I worked for the Tenant/Landlord hotline in Missoula for several months and gained a lot of insight into Lambros' business practices. They were BY FAR the most complained about company in Missoula. A few examples of things that I've encountered in my dealings with them:
1.) They require you to pay your rent on or before the 3rd of every month. However, if the 3rd falls on a weekend you MUST pay before. Now, when the 3rd lands on Memorial Day (and the 1st and 2nd are Saturday and Sunday) your rent is late if not paid on the 31st. Who has money the 31st of ANY month.
2.) Their late fee is a ridiculous 10% of your rent! That means if you pay one day late and your rent is $800 your late fee is $80!
3.) Their rentals are not legal. Stairways are required to have handrails. Theirs don't. Every bedroom requires an OPENING window and smoke detector. Theirs don't.
4.) Their people will enter your property without giving you notice, or if they bother to give notice you're lucky if it's the required 24 hours.
5.) They blame any problem/defect with the property on you when you move out and keep your deposit. Make SURE you are very meticulous on your move-in report. If they do try to keep your deposit, fight it. You have the upper hand.
6.) They flat out refuse to perform maintenance if it is something that will require them spending money.
They are the closest thing Missoula has to a slum-lord. Avoid renting from them. And it's hard, I know, because they have many properties.
