I wouldn't suggest this place to anyone. They have roaches and don't do anything to get rid of them, they never do anything to deal with noisy neighbors. They recently updated the apartments, but the builders did half assed jobs on parts of it. The plumbing is awful, water leeks and gets trapped inside the baseboards near the toilet and they won't fix it correctly. Rent is extremely high and totally NOT worth the apartment quality. NEVER LIVE HERE!!! We won't be renewing our lease, this place has made me hate apartment life and I'll never live in one again.

I’ve been living at this residence for almost 4 year and they have been excellent to me Jami Yonts , Brel and Fred have been soo kind to me always help me when ever I have an issue and the Apartment itself is beautiful and well maintained Thank you guys ❤️

I would have given zero star if possible. Just moved out of this place and they drained my deposit! $190 for cleaning and $75 for carpet. What should be cleaned is very small if any! We left the place cleaner than than it was when I moved in! These people are refunding me $18.50 from $350?? Please do not live here if possible, the stress is not worth it at all. Just spend a little more for a more decent accommodation. I find it puzzling that they made up that I left the place "very dirty" to steal my deposit. What was then the need of cleaning it before moving out if they would take all my deposit? Every place must have normal wear but I did not leave it dirty to have been charged all my deposit, leaving me with $18.50??

This place is horrible. The apartments are in horrible condition. Carpet is stained, refrigerator smells, cracks in walls, and heater doesn't work. Two months ago a pipe burst and there is a huge hole in our ceiling. Mngt has still not fixed it.

Apartment is fine..updates make the apt look up to date..never had any problems and would recommend them to anyone.

Mgmt and maintenance here is terrible. Mgmt ignores phone calls and just makes excuses when you go to the office. Maintenance takes forever to get something fixed,and then it isn't fixed right, just rigged together. I also had cockroaches in my apartment when I moved in. Haven't seen them in several months, so maybe the monthly exterminator visit is finally working. There are good people living here, but I've also seen some not so nice folks around, like the guy in the apartment below me who I am pretty sure is dealing drugs. I would avoid these apartments if possible. The problem was I couldn't find anywhere else with an opening when I needed an apartment.

Residents here are just plain terrible. The new apartments arent so bad but I have yet to meet someone here who is not just ridiculous, or needs a better background run. Just move somewhere else.

lived at acacia for 7 months. Carpet was stained with some pet odors. Management was friendly, also liked the updated features. Not enough insulation between Apartments, you are able to hear everything. Have also encountered some roaches. My lease is about to expire looking for better place.

I moved into this place the 1st of Feb and regretted it immediately. My upstairs neighbor and his girlfriend fight all the time. So at least once a week we get to hear them yelling and hitting on one another. The neighbor that we share walls with on other side is always blasting their music. For about three and half months my AC would go out weekly and I would have to call after hour maintenance and they were rude and after awhile they refused to come because the call was frequent. My latest battle is flooding. Since the first of June my second bedroom floods every time it rains. They have sent some one out one time ( with 5 different floods) to clean carpets. All the other times my requests have been ignored. The baseboards are rotting and filled with mold so I can imagine what the carpet looks like. It rained over the weekend so its flooded right now. My living room is now a bedroom. My 600 dollar crib is sitting on wet molding carpet rotting as well because I have no where to put it. Counting down the days till my lease is up and then I will be running out of here. Will NEVER recommend to anyone. One star is to much.

staff is great people are great the whole environment is great! if you have issues they take care of them very quickly place is very clean when you move in and the staff always has great little events on most holidays 100% recommend to anyone who is interested in a low price but still very well maintained. ask for Tiffany she will definitely take care of you like she did with me I have been there a year!

Their worst place to live is here everything start on Sunday With a big leak on our bathroom roof the hall roof come down on us that was Sunday office is close no emergency maintenance phone or nathing like it ,Monday nobody come to fix it Tuesday they come and see it just to see it that's it Wednesday still not fix all my air conditioning is getting away thru the hole they don't care we always having problems if is not e leak or the air condition is not working properly in this hot summer and the worst thing is no body to fix it I pay $1,390 for a one bedroom apartment , think before you move here it may look like a nice place is not nothing like it , nothing get fix the same day ,and if is a weekend worst Washes and dryers don't work and they are new but they don't work if you go to the office they tell you to call a number to report it, they don't care how is that the office don't care about it all day care is for you to pay the rent that's it and on top of that you have to deal with all the maintenance problems this is the worst place to live in Odessa I'm ready to move out

Please disregard any mention of Roaches. Our unit was basically pristine when moving in and not a single bug in sight. The property Managers here are awesome and maintenance is on point. I recommend living here.
