Wish I could give less than one star. Absolutely DISGUSTING customer service. We spoke to Kate through most of the process and she essentially had us apply under false pretenses because she didn’t know what was going on. We were given incorrect information about the income requirement by the man who showed us the house, incorrect information about the co-signer process by a woman named Angie, and had to send at least ten emails to even find out if the place was even available. Nobody who works there had any idea what was going on and when we called to ask about a refund, the company decided they would let us eat the cost for their mistake. Even saying “It’s not our mistake you misunderstood” and “I’m sorry you can’t afford the extra application fee” though that was never the issue (it’s a 35 dollar fee). I imagine they will have someone reply and explain to us for the fourth time why they are unable to do that, though other companies don’t even need a fee in the first place. They had lied about the process (concerned only about making money) and were wanting our co-signers to apply as residents which is NOT typical of a property management company. I had asked about this in the beginning, as my mom is in the middle of buying a home and vehicle (which I explained) and never did they mention that she would be applying rather than providing income information (which is what every other property management company requires, rather than dinging another persons credit). Absolutely no way of remedying the problem, not even allowing me to speak to whoever is in charge. The money wasn’t the issue, we are not renting this place solely now due to Kate and Angie’s actions. Which is a shame, because we were very excited. I would urge everyone to look absolutely everywhere else first. I know we will from now on ***Response to Mike: If you reviewed our file, you must’ve noted how many times we were given false information and how many times I asked Kate the same three questions before she answered them. We asked very clear questions before applying, knowing that we were applying under certain circumstances. Your reply completely disregarded that, so how can you pride yourself in customer service? Absolutely nobody has made any effort to right this wrong or even to apologize for the incredible inconvenience their unorganization and lack of communication has caused us. I also pride myself on my own customer service skills, and know when my employees make a mistake, it is my company that eats the cost, however that goes about. But yeah, thanks for giving me a brief synopsis of a situation you were not even a part of and likely still know nothing about. Very helpful! Wondering where you were yesterday when I asked to speak to a supervisor

I began working with Northwood before I even owned a property in Eugene. Mike (from Northwood) gave me free consult on pricing a property I was considering purchasing. After purchasing this property, to be honest, I became a fairly difficult client. As they proceeded to seek out renters I called every day bugging them with rental status. They were patient with me and got a renter very promptly (if only to get this annoying new client to stop calling them). They have gone on to arrange a number of necessary maintenance fixes-finding affordable contractors and making sure both the tenant and me were happy. I'm so grateful that I can trust somebody to be caring for my property and to be doing it in a fiscally responsible fashion. Thanks Northwood!

They are very low cost, their documentation is prompt and accurate, and they have quickly found new renters for the property. I have never rented from them, but they were awful to encounter on the road. They sped past us in their company van, while my friend and I were riding horses, signaling them to slow down from their crazy speed of over 45 mph on a narrow, country road. They then proceeded to reverse towards us, and try to yell at us for being on the road. Horses on the road have the right of way, and that is what we informed them, only to be yelled at as they angrily sped off. If this is how they treat the public, I wonder how they treat their clients...

We cleaned the house to a spit shine. I have photographs of every room as we were walking out to drop off our keys and it looks better than the day we moved in. A month later, I got a bill and a letter saying they're keeping our security deposit and that they want an additional $900 and some change (security deposit was $1875, so they are trying to get nearly $3000 for a house that they completely lied about in the initial advertisement ("beautifully landscaped yard" that was a rotting disaster, among other things...I've also saved the ad because it was so insanely false that I figured it was in my best interest to do so). They claim the carpet and everything under it was destroyed by our cat, yet if carpet is so badly damaged that the subfloor and pad are also destroyed and everything needs to be replaced, you'd see at least a spot of discoloration or something on the carpet. There's not a thing because they're flat-out lying. Our cat has never peed outside of his box and I told them that various spots in the house smelled like pee when we moved in, AND showed them exactly where the smell came from at our first inspection (6 months after moving in). Apparently, "pee smell" was noted on the inspection form but nobody noted that it was ME who complained and told them to make note of it, so it just looks like she noticed that something smells like pee. If there was any structural damage (which I don't believe for a second after dealing with this company for 3 years), it was caused when the owner's 25 year old washer flooded the house, as ALL damage they claim was magically UNDER the carpet with no trace of it on the surface. Apparently, my cat is the Criss Angel of cat pee. That's convenient for them. Plus, they couldn't even manage to get the length of time that we lived there correct. They claimed we lived there for 2 years, but it was almost 3, to maximize what they could charge us for the carpet that was likely damaged from whatever was already below it wicking up. If it came from above, you would be able to see it on any of the dozens of photos of the entire house. There are multiple BBB complaints about them doing this exact thing and they are going to be dealing with a lawsuit if they don't rectify this situation. I have rented numerous properties in multiple states and they are the absolute worst. I wouldn't rent from them again if my life depended on it. They are unethical to the core.

Repairs happen fast. Statement is always 100% accurate and easy to understand. Northwoods has specialists for turnovers, repairs, new renters etc. Quick response; they rented a difficult country property in under a week. Pictures of the place were awesome. I highly recommend. Candy was proactive asking a tenant (nicely) to let us clean the gutters. This saved me a possible legal problem and shows owner and tenant awareness. Kerry got my duplex rented in December, a very difficult month.

Great sign up process! Very communicative and attentive staff. The lease signing process was thorough and fair. Higher deposit, but worth it for better maintained property and a company that seems more trustworthy!

The management team is very unorganized. Every employee I spoke to gave contradicting information. Before applying, I ironed out the details in the event of needing a co-signer. I was told that if it came down to it, I could provide them the information of my co-signer and everything would go through. However, that turned out to be far from the truth, and what was really required were unnecessary fees, credit checks, and other hoops to jump through. They seem to focus more on ripping people off than doing honest business, and this has been a truly frustrating experience.

Don't bother. This property management doesn't return phone calls which obviously makes it impossible to deal with them or see properties. It seems as if they will only call you back if you submit an application, which costs $35. Very unprofessional in my opinion. There are many great property management companies in Eugene, you would be better off going with one of them. I am very disappointed.

We rented from Northwoods for around 1 year. I have to say this was the best rental experience we have ever had. Mike, the rental agent is very professional and courteous. When ever we had any issues that needed to be fixed the repair man was there within a day and he was also very professional. When we moved out we left new curtains and a rod that were worth aroung $300 because we couldn't use them in our new house and Northwoods reimbursed us a prorated portion of around $150 for leaving them! If/when we ever get back to the Eugene/Springfield area we will definately rent from Northwoods again.

We rented from northwoods for about 3 years. A lot of the workers need customer service training, their emails are often condescending and clearly put out, if they don’t respond in 3 days and you email back they appear agitated (if something will take a while, it’s super easy to reply, thank you for your concern I’ll will get back to you when I can). However some of them were decently pleasant if you called. Sherry was always amazing and understanding, she is the best part of the company. Also, God forbid you don’t mow the lawn on time, it will rain for 4 months straight and you’ll have to mow the lawn the first day it the suns out even if it’s a Tuesday while your working a full time job and taking 18 masters degree credits. Another frustrating thing was an 80 dollar late fee I had to pay because their online payment system portal deactivated my account while I was out of town. (And I’m sure if you read this review you’ll look at the file and see that we had a late fee one other time in 3 years because the person paying put the rent money in the wrong account and so you can’t forgive it, but it was the systems fault and i would have dropped off a check if I was not at a wedding in Fresno). But realistically they could have evicted us for hiding 2 dogs and having people live there who were not in the lease, but after that we were open, honest and respectful to the home. They are a 5 star when it comes to prices, but their customer service makes it clear that they believe we need them more than they need us. It is also worth mentioning that some of the images posted on their rentals are not up to date, because I can confirm that the backyard of our rental does not look anything like the pictures shown in the current ad. And to Sherry: Thank you so much for your patience. It wasn’t always easy but your honesty and ability to listen and understand made it a pleasure when you had to do inspections. I hope we redeemed your trust in 20 year olds renting a house in the last year. You are the kindest person and I hope that you are appreciated by northwoods because you are the best part.

I did not like these guys at first experience. I thought their pickiness on the very small things that needed to be fixed before listing were over the top and I still think they need a much better approach that is less insulting to the owner and the property upon initially addressing those items. I went with them in large part because of cost. Having said that, their attention to detail has worked to my advantage big time. They found a flaw in my air conditioner that was still under warranty purely by its sound. The renter they found has been great. They ask me first before doing any maintenance and the maintenance costs have been reasonable. Their statement at the end of each month is clear and concise. I have and would recommend.

Personally I've had a great experience with them. They were friendly and responded quickly to any work orders we put in. I did have to break the lease on the place I was living (sad face- I really loved the apartment, it had been recently remodeled and was in beautiful condition) but the lease break fee seemed reasonable. Absolutely WORST property management company you will ever deal with. Even though I liked what they had to offer as far as rentals, I couldn't get past the rude, condescending, and inconsiderate staff. Not only was the staff unkind, but they NEVER answer their phones. I called 13 times in one day without them picking up. If you are a student at the UO, DO NOT rent from Northwoods. You will have a much more pleasant experience renting from Von Klein. The Northwoods staff in Medford seems much more professional; however, Mike and Kate from Eugene will make your rental experience more than miserable.

Northwoods Property Management is taking care of my duplex rental, and I'm impressed with their professionalism and care of my property. Starting with the initial meeting with Mike to put the property up for rent, to Kate, Shannon and Candy the office and maintenance team. The communication is clear via phone, text, and email. The maintenance for my rental is efficient and fair through reputable local professionals that I can choose or that Northwoods oversees. The monthly statements are clear with detail sent via email, and rental payments are setup with auto-pay into my bank account. I've experienced another management company in the past, and Northwoods is by far a first rate rental management company compared to my previous rental management company. They care about the owners and the tenants. A personal note: Mike noticed at our first meeting that the deck needed an addition stringer under the deck and some cedar boards replaced for the safety of the new tenants. I'm happy I found Northwoods and I recommend them!

She even responded my question on weekends on her day off. My house had a lot of problems since, she was never too busy to helped me out. I also like the contracts that their company been alway used. I recently a had new roof done for my rental, the contractor was recommended by this company. He did very good work at much better price. Don’t need to hassle to find your own. Northwoods manages a property on my street. A “camper” started living on the side of the property between the fence and the street but still on the houses property. Drug use, trash, and stolen bicycles came shortly afterwards. A neighbor called Northwoods to let them know what is going on and that per the Police the only way to solve the problem is to tell the owner so he can file a complaint. After nothing happening we tracked down the homeowner and told him what is going on. Northwoods never called him! Wouldn’t you expect your property manager to let you know your rental property is being used as a homeless camp/drug den/stolen bike shop/garbage dump? They said they can’t force an owner to do anything. Nobody asked them to force anyone to do something - just to do the absolute minimum thing you should do as a property manager - tell the owner! If they won’t tell you about problems like this then what are you paying them for? Wouldn’t you want to know your property is being used in this way? That your investment’s value is being impacted negatively because your property management company doesn’t think you should know about things like this?

My Sister and I applied for a rental property thru Northwoods Property Management in Eugene, we didn't give complete information and so we lost out on the property of our 1st choice. Resubmitted application and choose a property at 3:50pm on Dec 13th, 2017. At 4:05 on the same day I left a message that we had decided that we wanted a different home due to the location. On the 14th she called to say that our 2nd choice had an approved application already in place and would we like to apply for another Rental but it would be $200.00 above our orignal budjet. I made the descion to apply so as not to loose our place in line. On Friday the 15th we called to check the status and were told that we would most likey know on Monday. After waiting all day on Monday andwith out hearing anything, we finally called at 3:55pm (they close at 4) only to be told that we had been sent an email (that was never received) of denial due to the Income Requirements. On Monday I recieved a denial letter that was postmarked Dec 15th, the very same Friday that we were told that they wouldn't know anything until Monday! The 1 and only time i received a call from the was to know if we would be willing to apply for a more expenive property. They never called to let us know that the apl. was incomplete, or that we had been denied. In my opinion this has been the worst professional company that I have ever worked with, and I had to pay for it. I highly recommend going with a private owner. You still have to fill out an application and are only charged if they run your application. It takes about and hour to be approved or denied, vrs. the 4 days it took for this company. My Sister and I have now decided to purchase a home and will pay cash.

Initially they were great. But as time went on they got more and more awful. The property we were renting kept having major maintenance issues. Like a pipe leaked and ruined the bathroom vanity and they had to replace it, or the shower head leaked behind the wall and molded out the wall and the breaker for the hot water heater kept tripping and leaving us with cold showers. Every time I had to call them it was an inconvenience that something else went wrong with their rental, and I had to call them almost every month. They said the house came with washer dryer hook ups but it only had a washer hook up no dryer vent. We had major issues with the neighborhood: needle and syringes being put in our garbage can(or around it) on garbage nights, our duplex neighbors parking in our driveway, calling the police on a different neighbor being beat up by her boyfriend in their front yard and finally having another neighbor threaten to tow our car multiple times in which our car was in public parking locations. The address is 2691 Norkenzie Rd. Trust me, don’t live there! When we moved out there were mice in the garage. My main problem with them is Angie, their front desk person. When I called to check on our deposit being returned(cause it was past the 31days that was written in contract) she said it got mailed yesterday(still past the date given). When I told her it was past the 31days written in contract she said “yup” and laughed at me as if I was stupid. When I asked to speak with their manager she said “Mike isn’t in the office and I wouldn’t transfer you to him anyways. This conversation is over” and then hung up on me. Mind you, I was upset but being completely reasonable with them on the phone. Her attitude with me was completely uncalled for. Now that I wasn’t a renter from them anymore meant they could be completely rude to me now.

I have used Northwoods Property Management for several years. The service has continued to improve with little increase in fees. They are attentive to both the renters and to owners. As an owner, I appreciated the quick response to renter issues, so that little things don't become big issues. A recent annual inspection was very good in that it documented the condition of the property, but was available on-line for me to view. When repairs/maintenance is required, I'm comfortable that NPM gets an estimate that is reasonable and with a qualified company that won't need to be called back again and again to fix an issue. When something is a bit more expensive, they obtain 3 estimates quickly. The use of an on-line statement is also a major plus. This service is not available from many property management companies. As a property owner, you can't beat the management fee and the service they provide. Well worth the time and effort to talk to them about managing any/all properties you may have. Just wanted to add that the annual property review, with multiple photos, is now a part of the online access. This is great so that I can compare conditions from year to year. Another good reason to use NWP.

We’ve only been with Northwoods for about a year, but we are VERY impressed with the GREAT service at a discounted flat fee . We found them through Google and researched them pretty hard. On our first contact, Manager Mike responded to us immediately and scheduled a tour of our rental property. Once we handed the property over to them and got it listed, our house was rented in 2 days. Although our rental falls outside the areas they serve Mike was still willing to explain process of using a Property Management Company. He was very nice and patient with all of my questions. I especially like the flat rate they charge. Wish we could use them!

They do not require the homeowner to hire reputable repair persons. The homeowner admitted to me that the flooring was on recall and needed to be replaced. Upon move out, there was some scrapes on the floor and WE were charged for replacing the floor!! We were not able to use our master bathroom for 6 weeks due to a massive crack in the shower floor, back screen door never fixed, leaking outdoor spigot, not able to use oven for a week due to it breaking. Cleaned the place beautifully before we moved out. All of this and we were STILL charged for very expensive cleaning and painting. Do not rent from them!!

We asked them to rent the house out and we signed the agreement they gave us and when we finally did all the repairs / improvements that we could afford we told them we were ready to rent it out and they went over there and made a list of things that we couldn't possibly afford... they said they couldn't rent the place out until that list was completed... I told them about my financial situation and they said that they couldn't rent it out till that list was completed... I had my hands tied. there monthly fee was 75 and there set up fee was 75 then if i wanted to cancel they would charge us 2 months so a total of 300 dollars and they knew that we couldn't afford to do the repairs that they required to rent out the house... So i had to cancel the agreement and now I'm going to be in the hole 300 dollars and all the work they did was put a lock box on the door. they didn't show it once or even advertise it... FAIL

The absolute worst company. If you have a problem, it will not be fixed until months after you report it, and you will get handed the bill and expected to pay for the company's time. The apartment off 22 and willamette they own is built on toothpicks and ant hills. Yard work will be done at 8-10 am on any day they'd like, so good luck planning for it. The sewer system is one long pipe and if your top neighbor flushes a clog, it will go to the bottom neighbor instead. The entire apartment is built on weird cement patterns you will constantly trip over, and the stair railing is on its last legs. Mold all over the walls, windows, and ceilings and the repair men will not take it seriously. The entire complex is put together with the cheapest fixtures and lousy paint jobs, and when you leave you will be overcharged to replace all of it.

We’ve only been with Northwoods for a couple of years - found them through Google and researched them pretty hard. They were quite a lot less expensive than others we looked at and I was a little concerned that their service levels would reflect that. Well, we’ve been surprised and very happy with how they’ve managed our rental property in Eugene. Their purpose, of course, is to lessen the burden of owning a place when you live elsewhere. Communications are great, concise monthly report, easy accounting and good follow up. Over the last couple of weeks, the wall oven died and we decided to replace it and the cooktop with a new stove. They were enormously helpful in looking at appliances, had a contractor in their back pocket to pick up the stove, modify the cabinetry to fit the stove, install it, and all at a good price. Overall, very happy with the complete package of services!!

Their listing was falsely advertised as having a porch, which we looked forward to eating breakfast on. Later we were informed the porch would be fixed soon after moving in. Then it became "soon." Then it became "in the spring." Finally, it became "after you move out" and our lease was terminated (under a subsequent property management company) so "the landlord can move back in to reside" (which was a lie but that's another story; the property is now being rented out by a third company, Empire Property Management). The second property management company came about, however, from Northwoods having high standards of care for tenants, that is why I still include three stars. They were prompt with repairs and when the landlord's handyman made sexist remarks, they requested an alternative person. When the landlord refused, they withdrew as property managers. They also seemed like they were reasonable about wall decor and weren't going to milk you for all of your deposit, although I can't testify to that for certainty. So in the end... I changed my result to 4 stars. I would rent from them again, and I hope they learned their lesson about the false advertising and working with crummy landlords.

I heard about Northwoods through a friend and decided to give them a try for a rental property we own in Eugene. I found their price to be very reasonable for our 3 bedroom house so I wondered if we wouldn't get personal attention or service. I couldn't have been more wrong, they have been incredibly professional, attentive, and personal. I have two reps I can call at anytime about any issues or concerns and they are always quick to call/email/text me back. I also love their automated deposit and paperless statements. A great choice.

Rented a house from them and had to move out part way through the lease. We found tenants to take over the lease who were approved. However, Northwoods took over two weeks to respond to the new tenants attempts to sign a lease at which point they got fed up and backed out. Northwoods is now attempting to charge us $2500 for early lease termination. They also told the perspective new tenants that they would not perform any repairs on the house as it was a lease take over not a new lease, which was not true given that they were trying to sign a lease. This company has been nothing but a headache to deal with. They do not inform you of repairs or when people are coming to do them. We had to follow up with them and schedule our own repairs after they took 2 weeks to fix a simple window latch. We have moved to a new house with a good property management company by the name of RANS. Much better service by someone who actually has both the tenant and owner in mind.
