Heatherman Homes and Frances have helped me and my family tremendously. We first started using her company in 2009 when we purchased our first home. We got orders and moved to Okinawa and had Heatherman Homes rent and manage our home. They have been great with communication especially when we were overseas. We have had several tenants in our home over the years and all the them have been great selections by Heatherman Homes. They have been thorough the whole time. I highly recommend them as realtors and property managers. They have become extended family. Great company and great people.

DO NOT RENT FROM HEATHERMAN HOMES!! My husband and I did not listen to the warnings of dealing with this company and as a result are having an awful time renting with them. Our family is military and we were only supposed to be here for a year. We decided to rent due to our short term order; however that has been extended and we're here longer than expected. Over the past year we have had 5 leaks (2 in the basement, 1 in the foyer, 2 in the kitchen), a mold issue in the basement and kitchen (which turned into a 3 month project), overloaded circuit panel, toilets that flood daily, not to mention the complete filth that the house was left in when we got the keys. We have had to fight with Frances every step of the way. Our home was in containment for 5 days due to the mold and Frances had the nerve to tell us that if we chose to stay in a hotel it would be on our dime. News flash! It's a healthcode violation and you cannot be in the home while it's being contained. After many nasty emails back and forth, many ignored phone calls, and a visit to Heatherman Homes we were finally able to get our rent deducted for the time the home was under construction. We had to send reminder emails EVERY SINGLE MONTH because Frances did not have our reduced amount on the bill pay site. Per our lease, it States that the homeowners are responsible for maintenance fees that are not of fault to the tenants. Exactly 1 day after our 3 month mold project was finished, the basement flooded again!! We called HH emergency # (Which is a joke bc it's Frances' # and she doesn't return phone calls) to which we were told that we'd be responsible for a $75 fee! This is not our home, we are NOT responsible for paying for someone to come out and assess the flood, and this is a repeat issue with the home. Frances ' response was, "I'm not going to debate this with you. I know what the lease says, I know what you're responsible for, and I know what the landlord is responsible for. Please remit payment immediately. You are in breach of contract if you fail to pay your obligations and may have legal remedy against you. I won't enter into further discussion with you in this matter. You may consider this a final demand for payment". According to the office manager, the $75 fee isn't due until November, it's 14 October! Not only have we paid this fee 3 times for floods in this home, our son was hospitalized during the reconstruction (We never sought payment for it), our electricity bill went up bc they had 3 industrial size dehimidifiers running for 2 weeks (trying to get the spray they used to clean the mold to dry) and we never asked for reimbursement of fees for that either. Needless to say, we now have a lawyer involved for small issues that could have been rectified by Frances, but weren't because (according to her) she doesn't "work for the tenant". It is in one's best interest to stay far away from this company. The reviews speak for themselves and the military families we've spoken to that also deal with Frances have nothing but paralleled nightmare stories to match ours! INEFFECTIVE, UNPROFESSIONAL, PISS POOR MANAGEMENT!!!

property managers are amazing! But I had the unfortunate property problem situation and had to speak with Mrs.Heatherman. She was so very rude! I didn't even call her. I guess, I made the mistake of not leaving a message as to the hot water heater leaking in the home I am renting and she called me back, via caller id. Im not sure I've ever been treated so badly, BC I waited to speak to an actual person instead of leaving a voicemail. She was so angry I didn't "follow protocol" by leaving a message. I didn't know I HAD TO LEAVE a message on the emergency line, versus speaking to someone. And she told me she was treating me as a "hostile tenant" soooo I guess they are lawyers now ,

I was silly enough to not read the reviews... my fault. Took three months to fix two of three bathrooms not working, three months to fix a shower which we were told would be fixed the day of move in. Charged us 275 when we held back 500 of rent so they would remember we had two bathrooms down (legal in VA) and now just told that they will enter our home without us, when they want even though we offered to set up an appointment at another time so we did not have to take off entire day! I currently have a garage door that will not open, a light which archs and is rusted after a major three floor leak unfixed, and a basement leak, unresolved!!! Renters beware. We are paying $2750 a month for this.....

I am a current tenant at one of the homes Heatherman Homes manages. I saw these bad reviews and wanted to add something nice since I've never had an issue with them. I have been renting for 2 years from them and have had nothing but a great experience with them. Any maintenance requests put in have always been responded and taken care of quickly and have been greatly appreciated. The ladies in the office are great too, very pleasant. We’ve just moved here in the past few months and rent from HH. We experienced a somewhat emergent issue last evening. Frances called us back within minutes of placing our call, she had professional services lined up and at our house first thing this morning. To add to this she contacted me again to check on how things were going and to make sure the service company was in contact with us. I can tell you right now- Frances is about her tenants 100%. Shes been nothing but polite and completely helpful. She is trying to make this as easy on us as possible. If you are looking for a realtor/property manager- I highly recommend Heatherman Homes.

I applied for one of their properties, but was denied due to credit and rental history. I was aware my credit wasn't the best, but was confused as to why I was denied for my rental history. I had my previous place for four years, never a payment late. I made several attempts via e-mail and by phone to dispute this matter and after several phone calls I spoke to two different ladies who kindly explained that "MAYBE" It was a mistake. Ms Frances contacted me about a week an half later stating the landlord reconsidered my application and that I was denied due to my credit score, but would have to pay a higher deposit. I declined, but still wanted to find out why I was denied due to my rental history. Today I reached out to Ms. Frances again via e-mail hoping to simply find out the answer to my question, but she seemed very agitated and RUDE writing back (No hello, good evening etc.) "You were approved but declined to move forward". I replied that initially your company sent me and e-mail stating I was denied due to credit and RENTAL HISTORY. She replied "Correct, You were approved". If this was a mistake how many other applicants have been denied due to mistakes? All my other encounters I had with other employees at this company were pleasant.

They were quick to get an excellent client into the property, and have a good network of handymen and contractors to handle maintenance jobs at reasonable prices. Their financial reports and online portal are easy to use, too. I interviewed several management companies to handle my property, but found that Frances is really nice and easy to work with.

My wife and I applied through the company website for a rental property in Manassas. After more than a week of not hearing anything our real estate agent called to check on our application status. The staff was quite rude to him and acted as if he were bothering them when he called to check our application status. After noticing the property had been removed from thier website I called and was told our application was "being processed" and a removal of the property was normal. More than 3 days later we still had not heard back. In spite of continued attempts to reach out for additional information we continued to wait as our moving date came closer and closer. Finally our real estate agent received an email saying they went with another applicant. We were shocked! They charged us a $50 processing fee per application but never even checked our credit or reached out to previous landlords. Nor were we ever informed other applicants were being considered. This company acted very unprofessionally and we are now grateful we did not rent through them. This is no way to run a business. Potential renters beware UPDATE: Spoke to current landlord and s/he affirms no one ever called her/him.

Heatherman Homes LLC currently manages one of my rental properties in Fredericksburg and i cannot say enough about these people. Had it not been for them and their prompt service in getting a qualified professional to my rental a slight leak would have become a full on flood. If you are on the market for a dependable company to manage your properties than look no further than these lovely group of ladies.

We hired Heatherman Homes because we had a tenant (Marine Corps Officer) living in our home and he just kept bombarding us with treats, reporting false maintenance and was very difficult towards us. He flooded the bathroom and then didn't want to pay for the damages. So we hired Heatherman Homes because it became too much for us to handle. He started by harassing them also and really gave them a bad time. Thankfully they were able to hold the tenant to the lease and took the huge burden off our shoulders. We are so relieved that we hired Heatherman Homes.

Strongly do not recommend Heatherman Homes as a rental or management company. Although I may be bias, I feel my family is as good as renters come. In fact, we even own and manage two of our own rental properties. Heatherman Homes was difficult to work with the entire time and since moving on, we have heard nothing but bad things from others who have worked with them as well. Some of the employees are very nice, but, their decisions are over ruled by the owner, Frances. We had multiple bad experiences with them, but, the best example is a service call we placed. After living in the house for over a year, we reported only our second issue during the entire time... second! (First one was so major they replaced the floor in the kitchen as there was a water leak due to bad construction). We reported that the master bathroom had a very musty smell but that we could not detect any water leaks. We said it wasn't bothering us, but, that they may want to look at it if they had a chance. One week later, we had a $150 bill sent to us from Heatherman. Their plumber didn't find anything and they cited our lease that stated we would be billed for "unnecessary service calls." It was our SECOND call in over a year and we were just trying to keep them informed. We were not crazy renters that were calling about everything. We were looking out for them. Move onto once we had already moved out and new tenants had moved in (Note: we did break our lease early since we bought a house, but, we paid rent until new tenants were moved in AND we paid a "re-listing fee" of $1000). We reached out to Heatherman to inquire about our security deposit refund and inquire about receiving written notice that we were released from our lease as new tenants had already moved in. After multiple follow-ups, this is the exact reply from the owner, Frances: "We will be back with you once we have finished done what we need to do in order to complete the process. This will be done within the proper amount of time prescribed by law." This was over a month after the new tenants had moved in... great customer service if you ask me. Beware...
