I live at Lofts of Broadway, which was acquired by DF recently. From what I've seen so far, management is below average to poor, similar to before. I wouldn't have posted a review, but they are attempting to bribe tenants giving positive reviews with a drawing for money off of rent. Those examining these reviews should know that a number of them may be bought.

Absolutely horrible communication from office to the website. My fiance and I have tried to reach them several times via email or phone with no return of any of our attempts. Finally called the office and besides sounding completely uninterested in assisting a potential client, I was given the contact information of the same person that has yet to return communication for several weeks now. Pathetic that any real estate company would treat future clients in this nonchalant manner. Contact KY Homes Realty Group, they call you in a very timely manner and respectful.

The property manager has been very accommodating and nice to us and made our stay here these past two years a very enjoyable experience. Maintenance has also been VERY good with responding to issues and openly communicating. If you’re looking for a good place to live that is both affordable and convenient, give this place a look. I have been a tenant with Denton Floyd Property since 2011 really haven't had any problems. Every since the new property manager Forrest Harrison has taken over the property has gotten better. He is an awesome manager. He is attentive whenever I call for a maintenance issue he is on the job to make sure the issue is taken care of. He does a great job to keep his tenants happy. He is the best Property Manager I have had since I have been a tenant with Denton Floyd. Keep up the good work Forrest.

I rented from this company since 2014; however, in November I moved on to a different company. Having said that, the properties are very clean, with up to date emenaties, and very safe. Forrest is the Property Manager and he is very professional, he gives excellent customer service, he is extremely friendly, and he definitely cares about his tenants. Anytime I needed Maintenance they came within 24hrs and the issues were corrected immediately. I wholeheartedly recommend Denton/Floyd to anyone looking to rent or buy! Ask for Forrest he'll treat you like family!

Lexington Villas is a very peaceful place to live at. When I decide to move here. The office staff made it smooth as possible. Since they have started putting up the siding it has made it so much beautiful, and the dog park is the perfect touch.

Absolute slumlords. It is shameful the way they run properties into the ground. Denton Floyd and Broadway Management—two of the most despicable companies in Louisville. I am afraid they will not learn until they have a major lawsuit. For their sake I hope they learn quickly that their slumlord management style does not work out well in the long run. In one of the apartments I inspected, the fuse kept getting blown so they added a larger Amp fuse. This is a very serious fire hazard.

Carolyn at the Lofts of Broadway is a nasty rude unprofessional person and should not be managing any property. They also offered to pay money for good reviews so don’t trust good reviews.the lofts of Broadway are kept in disrepair and disgusting with trash, feces and glass everywhere making it and the area around it a horrible eye sore, unhealthy and unsafe for everyone who lives here. I can see into the apartment above me and below me because they refuse to do anything about the floors. We have had a leak above us for months and they have refused to fix it properly for months propably resulting in MORE mold in between the flooring because they didn’t fix it properly before the new resident moved in. Excuses include they don’t have enough money, they don’t want to spend that much money,they don’t want to fix it, they don’t have to fix it, the maintenance is either on vacation or sick, it would be too much work, she didn’t see any of the issues even though she walked past and drove past several of them for months. Since property manager is on site she should be walking the grounds checking for issuses not just sitting in the office all day and showing apartments. I shouldn’t have to tell her that the feces trash needs to be emptied or that there is glass at the main entrances which gets tracked inside into the hallways and elevator...all of which she has walked past for months and not taken care of. The dog park is completely trashed, unsafe, and unhealthy to use. There is absolutely no cleaning done nor is there anything done to ensure that the residents are using it properly. All the good reviews from 3 months ago should be ignored because they offered money off of rent for good reviews.—the day after posting this there were people walking around the property kind of picking stuff up. They didn’t work for the building so can only assume they are Carolyn’s family or she paid someone to rush clean...shouldn’t have to blast y’all on the internet to kind of do your jobs... or have someone else kind of do it for you.

I Renita Perry moved in Denton and Floyd apartments on March 4th 2017 and been having problems with holes in the walls bathroom leaking kitchen drains keep getting stopped up. Rats and mice in the apartment. Locks on doors are half on the doors. Air coming all through the windows. This is the worserest place I have ever lived in my damn life. But y'all want your rent money. Next month I will be calling the Louisville tenants associate due to bad business with this rental company. I pay my rent on time keeps my apartment clean. So I'm not dealing with this slumlord stuff anymore. It's truly is ridiculous that y'all's property can't be kept up with the money you all are receiving from all the tenants that rent from you all. I tried to give y'all a chance to get stuff straight it doesn't take a whole year to get it together.

After a few minutes checking out the well maintained apartments, and chatting with Phillip we knew we wanted to move in. Let's just say I'm sad to leave Denton Floyd. My experience with them were totally different than some of the reviews I see. I've never lived in a place that was so nice and well kept. The management group is outstanding and was very attentive and prompt to maintence orders. Sha'Juanda was awesome! She cares about her tentants. She went above and beyond to assure we were comfortable. All the neighbors at Dorsey love her. Mike the maintaince guy is great as well. It was hard find somewhere else to live because living here was a great experience for me! I would recommend DF investment group and ask for Sha'Juanda. Lisa

Upon moving into a home that was shown to us by Shawonda from D F Investment Group LLC there were several minor things that needed to be taken care. These minor things grew into bigger things since they were not taken care of in a timely manner. Phone calls went unanswered "we will get right on that" never happened. A major leak that was present before we moved in (we were told was fixed) reappeared. With no urgency of fixing it. It is leaking in my bed room and looks the the upstairs tub is going to fall in any minute. We have went to Shawonda from D F Investment Group LLC on several different occasions about these problems. Nothing was done! Our last move was to call the town. Now they acted promptly! Came to the house a found a whole bunch of violations! Is this our fault...? No it is NOT! So then why did Shawonda call us as soon as she was informed of these violations from the city and told me that she will no longer be excepting our rent and she wants my family (husband and three children) out in one month? I think this is very childish and unprofessional and me and my family are currently looking into lawyers and the BBB will be contacted. I do NOT take threats to me or my family lightly. And if need be I will be going to the news. Channel 4 is right down the street. I tried talking to Shawonda but she just hung up on me as well as the city inspector. I would suggest fixing this D F Investment Group LLC!

We have had a really good experience living at Lexington villas. Danielle is sweet and kind , she knows when to be tuff to get the job done. The maintenance workers are a little overwhelmed but do there best. Once they are on the job though they knock it out as fast as they can. We love the dog yard, and pool.

I used to hate this apartment and the people running it, but Every since the new property manager, Forrest Harrison has taken over I haven't been happier! He is awesome! He is very attentive, takes great care of his tenants and the units. He is always on top of any issue that may arise, without having to ask twice.
