I called Buyer's Edge about making an investment with my son, a student at UMD, in a house in College Park. Steve Israel sat down with us and explained the risks and the benefits of the idea. My son and I had already been passively looking at properties online through Zillow and Trulia, but talking to Steve helped us to focus our search. He provided us with detail on available houses and comps for prior sales with a level of detail not available on the internet sites. He also sent us emails informing us of any new listings in the target neighborhoods. Steve accompanied us to look at several properties on several different days. We made an offer on a house that was being sold on a short sale; this was a particularly speculative offer given that when we made it, the seller already had a contract on the house. Even though it was a long shot, Steve facilitated that offer. Ultimately, that deal did not work out. Steve showed us some more houses that looked promising. Steve let us know that timing was critical, and we found that the houses priced to sell had to be moved on quickly. One such house came up on short sale two months into our search. Steve took us to look at it, and it was a disaster inside and out. It had been vacant for months and had been vandalized with walls kicked in etc. A real mess. But the house was in a perfect location. Steve recognized that the damage was cosmetic and had an excellent idea of the fix-up costs. We made an offer, and then found that two other offers came in with ours and the seller was going to accept best and final offers from the three bidders two days later. Steve advised us on what he thought it would take to secure the contract, we bid that and won the contract by a nose. Steve had experience with the short sale process, a process which is speculative and comes with no guarantees. But three months later the seller's bank approved the deal and we settled in July (with Steve helping to work out a number of seller-sided bugs in the settlement process.) Using several of Steve's contacts in household handiwork, in three weeks we had the property fixed up in the price range that Steve had estimated. My son and four rent paying friends were in the house by mid-August. This transaction has worked out incredibly well for us; the house is beautiful, I am sure we could sell it for a lot more than we have invested in it; my son is squared away in terms of his housing at UMD for the rest of his time there, and we have property that is returning hundreds more per month than its carrying costs. Steve helped us and encouraged us through this process at every step. I called Steve frequently and in those few instances where Steve wasn't available, Julie at Buyer's Edge helped us. The short sale deal had many more complications to it than your usual transaction (because of the bank behind the scenes that ultimately calls the shots) and Steve's experience and perseverance in advising us made all the difference. It was an interesting journey to make this investment, but having Steve Israel and Buyer's Edge as our guide, it was an extremely positive experience for my son and I. We could not be more happy with the result.

Because I do a national column on real estate for newspapers across the U.S. and have interviewed Steve Carpenter-Israel many times! The depth of his knowledge has always impressed me. He is truly a very committed consumer advocate with a deep knowledge of real estate markets. So when my son recently decided to purchase a Washington area condo, I turned immediately to Steve to represent him in the search and purchase! What sets Steve and his colleagues apart from the multitude of agents across the area is that he is totally dedicated to the buyers' interests. He takes an in-depth interest in the buyers' priorities and then uses the best technology to search for the available properties in the desired area. Once the buyers have developed a short list of finalist properties, he uses his incisive analytical tools to compare and contrast potential options. This analysis covers both the relative value of the property -- compared with comparable sales -- and the quality of the structure of the home itself. ---OVERALL--- For months, I have been putting off writing this review, because I could not think of how I could express strongly enough how happy we were with Marshall and Victoria Henderson. But as time goes on and we settle into our home, I am even more grateful looking back. We were first-time homebuyers with a baby on the way, and were totally intimidated by the process. Victoria and Marshall are straight-talkers, but they also validated our feelings (they're just kind people). I am a planner and a worrier, so normally I have to be on top of every little detail to feel comfortable. With Victoria and Marshall, I literally just put it in their hands. They did everything. I didn't have to spend hours late at night scouring the internet for home buying pitfalls or information on warranties or neighborhoods. Whenever we had to do something, Victoria and Marshall let us know at that time. It was totally stress-free. They also made sure they were available whenever we needed them, especially once we made an offer on a house. ---FINDING HOUSES--- Victoria and Marshall got to know us and what we were looking for. They then recommended houses of different styles in different neighborhoods, including ones that were not yet publicly listed. We also had access to a database where we could search on our own. ---TOURING HOUSES--- Marshall was an invaluable resource for touring houses. He has years of experience as a contractor, so he knows exactly what to look for concerning red flags (although he is modest and insists that only the official inspector can say for sure). For example, he looked at a sliding door and said that it could be dangerous because the paint likely contained lead, and the sliding creates friction that can sand the paint and put lead in the air. ---MAKING AN OFFER AND NEGOTIATING--- We made a pretty lowball offer on a dream house that was way out of our league, just to get some practice. Victoria gave us expert negotiating advice, but always maintained that it was our decision. She never pressured us into doing anything; she wanted us to be 100% comfortable. It was clear that Marshall and Victoria were clear fiduciaries looking out for our best interests alone. After several back-and-forths, the seller agreed to a price within our budget. We never expected to be living in the house that we are living in. ---FINANCING--- Victoria and Marshall recommended a mortgage broker who was lightning fast in pulling up estimates for us during the negotiation process. We also got a lower interest rate than we could find anywhere else. And Victoria, Marshall, and Kevin all talked to each other; so we didn't feel like we had to herd the various parties. ---CLOSING PROCESS--- Victoria and Marshall also put us in contact with home inspectors, and we were thrilled with the one we chose. They then helped us to negotiate repairs with the seller, as well as get the seller to buy a home warranty. And they worked with the settlement company, so that again, we did not have to be the go-between for the various parties. Everything was smooth and well-orchestrated. PS: I noticed that Buyer's Edge has a ton of five-star reviews, which sometimes makes me suspicious. They never once asked me to write a positive review or provided any sort of incentive for doing so. I hate when businesses do that.

I just worked with Stephen at Buyer's Edge to purchase a home in Maryland. I couldn't be happier with the experience, it was wonderful. Stephen quickly understood what I was looking for and my budget. I was in a good place to be very picky about the home (no time constraint to move in/move out of my previous residence) and he showed me a tremendous number of homes until we found exactly the right one. There was no pressure to buy quickly or settle for a house that wasn't quite right, and in fact Stephen told me a couple of times, when I was discouraged with the homes on the market, that he was sure we could do better -- and we did! The mortgage broker, inspector, and settlement attorney recommended to me by Buyer's Edge were also excellent. I'm so thrilled with my new house and I feel great about the experience from start to finish. I would not buy a home ever again without having an Exclusive Buyer Agent represent my interest in the transaction and I can't imagine that there are better agents in the DC/MD/VA area than the people at Buyer's Edge. Also: Their Bethesda Office sometimes has a Very Cool Dog in residence.

Steve had such an extensive knowledge of the area and he helped us narrow down the neighborhoods we were considering to make the process more manageable. He used his network of personal relationships to discover which houses were coming on, but had not yet hit the market, so we could have the first look at them. In addition, Steve's background in construction meant that he could evaluate structural issues on the spot. He helped us negotiate a price that was 10% below asking and he had a team of people to recommend to help us refinish floors, paint walls, and get the house into move-in condition quickly.
