I met Cory out here at my house for a pre-inspection and he was waiting for me and I was ten minutes early. He was very professional and helpful with the house and ensuring everything was in proper working order within the house. He assured all appliances and fixtures were good and discovered and photographed any discrepancies. All in all a good dude.

Renting from American Homes 4 Rent has been great from the start. We are living in a home recently re-modeled and we often get compliments on the fixtures and kitchen countertops/cabinets. The greeter who met us when we moved in was friendly and took over an hour to show us around and make us feel welcome in our new home. We have three children and they love their new large bedrooms. Also, working with the staff has been opposite of what I read in recent reviews. They are responsive (usually within an hour or two) and every person we have spoken to has been friendly and accommodating. Honestly, after renting for years from a landlord, this has been all around way better and I feel good knowing there is a large, professional company helping when we need it.

Never will rent from this company again. Work orders take for ever to complete. The vendor they use is out of North Carolina and needless to say they NEVER CONTACT YOU IN TIME TO MAKE AN APPOINTMENT! Literally called 15 minutes before they were coming when they were on their way back out of town. It literally took over 3 months to get a water leak issue fixed and the repairs weren't even finished!!!! Inliterally have no cold water in bathtub so you basically have to fill it with hot water and let it cool off to get in. Drove all the way to their office and was there at 440. They don't close till 5pm. Conveniently all property managers were gone for the done. Left a message with the front desk after discussing this with them and they said they would have them call first thing....NOTHING!!!! Absoultely pathetic excuse of a company. I have heard that they typically raise rent after the first year. Confirmed by two other homes rented by them. Contacted them to find out how much it would go up on estimate so I can plan and the only answer received was I will get list of prices 60 days out. Not hard to know if you go up on rent by a percentage. Again I advise doing your home work and pay to live elsewhere. Learn from my mistake and maybe these people will learn how to run a decent business not out to take advantage of people to make an extra buck. Let me finish by saying that what I have said is not even all of the issues. This is one of the biggest and I am a slow typer.

Do NOT rent from them. You will not get your deposit back no matter how perfect the house is. They charged us for things that were documented in our move IN inspection. Your rent will increase every year. Maintenance requests took months for them to even schedule someone to come fix it. The property managers suck and never respond to phone calls/voicemails. RUN far away!

We just signed a lease with them and are getting out from the most HORRIBLE RENTAL COMPANY EVER with Charleston Real Property Management. Erica was amazing during our move in inspection and answered all our questions. She sent out emails to correct the stuff we found and Rachel and Susan were in touch right away. I see the reviews about carpets and deposits and am a little worried for move out, but maybe those are different places because these ladies have been absolutely wonderful. They could not have made this process any smoother!!

Not the worst place to rent from but not the best either, just average. The big advantage is they allowed me and my two large Goldens to rent a house. Rents are a little above average for the area so feel free to shop around and negotiate with them.

I must say the experience with American Homes 4 Rent was simple and quick. Arika was very friendly and assisted me with all of my questions. She was able to breakdown the process easily and assist me with finding a home that I believe maybe my new chateau for my children and I. Though I have not made the final decision on my selection just knowing what options I have available gives me hope. Susan was also very helpful being readily available when I was having issues utilizing the simple key code. With a simple call, she was able to correct the issue in seconds. I recommend utilizing AH4R for your next rental search, the timeliness and professionalism each staff member displayed was very impressive.

Do not rent from this company in South Carolina. They do not call you back and are impossible to get a hold of. My sons bedroom window has been broken over a month. They don’t care that this is a huge safety issue for small children. My air has been broken over a month causing my electric bill to sky rocket and they won’t even fix the bill. Instead of fixing the window they sent someone over to nail it shut. Another safety issue. Terrible!

Wouldn’t be surprised if we got scammed and curious to see if we get our security deposit back. We left the house in better shape then when we got it.... not a happy renter. Worst experience ever. Not a great experience at all. I lived in a home for 14 months and never had an issue didn't even have the need to ever contact them and upon moving out I had all types of issues. The law is very specific in Georgia on how you need to go about clearing someones home when they cleared me they had total disregard for the process. To include going through a window in my home while I still was treating to conduct a move out inspection 3 days before my lease termination date. Please take this information into consideration when thinking about renting from these individuals.

BAD EXPERIENCES ALL AROUND. Our rent has increased every year. We started at $1500 in 2015 and we are now at $1700 in 2018. Communication is SLOW and unreliable. We had a bathroom leak 2 months ago that has been priced at $7600 SO FAR... still not finished. This was deemed our responsibility, even though the home’s toilet stopped working due to no fault of ours. We are still living with torn up carpet and tile, trim removed, holes in the walls and ceiling, the broken toilet... TWO MONTHS after the incident took place. We will be filing a suit against AH4R, and will do anything in our power to ensure no one else has to deal with anything like this from them.

I was a little hesitant about renting from American Homes 4 Rent because of some of the negative reviews, but everyone from the leasing agent to my move in inspector, Darla were nothing but professional, prompt and caring. Darla explained the whole house and helped fix an issue with the garage door opener while she was there so I didn't have to wait for maintenance to come. The house was beautiful and clean. Can't say enough good things about my experience!

But I felt better to do it after moving in , then I was more familiar with the house and had more questions to ask Cory . And he was able to answer all of them . I've just finished my lease signing, and am very pleased with the easy flow of the process. Everything was completed within 24 hours. I went to the property and "let myself in" (awesome feature that allows you to sign up to access homes anytime before 8:00 PM without an appointment). I found the perfect home, completed the showing survey, applied, and received approval late morning the next day. I was then able to send payment and sign my lease. During this 24 hour period, I had the pleasure to speak with 3 lovely ladies: Robin F, Tracey K, and Susan H, who made everything happen so quickly and efficiently. Kudos to you! Pardon the long post, but I have much to brag about! So I have to admit, I was pretty nervous about renting through American Homes 4 Rent to start due to some of the reviews. The service I have received since starting my renting process has made the world of difference! My prior home was destroyed due to Hurricane Irma and my spouse was on deployment so I was dealing with the whole moving process alone. After picking a perfect house in a nice neighborhood, both Stephanie and Robin were very patient in answering all of my questions regarding the lease, no matter how many questions I asked (and believe me, I had many!) After receiving my keys from Corey, and again asking 10000 million questions which he answered fully and was 100% helpful, we began the moving process. As it happened, the motor on the AC went out two days after receiving keys. I let Corey know, and because it was a Saturday and impossible to get someone out to fix it same day, he personally drove 45 minutes out of his way (a total of at least an hour and a half) ON HIS DAY OFF with his baby daughter to deliver and hook up a portable AC unit to make the move bearable. Our AC was fixed very promptly at the beginning of the week, to which Corey and another AH4R employee even checked back to verify everything was functioning correctly and if I needed anything else. Hands down some of the best customer service I have had with a property manager! The support I have gotten from them while my spouse has been away and going through this tough time has made this transition so much easier!

I see quite a few positive reviews here but most are from people first moving in and to be honest we felt the same when we first got keys. My property manager or literally ANYONE in the entire company have been able to communicate with me in the least. Maintenance requests went unanswered with the exception of the window that has been broken since before our move-in inspection and they promised to fix before we got keys and is still broken and they claim that we now have to pay for the repair. The AC was fixed but we had to call a separate company to have it looked at and they were FANTASTIC to work with despite all efforts from AH4R to tank the experience. Any attempt to call the office without fail resulted in being sent to a voicemail, to which we never got responses by leaving a message. The only thing they were good at was getting me moved in to the house quickly so that they could start taking my money. They ONLY are getting a star because nothing goes lower. Overall, extremely unhelpful, inattentive, poor communication between even members in their own office, and really a half effort at providing any sort of renter satisfaction at best. I will NEVER be choosing to rent a property with this company again, nor will I be suggesting them to any friends looking for homes. Truly pitiful. DO NOT RENT FROM THIS COMPANY!!

When I decided to have my new home built there were several setbacks and my closing kept getting changed. One email to Brandy and I was taken care of. Six month lease, month-to-month, they always made sure I was set.

Absolutely terrible 0 stars. Money hungry corporation. Charging for fines that were never communicated. When you move out they will charge you for EVERYTHING! If I could leave zero stars I would. My son rented from this company they failed to do repairs during his lease. When he moved out they wanted to keep 75% of his deposit for supposedly holding over when he had actually moved out the day before his lease expired also for carpet cleaning when he had sent them receipt for professional cleaning like they required then for multiple other items. He contacted them by email which they claim they never received and now say his info is being processed basically trying to say it’s too late. He has also asked for a phone number for their main office twice and not gotten one. He will be pursuing through legal action what a joke!!! Also, they never did the move in inspection with him that they were suppose too!

If you need something leave a voicemail and you will get a return call. If you pay your bills on time, take care of the property you won’t have any issues. We moved from Florida everything was okay until we moved in, we moved in and the house had many damages still. When my father contacted them about several things Ms. Stephanie Crosby caught an attitude with him. Mind you my father is disabled so I handle most of his affairs. I felt that the attitude is uncalled for and if they just sent the information you need it along with proper communication there would not be these issues. Hopefully the damages get repaired.

I understand that American Homes 4 Rent is a very large Property Management Company. My hopes were, that the size of the Company would directly correlate with the quality of Customer Service for their Tenants. Unfortunately, I've come to realize this is far from the case. It's unfortunate, but true that my expectations for the Company have lowered to a standard that the average person would feel is unreasonable. All I can do is spread the word to others, that American Home 4 Rent is not a Company that you should take a chance with, regardless of how good the initial experience is. It literally stops there, right after you sign your lease. No response to Maintenance request. AC doesn't cool the home. The response is 80-85 degrees is a reasonable expectation. Hole in the roof for 20 days and counting. THEY SHOULD GET -10 STARS.

Honestly think 1 star is too high. If anything happens with your home good luck getting the issue taken care of. Had an A/C issue with home that leaked through our ceiling. 1 year later nobody fixed the damages with ceiling and floor and they got about 10 different quotes. After talking with one of the contractors they said the reason it’s not getting fixed is because nobody wants to work with a company that won’t pay. After I moved out I got a bill to fix those problems for over $3,000 and refuse to pay for something I’m not responsible for........now 2 years later it’s pulling up on the credit bureau.

Worst experience so far. We have only lived in a house through them for a month and we have had issue after issue. The worst part about it is the lack of communication. I understand things happen but when we can even get a call or email back for days it’s extremely frustrating. It’s 48 hours now without AC and it’s been 100 degrees outside. Currently 82 degrees in our house.

Everything was great until I moved in. The communication is horrible. I was told the garage door opener would be installed after I moved in; it's been a month still no opener. Put in a request for leakage downstairs from the tub upstairs; it's yet to be fixed. They false advertised with free rent signs as well. I was told I would get it $500, but never received it because "They weren't doing that special in February". GET IT IN WRITING! I CAN'T WAIT UNTIL MY LEASE IS UP! I'll never rent from them again. I DON'T RECOMMEND THEM TO ANYONE!

Do not rent from these people. They charge you fees you are not aware of. They do not return phone calls. To sum it up. RUN FROM THIS COMPANY I have 2 small children. They have not fixed our ac! I'm so upset. I have contacted my attorney.

We rented a house in Columbia, SC for about 7 months. My wife is in the army and we were only there for some training. During that time, we had no issues at all with AH4R. The move-in and move-out were very easy and Randy was incredibly helpful on the move-out. We ended up getting 94.4% of our deposit back (which was a really nice early Christmas gift). The house we moved into wasn’t in the near shapes (hundreds of nail holes, some warped and broken blinds, stains on the walls, etc). We were worried that we were going to get docked for things that weren’t done by us, but we weren’t, which was very nice. Other rental companies have screwed us over like that before. But AH4R did not and it was much appreciated. The overall experience with AH4R was great. I forgot to mention, but our AC actually went out in the summer and they got a tech out there the same day. Pretty great. I would recommend this rental company.

Don’t let the 4 stars fake you out!! They only do bare minimal repairs and you are responsible if repairs are less $100. They will never return your phone calls when you move out. You will be lucky if you get 5% security deposit back bc they will claim bogus damages. This is a Horrible company and expects to do nothing w the house up keeps. Just to name a few....this company expects the renters to steam clean the carpets by a professional and to power wash the house and sidewalk. And your utilities bills you will see all kinds of service fees. Best advice rent off a local home owners and not from the American home 4 rent.

The only reason it’s a one star is because I can’t leave less. DO NOT RENT FROM THIS GROUP. Having something fixed in your house takes forever. On move in there were items that needed to be fixed and I’m sure they charged the last renter for. On move out MAKE SURE YOU ARE PRESENT OR THEY WILL ENSURE THEY TAKE MOST IF NOT ALL OF YOUR DEPOSIT. The house was left in better shape then when I moved in. Pre inspection was done 5 days before final, all items where moved out and carpets cleaned and no one living in the house. I could not be there for final walk down and they came up with all kinds of things that were not wrong with the house and no explanation or proof. I have disputed the charges and now I can not get anyone to respond to me. I will now have to hire an attorney to solve this issue. Again DO NOT RENT FROM THEM. Really nice on move in and very quick to answer your calls and email...... after move in, good luck.

We worked with Arika who was an absolute dream. The rental market in the Charleston SC area is super hot so when you see a rental you like you better jump on it. As I traveled around the different suburbs and checked out different rentals a lot of them were not well-maintained so that’s why I chose to go with American homes. I am self-employed and a lot of the other realty companies did not want to try to work with us and our situation but Arika did great. She informed us of each step of the process and was true to her word. Can’t thank her enough for her quick work and the relief that she gave us when we finally were able to rent a home and can now focus on getting stuff moved.

Dealing with a large corporation that outsources most of their work. Very few competent people and even fewer appear to care at all. Maintenance is a nightmare. If you need maintenance, you call a call center. Several days later (minimum) they send the work order to a random vendor. I mean random. They don’t have their own maintenance people. The random vendors have ranged from perfectly fine to utterly sketchy and incompetent. Local office does not care; phones are frequently not answered. They tell you to call the main office. Impossible to get a hold of a manager to escalate. Lots of “we’ll call you back”. Don’t hold your breath. Trying to get an emergency work order for a broken air conditioner right now. A dozen calls in over 3 days. They assigned a vendor after 2 days, after close of business. Vendor is 4 hours away and does not service our area (seriously, the area code should’ve been a tip off). Can’t get another call back. Can’t escalate. Call center answers, but there isn’t anyone in maintenance right now. They manage THOUSANDS of homes and there isn’t a single 24 hour maintenance person???

We have had constant mold, leaky sink issues, fan and AC issues they take forever to get things fixed my ceiling has had a whole going for 2 months now no clue when it will be fixed.

I honestly do not even want to give this company one star if I didn’t have to. They are unprofessional and our property manager doesn’t know how to use a phone or respond to emails. We have been in our house since November and not 1 move in item has been completed on our list and today is March... I call and email every other week and no one seems to know whats going on even though I have all the emails. Do not recommend this company to anyone.

This company doesn't manage properties well for their homeowners. They neglect to maintain the property when it is not be rented; therefore, and if your homeowner is not in the area their is no way to know this unless you get a call from the HOA or an anger neighbor. Your property management company should be reviewing or inspecting your property regularly to reserve the value of your biggest asset. If your company is not serving you well, seek someone else. Don't waste your time on these guys.

MILITARY BEWARE!!! Worst rental company I’ve ever had to deal with. We moved in around April and knew we were only going to be in the house 6 months before we PCSed. We didn’t move all our stuff in, just the basics. My husband was at the final inspection and Cory said everything was very clean and we won’t have any problems getting our deposit back. 2 weeks went by and we are in Colorado when we checked our account and they took our deposit and also said we owe an additional $3300. Upon further investigation, they said we ruined the VINYL floors with pet odor and had to treat and replace the floors. They never let us know! They singled us out because they knew we were moving across the country and couldn’t fight it. Don’t move into these homes.

These people are pathetic. They are nice and right there for you when you're moving in. However last summer they left us nearly 2 months without a working A/C. We called them daily several times to some excuse. We call for maintenance and they couldn't care less. The sink is rusted through, the stairs are rotted. Now that we are moving out the 30 day notice(s) magically aren't getting to their office. We call and call and call and when they do answer we get hung up on. Please do not rent from these people.

AH4R was awesome. At first the communication was a little bad, but the hurricane evacuation had a lot to do with that. Once I emailed the Manager everything started getting done. The field inspector Cory was very friendly and very helpful. He contacted me immediately and came over and tested the minor maintenance issues. After about 30 minutes he fixed everything on our list to include a clogged dishwasher. Before he left he gave us a lot of helpful information about the house and all the appliances. All in All I give AH4R a 4.5 out of 5.

They set you up with a repair company who never shows up read all the reviews they are great when they are moving you in once you’re in they don’t give you anything but lip service. This was an email I sent AH4R on July 2 2019. I'm finally responding to your email and will tell you since day1 of me moving into this property had been nothing but stressful and depressing for me. I did not get a proper walk through and no one called me saying they were at the property but on move in day i was sent some photos of what a person took that didn't revile any real problems. I would say 3 hours after i move in with my personal that belongings the floors in the bathrooms were saturated with water dripping from the ventilation fans in the ceiling. I called your company and someone came out the following day and went straight into the attic and says someone will call me to make a time to clean out the drain for the HVAC unit in the ceiling. The guy didn't call until days later and still couldn't fix the leak. Then I find the stove dosent halfway work and the deck was falling apart and some doors are very hard to open. After a second try from the HVAC guys to fix the issue from inside the house this time and he even had to beat the drain pan back into place because it was bent still didn't fix the problem and water is still puddling on the veneer wood flooring and destroying bathroom shelving and staining the walls with brown water. From the 21 -23 of June the water went from trickling to looking like someone was relieving themselves through the ceiling. It went from emptying a 3 gallon bucket every half a day to every four hours. My mother was here to visit and I was ashamed I lived here. A few days after she left I didn't have to worry about the leak because the HVAC unit stopped working entirely and I'm still enduring this South Carolina heat with no fix trying to avoid heat exhaustion. The only thing that was fixed from my 1st month being in this house was the deck the one item of my least concern. Im thinking about terminating my lease or taking some sort of other action against your company and I have been looking at other houses to rent. This house was supposed to be move in ready but all I find is problems and I'm still finding more problems every week. The fact that your company dosent due compensation until after they fix all the issues is BS. I dont have the faith that you'll ever fix all these issues and are just trying to trap me in this year long lease and keep my deposit in the end. After I sent that email they offered me a portable A/C unit or compensation in the form of paying me back for me having to rent a hotel up to $100 a day. I was not surprised they didn't have a A/C unit because other people were going through the same problems in their rented homes dealing with this company and I just paid rent I'm not dealing out more money just to be refunded at the end of the month. I'm not staying another month in this neglected POS!! I'm terminating my lease soon.

Don't rent from this crooked company. If I had to put everything down it would be a horror novel. They will not fix anything until you threaten or get legal counsel. My AC was not working properly for 2 months this past summer. Living in the South at over 100° not fun. My fridge has not worked in 2 weeks sent a guy to look at it, that is what he did just look at it. He said it needs to be replaced but said I can't do it I have to wait for the company to give him permission. Now as the holidays are approaching with no fridge. Next is the utilities you get gouged them. You can't get your power, water, trash and any other utilities (except cable and internet) you have to go through them. I pay more for my utility bill than any of my neighbors by almost double, and I did take into account the size of family ect. So my advice RUN from this company get a local properly management group or an individual person renting there house.

I would not recommend this place to my worst enemy. They take very poor care of the property rented and my family. In short heavy rain the first week i moved in, Kitchen ceiling fell in with water damage everywhere. Roof leak finally got fixed (somewhat) after 4 tries with a caulk gun. They do not repair. they only do patch work. There is just way too much to say on here but if you want to be sure don't look at the BBB, it is oddly off. Gives an "A+" rating but the customer reviews are 1.5 stars out of 5. Seriously, go somewhere else. If you're on FB look at Tenants Against AH4R and just see some of the complaints. I didn't heed them at first and thought people were exaggerating. Nope, not the case. Even after the roller coaster ride of no communication and issues with the home they actually had the nerve to reduce my deposit return provide no evidence (apparently they don't think they owe you that respect). I have a ton more pics and emails.... it's going to be fun.

I read bad reviews and I was very nervous about this company but I have had great service over all. Everyone was very friendly and helpful. I really enjoyed working with Corey and Robin to find a home. Update: I have found it is hard to get in touch with them over all now. It isn't my favorite company because they are not consistent. I am still waiting on a few things from a few months ago. If you are handy and can take care of all your needs yourself it's ok but otherwise it is a struggle to get timely responses.
