They'll put on a good show at the beginning, but don't let it fool you. They are lazy. I wanted to be involved with my property, but it was always difficult to get a hold of my property manager. I spoke with his voicemail more than him. When my first tenants moved out, I was in another state. I came back to find the rental a mess. Nothing had been cleaned. I did not receive this information at the end of lease walk through. I was also supposed to receive a video at the end of the lease walk through and I did not receive that either. Had I received that, I would have seen how dirty the house was and that my thermostat had been changed without my knowledge and would have charged the tenants for cleaning! After discussing this with him, along with other issues I had with him, like his breach of contract, he got the house cleaned. Apparently whoever he got to clean the house just mopped the floors so it looked like they had cleaned. There were noodles on the carpet that had not been vacuumed and hair in the bathroom drain. He breached the contract by not observing the quarterly walk through that we had signed a contract on. Also, after the tenants moved out, I had to switch the gas, water, and electric, myself even though I was paying him to manage the property. This occurred well after the tenants moved out and his excuse was that he thought they were coming back. However, their lease was well up and they were moved out.
I tried to contact the manager multiple times. Apparently he cant return a phone call either.
There are many other companies that will do business with you for the same percentage and will work hard for you. My new property manager will actually communicate with me. I am very happy I switched and would never recommend ReMax. I no longer pay for a property managers excuses. I am no longer being taken advantage of.
