Boy oh boy, if I could turn back time and disentangle myself from having any interaction with this management company, my world would be a much better place. From having no smoke detector for 3 months after putting that down first on my move in sheet, contacting maitanence has never been easy. They choose faulty fixes over long term solutions, as fixing my hot water heater (something that is considered by the state and county as an emergency maitanence problem) took over a month to fix. Currently I am battling them to try and fix my washer dryer because it's eating my clothing and leaving black melted residue on all my linens and clothes. They came by and told me everything was fine. Then charged me $100 and a $7 late fee after it wasn't paid in a few days. I called to tell them I wasn't paying it because my issues hadn't been addressed or fixed, and the manager of the Montgomery County office in Rockville named Veronica threatened me over the phone trying to tell me she knew I was violating my lease. Well, if I wasn't keeping my lease, she should have sent me a letter and gotten my butt out of there. I wasn't violating my lease, Veronica was just trying to take advantage of the fact that I'm young and wouldn't stand up for myself. ***IF YOU'RE RENTING IN MONTGOMERY COUNTY MD AND THEY REQUEST A MOVE IN FEE OF $100-$150, THIS IS ILLEGAL. VERONICA HAD TO REFUND MINE AFTER I BROUGHT HER THE COUNTY LANDLORD-TENANT HANDBOOK AND SHE WAS FURIOUS.******* A rogue employee who was leaving the company told me this before I came back to Veronica with the handbook so they know it's illegal, and they're doing it anyway. They count on people not knowing or checking. As long as you can verify that you'll never have a maintenance issue or have to call the office for anything, by all means, the property I live in is decent. But the headache and disrespect in addition to being illegally charged fees in retaliation for reporting maitanence issues is more than enough to make me never want to deal with them again. At one point they directed their staff for their maintenance line to tell me they were an answering service and didn't take any new work orders. If I pay good money, I want my apartment in working order. And I shouldn't be threatened by my property manager to get it done.

Are these other reviews real?? Seems they can't possibly be. My experience as a property owner has been a nightmare with this group. The communication is horrible. Emails are responded to days later and sometimes by different people so one person says one thing then later another says something different. My property was left in poor condition even missing a doorknob. They removed a doorknob and replaced with a key lock...the door can only be opened by tugging on the key. This company asked me if I had pictures to prove I had a doorknob in the first place. -.- Damage was excused as normal wear and tear or weather related that could not possibly have been. Terrible experience, happy it's over. Would never recommend them to anyone.

I hired RPMC 7 years ago to manage my rental property. For much of that time, they were "OK". Not great but it certainly could have been worse. Service has gone downhill in the past 2 years, but I honestly think they'll eventually bounce back once they deal with some staffing issues. It's a difficult business and quality LEADERSHIP is not easy to come by, but once they find someone with the skills to effectively manage day to day operations and set a standard for communication with tenants and owners, I think they'll be able to build upon their existing foundation to provide a higher level of service.

I have been trying to schedule a tour of an apartment for over two weeks and have called and written multiple messages trying to get a hold of someone but have received ZERO response. The number provided has a full voice mailbox so it’s not even possible to leave a message. They have responded to other reviews like this that sometimes their leasing agents get overwhelmed. If your company can’t respond to a single message, then there is a bigger problem that hasn’t been addressed. If I was the owner of this apartment, I would be furious that potential renters are being completely ignored.

They were able to find a qualified tenant in just a couple of weeks and also got the place ready (painting, cleaning etc.) quickly and at reasonable prices. Worst Management Company Ever!! Renters and Owners Beware. This company is ran by staff who do not communicate with each other. My best friend and I rented a home for two years. During the course of our rental we were treated like unworthy tenants. We often got emails and letters about not paying the rent on time and we would have to leave the premises despite paying monthly on time. When the issue was addressed we were told to just ignore it. The staff were not helpful with communicating and then after emails would ask to write a review about their service on Google. I would give it 0 stars if I could. When there were issues in the home someone was promptly able to come out to look at the issues which then resulted in the work being said to be a “tenant responsibility” which we had to pay for. The roof in the home was leaking and it took weeks to fix luckily we were not charged for that. The moveout process was the worst that I ever experienced. It appeared that the management company wanted us to do landscaping and other handyman work to the home (caulking tub, paint walls, etc). When living in a home it would have normal things that should have been done by the owner or the company. What it all boiled down to is that they did not want to give us our $1200 security deposit back. We got a measly $100 which they said was because of the things they had to do to the home mind you we were two single females no kids or pets. The property served it’s purspose and we have brought a home, but we would NEVER use this company if we are trying to rent out our home. Take my advice before it’s too late.

We loved Tatjana, but we haven't had the same experience with Maria, who deals with the administrative part. We were told to remove our maintenance requests from the application to get approved. We were also told that there was another application and we had to do that just because if they didn't have requests, they would get the unit. But we were also told that the maintenance requests were cosmetic. They said they couldn't get the landlord to approve them and that was holding up our application. But the next day after we withdrew our requests, the owner suddenly approved everything. We also have to drive an hour to the office to pick up keys and we originally couldn't pick the time. The assumption was that we would take off work for a 10 am appt. We were also given zero time to read through the lease. Also Tatjana mentioned that we could change our move in date and that Maria could change the first page with the old date so we could move in one week earlier. When we contacted Maria she said it wasn't possible because we already signed the lease. She then contradicted Tatjana saying that it was not as simple as a page change, and that the unit just would not be available. But why? If the requests were only cosmetic? We love the house, not the management company at all.

They seem to think they can make their own prices and only pay what they think they should. Beware HVAC Companies! They don't like to pay and when they do pay, they pay what they want!!! I called to tour a property 3 days in a row, left plenty of messages with the leasing agent (inbox ended being full on second day) and spoke with the front desk about the property. I provided my name, number, and the property I was interested in to the front office which said I’d get a call back to schedule a tour. I have not been contacted for a tour at all. Property owners: beware of trusting your real estate with this company. If they can’t call a potential tennant back in 3 days to schedule a tour how do you expect them to take care of your real estate if something goes wrong? Renters: STEAR CLEAR. I’ve made 20 plus calls 2 voice mails, and 2 messages over 3 days and have not gotten a single response. If a company’s service is so poor they stuggle to provide service when money is being offered (rent) I doubt any maintenance requests would be fullfilled.
