I have owned certain commercial rental property in Nampa for 30 years and could never find a PM that managed it well. 7 years ago, I hired Tom at TNT, and he and his team have done a terrific job! I have since (with Tom's expert help) acquired two more properties, one in Nampa and one in Boise. TNT manages them all and i couldn't be happier. I am an out-of-town owner and need a PM I can trust to take care of the tenants and represent me well. Kudos to Tom and the team!

I just wonder if it's in your guys's policy to evict somebody even use the sheriff to help move along eviction the person who cooperates the entire time knowing they have no place to go they don't fight or fuss they have almost all their stuff out except for a little bit of clothes and a couple boxes leaves a note saying they will be right back for their stuff the last little bit of stuff to be moved out only to returned 30 minutes later to have their chef jackets and their nice dress shirts scattered across the driveway and the yard I have seen Sheriff's to do move outs before and they would not do that so that means one of your employees did and I would think it would be the employee that just received a key to that property this employee your maintenance man also believes that he has the power to evict somebody who goes banging on one of your tenants door saying he's going to throw all his stuff out and that he has a trailer coming in that the tenant should not be there so if this maintenance man is the one doing the eviction and clearing the stuff out why did the sheriff's have to be involved total waste of taxpayers money if you ask me your tenant was leaving they needed 30 more minutes he was gone before the sheriff showed up and it's funny because now that his stuff is scattered across the yard the person that did it is nowhere to be found either you guys told your maintenance man that he could harass that tenant or he took it upon himself to do it i also did not know that maintenance has anything to do with evictions or moving somebody out of the house

We have been working with Tom and his team for about 3 years, they have been managing 2 properties for us and it has been a great experience. We recently had a flood in one of our apartments and without Tom's quick attention to the problem we could have not been covered by insurance, but thanks to Tom and his team catching it in time our insurance covered the flood.

They rip you off. They gave us a huge list of the things we need to do before moving out. We did everything. I spent the whole day cleaning for what? They deducted us over $500 including cleaning, so if you are gonna hire someone to clean after we cleaned what is the point of making us clean?! On top of that, they charged us for cleaning ceiling fans - something that can’t be true as the place we rented didn’t have any!. During our stay we needed many things fixed and their handy man did not show up - we waited a month and after calling them they finally were able to bring their handyman! Be aware of their deposit policy because you would not get anything back, they would try to make up stuff to deduct as much as they can possibly get! EDIT: To my opinion, we found it as clean as we got it. One of the blinds was broken and we never complained about it. The bathtub and the shower always had problems draining and we never complained as their handyman took forever to fix one of the wardrobe doors (3 weeks). We didn’t feel calling and waiting forever to fix those things in the apartment. But if you want to charge $500 on these little things that do not take more than an hour to be clean then you better hire another cleaning company.

My husband and I have been renting from TNT for the last few months and absolutely love it. The management office is professional and quick to respond to any questions or problems. The owner is also very involved and even left us a welcome note with our keys on our move in date. I’m glad I found these guys and hope to rent from them for a long time to come. Thanks TNT Group!

I've had Tom Koltes and his crew managing my 16 units across multiple cities for several years now. He is also my "go to" and only real estate broker. I have had many property managers in the past in several states. Tom and his group are the best property managers I've ever had. They've improved my property values. They are fantastic at finding long-term stable tenants which is very key to profitability. The are also the best as brokers for buying and selling because they know how to find the best deals and terms when transacting. I highly recommend this outfit. Totally happy with TNT !!

I have had many property managers in the past. I've had any number of problems, up to and including not paying my mortgages to the point of a notice of default on the door. I hate to mention that in my review, but it is important that readers know that my opinion of TNT is based upon a lot of experience. I purchased an apartment complex two years ago that was suffering, to say the least, from poor management that lead to deferred maintenance and below market rents. This was a major project because these problems persisted for a number of years before I purchased. I haven't told Tom but last weekend we made a surprise visit to our property. We were BLOWN AWAY. It does not even look like the same property. It is in impeccable condition. This explains why the renters did not move out as we moved the rents up almost 30%. They were happy to stay since the place was being properly managed. In any event, whether you are a renter or an owner, this is a good place to do business. The team is talented and their good systems allow them to stay on top of your needs. Highly recommend.
