My house was sold by Rich Abrams back in 2016. Over the years, he had been door to door in our neighborhood giving out his card, and since he always would drop by, we thought we would give the contract to him. Sadly, once that was done, we rarely had him call or reach out to us.
While the price point may have been right, or maybe a little conservative, we did get a contract within a month, but several things could have been done better. For one thing, the open house notification, also, additional client could have been allowed to see the house during the attorney review period.
We had just arrive from a vacation on an overnight flight, and were sleeping, and I thought I heard some noise downstairs. I came downstairs in my robe to see someone in my house that I had never seen before. She was as startled as I was, and quickly explained that she was with the real estate company and that their was to be an open house within a few minutes!!!! Fortunately, my home was in good order and we were able to get dressed and get out the door as prospective buyers were arriving! As I mentioned previously, no one from the real estate office ever called, emailed, or text us about the open house!
The other issue was not continuing to allow prospective buyers during the attorney review. On the third day of attorney review, we received a call from a realtor asking if a client could come by and see the house. Since we welcomed anyone that was interested, we told them it was fine. The prospective buyers were darlings and also submitted an offer, at full price. The real estate agent that accompied them told me that there was another agent from her office that had tried to make an appointment, but that they were told that the house was under contract and was not being shown. I had never told anyone at Abrams office that I would not show the house!
The final pet peeve of mine was that, after the closing, it is customary to receive a thank you card for the business, and we didn’t even get a call! That to me was just so sloppy and rude.
Would I use or recommend the services of Mr. Abrams office, sadly I would not. I would recommend speaking to people in your area that have sold their homes and compare the difference in service. After all, the commission that you pay should be earned.
