The WORST maintenance I've ever experienced. I have to call multiple times to get work orders completed. Had an issue with my bathtub. They removed it and it took 8 days to complete the job. I've contacted the district manager due to the lack of care for the residents. AVOID RENTING HERE.

First off, I did a tour of a studio and asked them if it was going to be cleaned before I moved in. I noticed there were dirty footprints everywhere and the window seals were dirty. I was told yes. Well guess what?! On moving day, looked EXACTLY the same. Upon doing my checklist, there was a crack in the single pane windows that are probably 30 years old, the patio fence was not even bolted to the building so it swung, there were holes in my walls, there was trash in the kitchen drawers, the baseboards under the kitchen sink and the bathroom are completely rotted, the shower head was not sealed properly, the spout in the tub was barely attached to the tile which is a possible mold issue, and the baseboards in the bathroom were absolutely disgusting. The next day I went to the office and showed them my concerns. Nothing was done about any of it! The patio was fixed maybe two months after I moved in and that was it. One day I noticed the ceiling above my bathtub was leaking profusely. I did an emergency maintenance call and nobody showed up for two hours. The problem then didnt fet fixed for another two days. Again another possible mold issue and other serious damage. I was paying nearly $850-$900 a month for 462 sq ft. That's ridiculous for a STUDIO and an apartment complex that needs serious updates. The laundry facilities are a joke. The washers dont work half of the time and the dryers, you'll have better luck hanging your clothes off your patio. But be careful! If you have anything on your patio they'll tell you your in violation! I had a trash can out there and was apparently in violation. I ended up breaking my lease and set up a payment arrangement with the office. I sent them the agreement from which they lost and once I made the first payment, nobody was told this until I received a notice from the collections agency they go through. They had sent my bill to collections without even attempting to call me and ask if I had made a payment or sent the paperwork. When I called to ask them about I was told nobody knew I had made a payment yet I made it through THEIR resident portal. So now not only do I have to deal with collections but the 20+ calls a day I get from the collection agency wanting money. I was told because of their mess up that there was nothing they could do and I would just have to pay it. No apology for the inconvenience of this now happening which bothered me the most. You'd think for how much I was paying for a studio apartment, it would a)be nicer than it actually was and b) your issues would be addressed quickly. But nope, not here they dont.

Their Maintnance service is horrible, I keep calling & calling & no one will show up to fix the problems that I have in my apartment, I already have a list including mold smell in the kids bedroom ( which is unhealthy for them to sleep with such smell ) & no one cares! I WOULDN''T recommend these apartments!!!

None of their community washer and dryers work. They will advertise community laundry rooms but never service any of them. It has been a year that I've stayed here now and there are only two functional washer and dryers. Management knows about it and will not service them. Also, there are a few low-brow residents in the area that will let their dogs sh** all over the grass and never clean it up. It is not uncommon to see coveralls and dog-beds being washed in the washers and dryers. This apartment complex has also been very quick to jack up rent with the mini-boom that's going on here in the Permian.

If there is less than one star I will go ahead and submit it ! I don't even know from where do I start !! I just can't wait my one year contract to be over, I had SO SO SO SO many issues in this apartment , there is not a single month passes if I don't have a problem; I'll start with the most recent; I can't take shower in my apartment since the water is so freaken cold, My kids and I took shower and we all got sick with fever, I've been telling them that for the past 3 weeks, hopefully they will fix it ! Before that I had huge flood in my apartment coming from the next apartment ( not my fault) most of my furniture got damaged, it was soaked with water, I had to call out my work, and spend the thanks giving kids break dealing with their careless maneger & my insurance, they did not want to change my carpet until the maneger came herself and got shocked ! They agreed to changed it With a condition to bring a movers to move my furniture! After Talking to the district manager they changed it! They did not reduce not even one cent from the rent that month with all the inconveniences that happened to me & my kids, I was out of my work, out of my apartment for over 10 days! My insurance did not pay the days that I was out of my work ! Before that I had a leak in the roof of my bathroom it took them MONTHS to figure out the problem & fixing it ( after shooting them a video so they will believe it ) . Before that my dishwasher used to accumulate water coming from washing the dishes, again it took them over a month to fix it. Before that my fridge had leakage , they changed it after trying first time to work it out without changing it, The guest bedroom had mold smell, I called at least 10 times for this issue. They drained my patience & energy, I definitely didn't expect such service! If someone from the management going to read this review gonna know which apartment I'm talking about immediately, if someone even cares !!!!!! STAY AWAY from this apartment complex.

These guys are shady. For your own sanity don't live there if the only option is an upstairs apartment. It won't get below 80 degrees during the summer without a couple of Window units. The air handlers pull air from the attic and put insulation all over the house. The dryer hoses aren't vented outside, just into the attic. The car wash beside the west apartments is always full of loud people spinning tires and revving engines. All in all, garbage.

I love this place I've lived hear for 5 years and have never had a issue it a safe place for kids and you are close to everything schools, fast food, the mall and right next door the market where they sale dinner if your to busy to cook with all the hour you work it convenient and they fix your apartment in a timely manner the ladies in the office are amazing Lisa is a wounderful manager of this apartment and she get thing done also lasandra and Hillary are amazing they make you feel at home come check these apartments out A lot of changes have been made since most of these review they got a better matenance crew they got better staff and they work with you they are making changes

Park At Caldera (SLUM LORD) was overpriced and the appliances were ridiculously old. However, it was bearable until the new management team took over. It's a very hostile and very unprofessional climate there now. Not only was I being constantly overcharged, but after having lived there for 8 months, they gave my parking spot which I paid an extra $25 a month for to a new tenant. They then moved me down to a more open area which didn't block any of the elements. I had no hot water for a period of time and on multiple occasions my water was turned completely off. They then trickled down the cost of their water issues to the tenants financially as well as the obvious physical inconveniences we already faced. I left six weeks early and paid double rent to get away from there and I still received a RIDICULOUS bill as a final going away gift from them. They treat you like you're beneath them and then they charge you as if you were staying at the Waldorf Astoria! I would not recommend them at all. The old appliances, run down cabinets, and warped boards, not withstanding. Management, the assistant in particular, is very rude and very unprofessional. -- I have recently sought legal representation because they shouldn't be allowed to extort people as they do.

Short version: Entire week without heat or AC. Another entire week without hot water in the entire complex. Leaks, lazy maintenance staff, apathetic office staff, and shopping carts everywhere. Don't lease here if Orion is still the parent company. Full version: Ever since the new management company, Orion, took over this place has been a dump. The office staff seem extremely dissatisfied with their jobs, in turn creating a terrible experience whenever you have to interact with them. And trust me, you'll have to interact with them. At first it was little things. Trash blowing around the complex, shopping carts showing up out of nowhere and not leaving. Stuff like that. Then the big problems came. First we had water start seeping through the floors in one of our bathrooms. Called the office, they came out fairly quickly and put a new seal on the toilet and said it was fixed. Later that night more water. After a couple more visits spanning a week or two they just stopped coming to look at it. While this was all happening our thermostat decided to break. It started blowing 85 degrees and wouldn't turn off until I flipped the breaker. Called the office and maintenance came to look at it. They said they had to wait for a truck to arrive the next day because they didn't have the parts to fix it. I call back two days later asking if the parts had come in and the office staff said maintenance had already fixed the problem. This was incorrect. Upon informing the office that our thermostat was still broken they said they'd send maintenance out again. Same guy shows up and says they have to wait for a truck to come in because they don't have the parts to fix it... same story. Next day I call the office again and they said it had been fixed. Sound familiar? This went on for an entire week. Multiple visits to the office and each time they would say "they said they fixed it". I was fed up and asked for their corporate number. 10 minutes later two maintenance guys were in my apartment and called a plumber to come fix the bathroom leak. They still said they were waiting on parts for the thermostat. Plumber came and fixed the leak which ended up being the neighbors washing machine or something. I went up to the office the next day to tell them the thermostat was still broken and the leasing agent said she'd call a different maintenance guy. New maintenance guy shows up and fixed the problem in 10 minutes. I asked him what the other guys were talking about and he said, "they're just lazy and don't want to work. I'm sorry they jerked you around like that." But that's not even the worst part. A couple weeks later we noticed we didn't have any hot water. Called the office and they said one of the boilers (yes boilers because these apartments were apparently built in the 1800s) had a leak and it'd be fixed the next day. Inconvenient but things happen, right? Well it wasn't fixed the next day. Or the next day. Or for the next 5 days. 1 full week without hot water. Sometimes without any water at all. It turns out the new maintenance staff don't know how to properly manage a boiler system and when the weather turned cold everything broke. I spoke with one of the former maintenance guys and he said he told them how the whole system worked and stressed that they really need to take care of this system. Apparently they didn't listen. If the property is still owned by Orion keep looking. This place is terrible.

They changed management about halfway through our lease. Paint splatter all over the floors upon move in. Not nearly enough parking. There's a car wash across the street that is always super loud with cars peeling out and revving their engines and playing music loudly with heavy bass at all hours. Corners of the cabinets were chewed to bits. Insides of cabinets had tons of water damage. Dog owners don't keep their dogs on leashes and staff doesn't do anything about it, even when owners are reported. Maintenance has been short-staffed practically our entire time living there and takes a week or longer to wrap up an emergency work order. I submitted 2 work orders that were never even addressed. When we moved out, I had to give our forwarding address 3 separate times because they kept losing it. We were supposed to get our refund check no later than February 11 but we didn't get it until March 4. And it was supposed to come with a list of itemized deductions but it didn't. They charged us $610 because we moved out "early" (we moved out January 11, our lease ended January 26) but we had given our 60 day notice and already paid for the full month of January! Only reason this place gets 2 stars is because the pools were rarely packed, it's in a good neighborhood, and our neighbors were quiet and nice.

This place is horrible. Since day one when we moved in we had no hot water and it took them several days to fix that. The fan in the bathroom constantly makes a horrible noise and I've reported this to them 4 times already but they never seem to fix it. The staff up front are very rude. You can't even ask them a question with out getting attitude from them. This place was a mistake. Don't believe what they tell you.

If I can rate this place zero stars , I sure will. They take FOREVER to fix something in your apartment not only that ,but give you attitude or ignore you. Hate this place! Glad I moved out already !! If you’re looking for apartments keep looking because these apartments aren’t worth it.

Reviewed 07/30/2019 We have lived here 3 years never had as many issues as we have in the past month. Our payment was lost and took forever to get back with us. Then we had a 2 charges put on that were completely inaccurate. Then we had someone bust into our apartment saying it was empty to show someone. Then we came home to a note on our door stating we owe more money. All of these mishaps we called and emailed Sarah. She was absolutely rude about all of them as if we are overreacting. Needless to say we are in the market of looking for somewhere else to stay in the next year. The attitude of front office is out of hand on their mess ups!

DO NOT MOVE HERE! This is by far the most unprofessionally ran apartment complex I have ever lived in. The people in the office really have no clue what they are doing. They will do just about anything to get you into an apartment, but after that your on your own. Don't expect there to be constant hot water. The hot water usually goes out about once a week. This place is really out dated and they do not put any money into it. There is also no parking where your apartment is. You may have to park in a parking lot on the other side of the complex. My apartment smelled disgusting when I moved in and if someone smokes in an apartment around you it will draft through the walls and into your apartment. You will also never be able to get ahold of maintenance. Do yourself a favor and look else where.

There are no words to describe my experience with this place. When we first moved in we had a refrigerator that leaked old, rusty water onto our food. The "balcony" was so rotted away that it was slanted. It took the complex about 2 months to get a new fridge and about 6 months to get a new balcony. The window panes in the apartment had no sill on them to the point of when you put your hand on them they flexed. We asked the complex for those to be fixed but that never happened. Also, the wiring in our complex was so outdated we couldn't get internet from any company that serviced the apartment. We were supposedly put on a list to get that updated but as of our move out date the wiring was still not updated. The real cherry on top of my issue with this place is I've been waiting on my deposit to come back from when we moved in. My husband went in to the office on July 16 (we moved out June 13) and asked when we could expect our deposit back. The answer was "the person that takes care of that is busy but I'll have them call you tomorrow). Of course tomorrow came and went and we never heard a word from The Park at Caldera. Next thing we know we come home to letters from a collection agency saying we each owe The Park at Caldera $100 and that we've been turned over to them to collect payment. What the actual?? I don't understand how they can turn us over to Collection when we never once received a bill from them and we've never received our deposit money or a statement showing what charges occurred that would of taken the deposit money. In short, if there is any where else in Midland to live AVOID The Park at Caldera.

First, let me start of by saying the front office was exceptional during our initial showing and moving into our apartment. Also, the maintenance team has thus far been very responsive to our maintenance requests. Now the negatives... upon move in, the apartment we were assigned was honestly unacceptable. The carpets were dirty, holes in the wall/doors that were patched poorly and some not even painted over, water damaged sink cabinets and cabinet doors. The sinks all stink like sewage the second you turn them on. Wiring for the cable they say you must use goes in and out constantly— extremely annoying for someone who works from home. They boast 2 pools however the pool in the back is constantly closed. There is supposedly an on-site officer but he must not care too much as there are people blaring their music all hours.. I’ve seen someone blasting music out of a speaker( the size of a small child) outside on their balcony with no consequences. Bonus, GOOD LUCK GETTING HOT WATER. Judging by the comments from FOUR YEARS AGO management has yet to correct the issue. Oh yeah, all that extra time you’re standing in the cold shower waiting for hot water? It’s going to show up on your water bill as an extra $70 on your monthly bill from them! They’re willing to put money into frivolous exterior fixes like repainted patio fences and new building signs but can’t seem to fix the boilers and water lines so that people paying over $1900 a month in rent can play roulette for cold/hot showers. Don’t move here unless you absolutely have to

Everything was great until the new management arrived. Maintenance doesn't seem to have experience and the office staff are near impossible to get a hold of and don't call back. You're better off going to the office in person if it's urgent. We were stuck between management as we were leaving and needed to break contract early. We were billed the ridiculous fees (two month notice and two months worth of rent in back pay which does not cover the two month notice period) which essentially amounted to four months of rent. One week after the bill came in, we get a notice from a bill collecting agency. After multiple conversations with the office, we gave up and just paid the bill collectors. We got a call from caldera asking why we didn't just pay caldera directly. Well, honey, the debt collector is the bigger threat and it was your dopes in the office that made the mistake. Go get your money from them, and I hope they charge a fee.

After reading what everyone else is going though it makes sense and my problems don't seem as bad. But just to give you an idea I have stick my hand into the reservoir on the top of the toilet just to flush the bowl, The shower curtain is broken, and you have to sit there and turn the shower nob on and off repeatedly until it finally catches and turns on. This has been going on for 3 months now after coming to the office in person 3 times to try to get things repaired. Easy fixes and ones I would totally do myself if they already weren't gouging me over 700 dollars a month. I know rent is more expensive in Midland but if you are paying that kind of money for a 550 sq ft apartment they should be able to fix things in a timely manner.

The apartments are really old and the utilities and equipment inside the apartment is old leading to equipment failures. Do not be surprised to see additional charges on your bill without any explanation why. I paid my bill on the 1st of the month and they charged an additional $75 for late payment even though late payment does not kick in till the 4th. Called on multiple issues (sockets in the apartment not working and liquid spill in the hallway) but they were never fixed. Definitely not worth the price especially for a studio apartment. My suggestion would be to select a nearby apartment.

We lived here from October 2014 to February 2015. First off when we lived there the front office was hardly open when they said they would be. They either came in hours late or closed hours early. Plus when they were open the lady at the desk was usually talking on her phone about personal issues and not giving any customer service. We broke our lease because we had to move out of state last minute. We knew that we would owe money for breaking our lease early. When we left they told us they didn't know yet how much we would be charged, but you get in touch with us in a few days. When we got settled in our new home, I called and they still didn't have the price. They gave me the managers email to contact and she NEVER replied. I called multiple times and no ever answered, the rare occasion someone did, they couldn't help me with my problem and the manager wasn't available. A few months later a tried getting in contact again and they told me that the manager I was trying to contact no longer worked there. They gave me an email for their new email. I explained my situation and he said he would get back to me shortly about the problem. About a week later he never did reply, so I email him a few more times but still hadn't heard anything back, they also weren't answering my calls. I eventually gave up and assumed I didn't owe anything otherwise they would have sent me a bill by now right? Well a couple days ago I received a letter from a collection agency saying my account was delinquent for not paying what I owed. If I don;t pay the money by the end of July this will be reported to my credit. HOW DO THEY EXPECT ME TO PAY SOMETHING I NEVER RECEIVED A BILL FOR?? I am extremely irritated and frustrated with how this place is ran. Very unprofessional and unorganized. I do not appreciate being sent straight to collections to have my credit ruined, when I tried repeatedly to pay what I owed. Don't ever consider living here! Definitely not worth it, even if it is one of the cheapest places in the area.

Mrs.Tucker is 100% absolutely correct on everything. As a Tenant I can confirm all of that. For the price to live here with the plumbing trouble and 70"s interior its show not worth the hassle. Please let it be your last result. I thought it would get better after Management changed but its still the same .

When we first moved in at the end of November 2015, the ladies that we were working with were wonderful and very helpful with any questions or concerns that we had with the apartment and everything was handled right away. Well it's now the end of March and our closet has been flooding for 3 days. I called them on it on a Saturday and they said they would send maintenance out, no one showed. It's now Monday and I call again, it's been 4 hours and still no one has shown up. I'm 35 weeks pregnant and this is a huge health hazzard! Definitely curious to see how this is handled. I thought flooding was a priority!

Management clearly reads the reviews here. So, why aren't you all hiring new maintenance workers? Every time I look out my window or drive in the back of the apartments they're always talking, never working. And, I have two work orders. We (as in residents) pay for their job. I'm not paying $2k+ a month for bad service to my family. My request is for you all to require your workers to wear name tags so we're able to report who it is. P.S. Tell your workers to smile and stop staring.

I would actually give this place zero stars if I could. It is a terrible place to live in. First month we lived there our toilet quit working I called and called to have it fixed well my son who is four forgot that it wasnt working and flushed it which made it start going over. I called and called and no one came so my husband tried to shut off the water at the bottom amd the nozzle broke which was taped together to begin with and then it really started flooding. They blamed us and used our insurance for it and then instead of fixing our apartmwnt and replacing the carpet they pocketed the money. Next thing that broke was our second bathroom toulet took them a week to fix it. Then our ac broke they kept telling me I was pregnant and hormonal and that the ac was fine. They never fixed it even though they say they replaced the unit it still never stayed cool in our apartment. My electric bill was 300 a month in an tiny apartment. And if this wasnt bad enough they sprayed pest control without telling me. I have a preemie son. He was only 3 months old but so small at the time. They ruined his expensive special formula and all his bottles i had just steralized were drying on the counter were covered in a white nasty film. I had to throw them all away. They were dr browns bottles so 20.00 bucks for two and i had 6 of them so 80.00 dollars out the drain plus 40 for his formula. So i told the manager that i was leaving i was done with them we had two months lwft in our lease but thwy has crossed the line. She said ahe would have the district manager call me and that she understood guess what that manager never called then today i get our final bill they are charging us for breaking the lease i called and they were so rude. The lady told me i screwed up. I saod no yall broke the least first and she said well you didnt file the proper paperwork to move out. So do not trust these people. They will lie to you! Stay far away!!!! Not to mention you dont even get the apartment you originally reserved !
