Breakfast Grilled Crack... It was one of the best breakfast sandwiches I've ever had.

Ben Shapiro

A sandwich shop unlike any others; I found it years ago when I was randomly in the area and have been a couple times since. Really nice staff, and unbelievably good sandwiches. Might have to file a class action lawsuit for the damage to my arteries later in my life, but boy it was worth it.

paul picken

fantastic local place, very good food & amazing coffee (both iced and hot). Staff was super friendly. only drawback is it is an extremely tiny place

Gaming Chronicles

The food is absolutely orgasmic. The breakfast crack sandwich is a must try!!! Great food for on the go and outstanding service.

Martin Lim

Ordered a Fancy sandwich to go and when I opened it found that the bacon and avocado were missing — but by then I was 15 minutes away so didn’t go back. Sandwich itself was good though.

Zhane Woods

While visiting Boston I came here for breakfast every morning and was never disappointed!

A Schip

Overall this place is good! They definitely care about their ingredients you can tell. Everything is always fresh good eggs and meats. Always cooked really well. My two downfalls here are the bread and the sandwich itself. Bread isn’t toasted which I know would take more time but it makes the sandwich feel undone. Along those same lines, if you ever go inside here you can see them cranking out the sandwiches. They’re busy so I get it! But often I get my sandwich and it’s falling apart and I need to reassemble because it wasn’t put together with care. They’re busy so it’s not a big deal but it is on the pricier side for a breakfast sandwich and I’d like to open my wrapped sandwich and not have eggs and cheese half smooshed on the wrapper half on the bread. Don’t expect to sit inside there is no room especially on weekends but it’s a great place to grab and go. You can order online which is an awesome feature so you don’t have to wait in line. They have fresh juices which I haven’t had but look good. Their cold brew is good but it comes out of the cooler with no ice which I am not a fan of but some people may like. I’ve given this place quite a few tries. The fancy is the best in my opinion. The torta is good but go bacon over chorizo. The grilled crack is really good as well. I have hot sauce on all of mine because I do feel like something is missing but they have an assortment of hot sauces with little to go containers that you can help yourself to which I think is a great feature. Excited to try one of their English muffins next which apparently they make in house.

Noelle Johnson

Cute cozy little place. Super close to our hotel. Food was good and employees were very friendly.

Isaac Brown

Always a lovely place to grab a quick bite in a serene neighborhood. Haven't been back in a while, but the veggie grilled cheese is still as good as I remember. You can't go wrong with whatever you pick. The only reason I don't go back more often is that I live on the other side of town.

Jesse Kakstys

Place is legit. Line moves quickly. Awesome bacon and English muffins

Eddie Yang

Good food. Take and go place. Small sittin place. I was expacting too much from google review.

katarina korec

I tried the fancy sandwich and it was fantastic. This is a small breakfast place, more of a carry out than a sit down. It's located in charming neighborhood.

Scythe TV

Amazing place highly reccomend.

Albania Valdez

Omg one of the best breakfast sandwiches

Tom B

Great breakfast sandwiches.

Chase

Always a must visit when I’m in town for a quick breakfast sandwich. The fancy is my go to!

Justin Whitmer

Came on a Monday at 9:30. 5 minutes wait, friendly staff, the coffee was good and the grilled crack was fantastic. I wish I’d ordered my eggs runny instead of fried.

Hassan Alrashdi

Best break fast I have ever had in my life, i tried two types of sandwiches and they both were great, I will be back for sure when I visited Boston again. Thanks mike and patty’s

Todd Streff

Best breakfast sandwiches we’ve ever had. It’s tight quarters to order and you’ll likely stand outside to wait for your order. It’s well worth all of that. Check out the huge stack of bacon the cook has waiting to go on the sandwiches. Recommend the Fancy.

Kelsey Hogue

Great breakfast place. Ordering online made pickup a breeze. The shop is tiny, and can be busy in the morning, so plan accordingly.

Michael Hodgson

Not much more to say than one of the best egg sandwiches in Boston. Really amazing and always service with a smile!

L&LG

I had the Fancy sandwich....AMAZING!!! Love this place!

Felicity Gardiner

Hands down, the best sandwich I’ve ever eaten- got the fancy- I’d get it 100 x over again

YMA PRINS

The best sandwiches in boston. Beware only 4 seats inside. But a must go to when in Boston for the best sandwich you'll ever have. Hands down.

Bethany Anglin

By far the BEST breakfast sandwich I have ever had. Quick and polite service. I'm definitely coming back when Im in the city.

Melanie Hoyes

One sandwich was enough to share. Get it as others suggested get it to go and find a park to eat in. Extremely limited seating and no standing space. Great spot for a quick breakfast sandwich

Sierra Rooney

It was a snowy day, so the line was short. The sandwich was made to order, with soft bread and fresh ingredients. There wasn't anything to set it apart from other sandwiches, however. Cute location and easy to find.

Ron Teed

These are the types of places I love to stumble across. Small, independent, simple menu, delicious food, and even better coffee. Highly recommend.

Stormer Santana

Mike & Patty's is a cool breakfast sandwich shop! The location is really small; literally big enough for 4 people to order. After ordering, you are asked to wait outside. Our wait took over 20 minutes.. The wait was worth it. The sandwich was great, albeit, small, especially for $10. There is no ice coffee available either, only canned cold brew.

Aneela

Mmm their sandwiches are top notch. I love the apple turkey sandwich. It's just the right amount of crunchy. The only downside is there are no sides of chips. That would make the meal complete.

Angie Adhami

The grilled cheese was delicious, one of the best I've tried! Would recommend

Thomas Tseng

careful you might drown in the cheese

Thomas Greer

This place is small so be prepared to potentially stand outside. The Bacon Grilled Crack is SOLiD. It is a bit pricey but everything in Boston is. Nice crew working behind the grill as well

Maria Tarrant

Worth standing in line for. I had the most incredible omelette ever. It was a bay shrimp with asparagus, mushrooms, shrimp and cheeses. They served it with sourdough bread! Yummy! The line is long but oh so worth it.

Kevin Rump

Delicious food, fast service! Food is over priced, but fresh and tasty

Evan Doughty

Best breakfast sandwich in America

Jessy Oviedo

Very very small place. Difficult to go with kids. Service was great and fast. I had a "fancy" it was really good. Orange juice was fresh.

Dan Potash

Limited menu but the McMuffin-like sandwich and smoked salmon were both very good. Don’t go with a lot of baggage, its tiny.

Danilo Maffei

Tiny, tiny store front in a nice residential neighborhood. I ordered The Fancy on recommendation from the girl behind the counter. Loved it!! Even though it is small inside there is a counter and stools where you can soak up the funky ambiance. I'm going back tomorrow!

Joe Occhipinti

You wanna talk about the breakfast sandwich of the year. This place has good reviews for a reason. The Fancy is worth the hype. Although you have to know the place is small and only seats like 4, so plan on eating on the go. Whether you are a Boston local or traveling through, then you have to stop here for breakfast atleast once.

Fanlikesub 3339

The best breakfast sandwich on earth

Collin Hiegel

Amazing food. Small place with only a few places to sit but very friendly and great service!

Andrew Gallant

I tried the Impossible Burger at Mike and Patty's, and I am utterly astonished at how amazingly good it was. I could tell that it wasn't real meat (due to the texture) but the flavor was better than beef. Easily one of the best burgers I've ever had.

Tammy Luong

One of the first places we visited in Boston and still one of our favorite places to go to now as a local. Amazing breakfast sandwiches made with quality ingredients & well crafted: egg yolk is cooked well, bacon isn’t too crispy etc. It is a small space, so don’t anticipate sitting down and eating; definitely grab and go.

Ninian Grant

Literally the only downside of this place is the price, however, that doesn't make this place any less amazing

Brenden Bourdeau

Best breakfast sandwiches around the Boston area.

John Frank

Don't let the bad reviews scare you away. These breakfast sandwiches rock! Prices are for real ingredients. If you want a fake egg and extruded croissant, go to Burger King.

Katie Faith

Came here last year and their breakfast was very good! I got a breakfast sandwich and a coffee both this year and last year. They are very good at getting long lines down fast, even for the small location they have. My one complaint this year was that my sandwich was a little burnt and I don't a hair in the sandwich :( last year though, and the rest of my group with me this year, all had a pretty good experience.

rishi lad

They don’t have sitting table But serving great sandwiches

Austin Graff

Mike & Patty's has 4.5 stars on Yelp for a reason. Here's why it's amazing: 1) Food: They specialize in breakfast sandwiches and you truly can't go wrong with any order. I got the classic with ham and it was grilled to perfection- the English muffin was buttered, the ham crispy, the egg oozey. It was amazing! 2) Space: It's a TINY corner shop with a few seats at the window. Because of that, most people get theirs to go. 3) Location: It's on a beautiful, historic block in Boston north of Shawmut. Once you finish your food, explore the area. If you love good food, go here!

Morgan Marchand

Delicious sandwiches! A very unassuming place (a 10x10’ area at the bottom of some apartments on a residential street) with virtually no seating. Friendly staff and super fresh sandwiches. You won’t regret going out of your way for this!

Vu Cap

We ordered 2 impossible burgers, one vegan, one regular, with a Fancy sandwich. The Fancy was awesome, but the impossible burgers were AMAZING!! They’re a bit more expensive than the rest of the items on the menu, but still much cheaper ($13) compared to impossible burgers at other places (average of $15/$16). And the bun was so crunchy unlike average artisan buns and it was so much bigger than other impossible burgers that I’ve had! Bonus that the vegan impossible burger has vegan cheese on it!

Mark Brown

Amazing place...I really enjoyed the Fancy. Staff was friendly and inviting

Amanda Goss

I walked in to this cozy little breakfast nook with my massive suitcase and they were so nice not giving me any grief about it, instead they wanted to be sure I had a good breakfast.

Jean-Philippe Tremblay

Really great place, a must if you like breakfast sandwich and you're in Boston

Brian Beckstrand

Expensive for a small sandwich with only meat and cheese. I would only get their breakfast sandwich. No sides. Not good for lunch.

S&B T

Love love love Mike and Patty's. Breakfast sandwiches are one of my favorite foods, and they are able to mix quality, flavor, and seasonal ingredients into their awesome recipes. The house mayo is not to be missed. For a tiny mom-and-pop operation, they are able to handle the volume very well, especially when the weather gets nice and tourists are abundant. It is well worth the wait, and ordering ahead online is a great option. The one drawback is that due to its location in a neighborhood (albeit in the heart of one of the fastest growing metropolitan areas in the country), the residents can get quite hostile at times. To avoid any disruptions in your delicious meal, my advice is to take a walk to any of the small local parks, or to the Boston Common for some unbeatable people watching.

D J

Hands down the best sandwich I’ve ever had.

Andrew Zoller

Excellent breakfast sandwiches. Small shop with home style breakfast sandwiches to go, coffee isn't bad either! Must stop!

Nick Blosser

Tiny little place off the beaten path with great breakfast sandwiches. Both the Fancy, and the Grilled Breakfast Crack were amazing. There isn't sitting space though so be prepared to take it on the go.

Paula D

Phantom Gourmet called it. The sandwiches are mind blowing! Got there right as it opened, in the rain and cold, and there was still a line. Quick wait, excellent customer service, and a breakfast sandwich that will haunt your culinary dreams.

Lin Cui

Very small spot that serves up delicious sandwiches. Can get extremely busy by its well worth the wait.

Rob T

Got the Bacon egg and cheese. You will wait a while for what it is. A 4 dollar sandwich they charge 9 dollars for. Mostly toast and cheese. Taste was bland.

Kin Leong Tan

Great place for breakfast. Worth the walk from my hotel at AC Hotel, Downtown Boston. Small and cozy place. Probably can accommodate 6 seats. Most ppl just take away.. I ordered Fancy- absolutely fanciest breakfast I had. Perfection- egg

Rosalyn russo

Soo if your new to the Boston area (like me) it'll be hard to find and you won't no where to park but it's so worth a try! I've eaten here a few times in just a couple of weeks because I just can't get enough. The breakfast grilled crack sandwich is a must!

Steve Blake

Excellent; great nook; great basic breakfast stuff

Warren Dunlop

Dear god. Top 3 sandwiches I’ve ever had. Guaranteed. Decently priced too, for the quality. Wow.

Quentin Bomgardner

Let me start by saying the food was pretty good, I liked my basic egg and cheese sandwich. The location is also cute as can be, and they have a nice local concept. Very nice job on all of that. But the customer experience is pretty terrible. We ordered online, and there were very unclear instructions to deal with the huge line in the street when we arrived. We got a text/notification after ordering saying more communication would come, but that never happened. After spending about 40 minutes getting to the register we were told the food wasn't ready, but then almost immediately it was found sitting bagged to the side. At this point it wasn't very fresh. Maybe it was just a shockingly busy day. But Mike and Patty's desperately needs a better system. Maybe just one more employee standing outside coordinating call in / online order retrievals, and in person ordering. There are probably many solutions that would end the confusion, and likely sell more fresh food to happy customers. It's obvious they have great business, and many regulars. But I don't think we would return unless something changed.

Diane Reynolds

Don't count calories, just enjoy an excellent breakfast sandwich. I ordered the Fancy & it was scrumptious. The bacon was so tasty & the eggs perfectly cooked; runny middle & none of that yucky white stuff. Place your order then wait outside & they'll call your name. Better yet, order by phone. Cute neighborhood but couldn't have found it from my hotel without Google maps.

Alex Ferdinand

Everyone needs to find a few staple bars/restaurants that really are exceptional to their preferences. I pride myself on putting in the legwork to find those places. Tacos - Dorado Taco Pizza - Picco Lunch & Smoothies - Pressed Cafe Cocktails - Backbar Beer - Lamplighter Breakfast Sandwiches - Mike & Patty's This is one of those places you HAVE to try, I've had most everything on the menu and haven't had a less than stellar sandwich yet (which is even more impressive when you know they rotate in new menu items often!). Even the cold brew coffee and fresh squeezed grapefruit juice is great. Check this place out and add it to your 'Boston must have' list, you won't regret it.

Avi Ben-Avraham

Don’t be mistaken by the size of this place. It’s a lovely place, the service is great and the sandwiches are delicious. I took the gluten free “breakfast fancy” in corn tortilla which is simply so tasty! Recommended!!!

Clement Yong

The sandwiches are really tasty and i enjoyed the Fancy sandwich that i had. Efficient crew and cosy little setup. However i didn't think it was too special and probably on par with other breakfast joints I've tried at the same price point. A sammie + coffee will set you back $12+. The whole buying process took about 20 minutes, but I saw other people pre-order online for a pickup. This probably makes more sense. So while the line didn't look that long, remember that they are also preparing for pickup orders. I probably wouldn't come back unless i was in the area already. Good breakfast nonetheless :)

Collin Anderson

Whenever I'm in Boston, I go out of my way to go here. This place has the best breakfast sandwich I've ever had. Everything is locally sourced and for a decent price. Just be aware, this restaurant is built into a very small corner. There are only 4 seats and the counter where you order.

grace dalessandro

We're looking for a nice place for a breakfast and this place had a high rating. What a disappointment! Menu seemed ok on the web but be warned that they serve ONLY sandwiches. It's a small hole-in-the-wall place with a few seats without table service. You order and pick up at the counter. There's coffee (no decaf) you serve yourself after paying and bottled drinks. They flipped the screen over for you to sign your check with an option for you to tip and though I tipped, I saw that most people do not - serve yourself service, makes sense. The reason I'm giving 1star is that it was the priciest skimpy greasy sandwich I've had. Sandwiches range somewhere between $11 and $13, add two drinks and the bill was little less than $40 for two. I finished my sandwich in few bites and my daughter ended up tossing quarter of her sandwich cause it was just too oily (one with veggies). Gave it a try, don't think will be going back. Surprised they it has such high rating.

Kelly Russell

Freshly made food is so much better than fast food! I've been wanting to come here for a long time and finally found my way there last week. To be clear, it is a very small location. There is not much seating and the weekend line has been known to be 30-40 people deep OUTSIDE! On a weekday morning I was in and out in about 10 ish mins. Regardless of your waiting location, it was well worth it and I WILL be back! I ordered one Breakfast Grilled Crack sandwich and a bacon egg and cheese on a homemade english muffin. They did NOT disappoint! They were devoured so fast that I forgot to take a picture. Better luck next time.. But dont take my word for it.. GO NOW!!!

Christiana

Great sandwiches! Had no idea how tiny or popular this place was. Would absolutely go back, but would make sure I go back on a day w nicer weather. There are six stools, which in theory should be adequate for a place of this size, however, a seat is purely luck of the draw, and no guarantee that you're going to sit next to whomever you came in with. (unless you make friends with the other patrons, of course) tldr:great sandwich, fast service, tiny, good coffee, will come back!

Kyle Dahl

Overall: If you're willing to wait, the sandwiches at Mike and Patty's are out of this world good. The good: First things first, both of the sandwiches that we got were incredible and were perfect fuel for the day. They had that "wow" factor that most other places don't. The Fancy was anything but; filled to the brim with avocado, bacon, egg, and cheese goodness. Hot, well-portioned, and tasted great, and the bacon had something special about it. The prices are also reasonable, especially considering the portion sizes of the sandwiches. The not-so-good: It gets packed, and there's not a lot of room to move. If you come during rush hour, expect to wait 15-20 before you even order, and then be ready to wait outside. Don't come here with more than 1-2 other people, otherwise you'll be waiting awhile and will have to take your food elsewhere anyway. Atmosphere: 8/10 Service: 8/10 Food: 10/10

VC Crispi

Small place ..great breakfast

Jake Alvarado

Great breakfast/ lunch place. Tiny area to order and eat, has a small counter and 4 stools so it's usually best to order ahead and take it to go.

Lilian Lin

Quality and delicious sandwich, juice is also great. A small spot in Boston that you shouldn’t miss!

Ana Rueda

Very cozy place with a few counter seats but sort of difficult to sit and eat given the small space and high traffic of customers. Very friendly and efficient staff. The food is worth the walk to wherever you have to go to eat it! Both of our sandwiches were absolutely delicious. The coffee was also impressive. We bought our food and walked to the Boston Public Garden to eat. Perfect brunch.

kinneyro 5

This place has the best breakfast sandwiches

Vince Altavilla

Great food, quick service. Can't ask for much more.

Ben Denos

Cheese, bacon, and grease. Delicious. It's tiny though. Seats for 4, standing room for...6 maybe. Don't let that deter you though. This was so good. Sandwiches are cut in half, so if you go with someone else and want to try a few things, plan to split em.

Michael Cote

Amazing breakfast sandwiches! Unless you plan on carry out, you might hold off when it’s raining outside. There’s only four stools and standing room for about 5 people.

Joaquin Alcerro

It's a must... Be aware that this place only have 4 seats so you probably order to go.

David Leibowitz

Why settle for a lame and expensive breakfast at a Copley Square hotel? Take a short walk and get something original fresh and delicious. All sandwiches are delicious and original. This hole in the wall is “wicked good”!!

Jason Smith

1/20/2018 Was so good ended up going twice on my trip to Boston. I was kind of unsure how this place was and wondered if it was all hype. Boy did it meet my expectations. 5 stars! Best breakfast in Boston hands down. The inside is extremely small there's about 4 or 5 stools. However the breakfast sandwich may be the best I've ever had. Go get the Fancy! This is coming from a person who isn't a big avocado fan

We got there a few minutes before it’s open. There were people waiting already. It turns out it open at 8 on Monday. The shop is very small, only a few seats available. We ordered our food takeout. The breakfast sandwiches were GOOD. Highly recommend.

Dan Adam

Develop a medium level hangover and head here for the 'fancy' sandwich. One of the best breakfasts I've ever had, great and fast service.

Zoé

The food was ok but no place to seat and they didn't give me the right change on purpose...

Sharon Saunders

Food was excellent, fast service. Friendly atmosphere.

Lura Lunkenheimer

Cool neighborhood breakfast spot. The food was delicious. There are only a handful of indoor seats, so this is really best considered as a To Go joint for breakfast. Everyone was friendly, the staff were hustling to fill orders and it was fun to hangout in the line outside for a bit.

Nicolette Cammalleri

So so so good. Such a great idea, quick and delish. These guys really know what they’re doing! Adding this to your regulars list is a must!

Nathan Johnson

Bomb breakfast sandwiches. Great price. Grab and go, not much room for sitting.

Raviv Katz

Best breakfast sandwiches in town. Great coffee too. Better to order ahead because of the long line that forms in brunch time

Megan Muller

The best sandwich I have had in a while :)

Sean Pinkham

The grilled crack is SO good. The fancy is also amazing. Gotta get the fresh orange or grapefruit juice to wash it down!

Sam Taylor

As people say it is definitely busy, and you can see why when you taste the food. Perfect breakfast/brunch fare. We all loved it a real find.

Michael L

Stopped by on vacation great food.

Nava Nakash

Amazing fresh sandwiches . Small place even tiny but has 5 highchairs over looking the beautiful street.

Laurie Cecil

The reviewer that gave this place 1 star does not like great food. He is fussy and needs pampering. The service here is fast and friendly. Made to order woth fresh ingedients. There are 4 seats if you want to eat there. I think most order ahead and take it to go. It is a superior breakfast sandwich. Worth every penny. Every time I'm in Boston I eat here. So delicious.

Ian Woodall

Rammed to the rafters but worth the squeeze and line to wait in, go check it out

Marc Souza

Great place if you're looking for a quite bite.

Ian Beaty

Great food. Had to eat it on a bus bench due to sq ft size constraints inside.

Craig Sullivan

The dankest eggys around. Very rich.

Joe Hutson

First thing: this place is TINY. Space for eight, MAYBE ten people max. However, the food comes out quick and is very good. Any of their breakfast sandwiches are great, and they have a decent drink selection for such a small place. You can see the kitchen and all of the food, so you can see them exactly prepare your food.

Susan Cain

Service was fast and friendly.

Kristina Henderson

There were four stools and probably enough space for a person or two to order.I got the Fancy - consisting of avocado, bacon, eggs (you can to choose how it's cooked!), red onions, cheddar, and mayo on multigrain bread. It was soooo good. I loved how warm and gooey the sandwich was - it was as perfect as a breakfast sandwich can get

Mark Reid

For the rest of my days I’ll be saying I’ve had the best breakfast sandwich of my life here.

Kyla Wells

Best breakfast sandwich in Boston! Love stopping here when I'm in town

Aine McCabe

Possibly the best sandwich I ever had. The orange juice is great too. There is only one table to sit at indoors (it's tiny) but there are lots of nice parks nearby.

Steve

Really expensive small breakfast sandwiches. It was basically a grilled cheese with some eggs and bacon. The sourdough bread was good. There is NO where to park and the inside is very very small. I called in my order for pickup and when I walked in, the person at the counter did not even acknowledge me and continued to bag other orders for a good 5-6 minutes without greeting me. If you work in customer service like myself, this is a huge turn off. Wouldn’t go back.
