I’m not one to openly speak on line about my service experiences. Yet I have found myself compelled to share my thoughts... I would first like to say “THANK YOU” to the Leasing Specialist(s) whom assisted me with my rental process. On all occasions everyone was helpful, knowledgeable and exceptionally professional during both the application process and move in process I am well pleased with the unit. I was hoping Parc 980 stood true to their brochure marketing promises “100% move in satisfaction”. I’m delighted to convey I was and still am completely satisfied on day 4. I hope every new residence will enjoy the delights I have enjoyed, upon making Parc 980 a place they can call home, Thank you Mr. Johnathan and your colleagues for representing the values and moral compasses that I mirror and desire for a decent quality of life. It was my first apartment and I was looking for a long time! I couldn’t have picked a better complex! I have been living here for about 4 months and I have such positive things to say about this place. The location is good safe neighborhood and quiet. Ana did a wonderful job helping me with everything and answered all my questions. I’m so happy I decided to live here! Rest of staff is awesome! Thank y’all!

I have been living here for 4 years and it is a great place to live. There has been many changes in my 4 year experience but American Landmark is the best company. The changes they made are amazing. The staff in the leasing office are great and friendly people. The assistant manager and manager is also amazing. Overall a great place to live

I walked in the office yesterday 9/30 behind a couple complaining about the online system not working so they could pay rent. I stood off to the side to listen because I was thinking about moving here and customer service is a big deal to me, and I wanted to see how the lady Jackie (I believe that's what the customer called her)handled it. I over heard the lady say "the online system works I'm watching people log in now and pay, so don't say it's not working it's just not working for you!" Then she went on to say she couldn't do anything about it and to call the manager when she returns. I'm not sure what the customers were doing, but Jackie asked one of them why they were shaking there head. The young lady replied "saying things were broken at the complex that hadn't been fixed in two years" she said she had never been late on rent and that the customer service was horrible! That was a no go for me! But that's not the end of it Jackie started fussing at the couple saying she's tired of people complaining to her and bringing her issues. She went on to say that she doesnt fear anyone she's from new York and it won't take much for her to clock out and if someone has a problem they can handle it after six. Now this was completely unprofessional and threatening the customer! At that point I decided to leave, this apartment complex is beautiful in the inside but how dare they hire a staff that threatens their customers!! I'll spend my money elsewhere.

Totally would not recommend this place at all Hallways are dirty from trash which they charge for ballet trash and it leaves the hallways all dirty Worst experience ever totally not recommended Gates are never fixed pools are never open Car washed has never worked all these things never worked and I lived there for a whole year. And after leaving this review I received a call from the manager telling me that I am in mature for posting this Tell me that the gates are working Which they got fixed A-day before I left and I had been living there for a whole year And they never work These apartments have a lot that they need to work on

I been here almost a year, please pay attention to the reviews. Reviews don't lie, this is the worst place that I ever lived , I had issues upon moving in and to this day they are still unresolved. It's time for lease renewal and if I decided to stay my rent would go up Wow! I can't believe that, due to the fact nothing change, meaning everything is still broken and they have not tried to repair it, i wrote letters and spoke to management.

The neighborhood is nice and quiet, family friendly. My building is really quiet. Its close to popular retail stores and restaurants as well as "mom and pop" restaurants. Pool area is always clean. There is also a very nice gym area and pool house. I gave two stars for personal reasons, nevertheless I would recommend Madison at River Sound to anyone looking for a decent and affordable place to live. My only complaint at this time is that I moved in in February 2017 and the dishwasher wasn't working and now its working but leaking all over the floor. Also my closet door in the living area will not close. And they have known about this since February. I'm considering moving when my lease is up, mainly because I have health issues and living on the third floor is difficult at times and to move to a different apartment in the SAME complex will cost me 500.00, smh. I've never heard of that. My last complex allowed me to move/transfer with no problems and no extra funds.

It shouldn't take my post to convince you that this is not the place you want to give your money to based on what has been posted already but here it goes any way. I have never dealt with an organization in which they make everything seem like it's the tenant fault. We told them about the cat problem and they told US to buy traps! Excuse me? We told them about our loud neighbors and they asked did we talked to them? There's absolutely no accountability with this place from the top down. The assistant "manager" (use that term loosely) has to be the worst. Very rude and unprofessional. I'm still trying to figure out who was worst than her that she was able to get the job? Come in for a visit and see how rude they treat there paying tenants. Please avoid renting from this place as there are better options elsewhere. Learn how to treat people with respect and maybe you'll get that in return.

Move in process was fast and easy. The girls in the leasing office are always so sweet and ready to answer my questions. I have enjoyed my time here and will definitely be renewing my lease. A big thank you to Nathalie and Ana! Ask for them if you're planning on moving in!

Not sure where all these positive reviews are all of a sudden coming from, but I'm pretty sure it's probably the management itself leaving 5 stars Because I wouldn't give this place any amount of stars if I could and they definitely don't go "above and beyond" lmao. I have no idea how these people even get jobs or let alone keep a job. Their service is despicable and beyond unprofessional. You have time to write on here and tell people to "call the office with any concerns so that it may be fixed" but yet the phones are NEVER answered. And when someone does answer the phone they just rush you off the phone and tell you whatever you wanna hear just to get you off the phone. This place literally treats their residents like dirt and are only concerned with digging into your wallets. They don't try and accommodate anyone in a timely manner, they constantly lie, lack to communicate with their residents, they never follow through with what is promised, and even threaten their residents with the police when residents try to get together to express concerns and have a voice. Really? Yet we're supposed to be a "community". Bugs, dog poop, stray cats, dirty swimming pools, no parking, no pest control, horrible management, a gym with broken equipment, and non working gates (which were supposed to be be fixed in July yet it's September now)... No place is 100% perfect but when there's a consistent pattern in the amount of SAME complaints, then it's obviously the management and staff. Definitely won't be renewing my lease and I've already recommended a few of my friends who are looking for apartments to stay far away from this place.

Reviews should start having an option to leave a negative star - with that being said, this place is a joke. The only good thing is that the units are spacious and so convenient to everyday needs and roads. You're forced into having to pay for crappy wifi and cable, forced to pay for some package locker that you may or may not even use. Pest control? Yeah right. They never come around. But, the bugs sure do. Parking sucks, there are cars that I've seen parked for literally weeks in the same spot. Whether the gate is open or closed is a daily guessing game. The rent is raised without them even informing you about it or discussing anything with you. Your lease isn't even available on the online portal. The management and staff is the biggest joke of this place. They tell you one thing and do another. They tell you something you wanna hear just to get you out of their face when you have to walk into the office because no one ever answers the phone. I had a friend that wanted to move in but she ran the other way after just two meetings with the office staff. Their replies on here of "please come by so that we can work things out" are sad. Basically it's, "please come by so that we can berate you about this negative review and tell you why you're wrong and we're right". They berate their tenants on the online portal for any complaint. Their replies on there are utterly unprofessional. Do yourself a favor, and keep looking elsewhere. Better to pay $20-50 more somewhere else and actually get something out of it.

I moved to Madison on faith June,2017. So far Management has been great, office staff great so far. The Maintenance guys are awesome. Only thing I really wish they would fix are the gates, that would make me feel extra safe and remove the stray cats that I see in the very back of the complex around bldg.'s 2700 to 2500 Overall the neighborhood is safe, but having those gates closed would give me a greater peace of mind and especially safer for the kids. Other than that Love, Love, Love the location, great schools, the grounds are well kept clean feels like you are getting your monies worth. Hoping this management keep up the good work and continue to put their customers needs at the top of their list.

The location is excellent, everything is close by., the new management is very attentive to whatever need arises, very fast to respond and correct issues brought to their attention. Marcus at maintenance is very good to work with just like Darcy, Natalie, Ana, Jacky and Lillian at the office. We are very happy we moved to Parc@980.

My husband and I have lived here almost 2 years. The reason we are moving is because our rent is increasing by 45%!!! WHAT!! I thought about taking the roaches from our apartment and a handful of rotten wood from our building along with photos of the stairwells whose lights are out to the management office and ask why my rent is increasing by so much. They said they are improving the units, and in my opinion, my rent should go up after the apartments are improved. Pool is gross, I've personally used the net to get bugs and hair out of it. Maintenance was always good for us. They replaced my garbage disposal and would always leave a note letting me know they were in my apartment. It's not exactly the safest community. We did get a notice once saying there were two armed robberies and there are police in the community occasionally. Overall, keep looking there are better places to live.

I don't even know where to start. This place has to be one of the worst ran apartment complexes I have ever lived in and I lived in apartments for 10 years. We moved into the Madison in August of 2015. The day before we moved in, the leasing agent told us the apartment we were going to move into had "major maintenance issues" and we cannot move in there. Granted we had to be out of our other rental the next day. So she showed us where they had two other availabilities and the location wasn't great so she ended up finding another one that was available and renovated so we moved in. From the moment we moved in we had problems. The air conditioning system ran all day and never cooled below 74 degrees. There was a crack in the door that made the cool air go out in the summer, the toilet was broken, the air didn't blow AT ALL in bathrooms and there were snakes and spiders constantly outside of our door. After 2 MONTHS of complaining because maintenance simply would not FIX the issue or get someone else to fix the issue , the manager at the time gave us the option to move out and break our lease or find another apartment in the complex. We started looking elsewhere and nothing else had a floor plan like the Madison's apartments for the price so we decided to stay (STUPID MISTAKE). We ended up moving into a three bedroom apartment in October and things were going fine... until the summer of 2016 came and our power bills got to $387 for 4 months!! We told maintenance over and over to please check our air conditioning because there is no way we are generating this much power with TWO ADULTS AND ONE CHILD that is 2! They finally replaced the entire AC unit after two more months of going back and forth and then the next month came and the bill was still over $300. So we got them to come back out and they realized the hot water heater valve needed to be replaced and it was running an extreme amount of energy because of it being broken. So, after paying a vacations amount of money over 4 months, the issue was finally resolved and we were close to moving out! The management here does not care, I repeat DOES NOT CARE about your issues. They will hide all day in the office and give any excuse to not answer the phone or always be too busy to talk to you when you come in the office. The leasing agents are rude and I have seen them get into arguments with residents because of the complexes problems. They treat their tenants like the issues are our fault when they happen. I will say the issues got resolved but that's after me going day after day to the office and management basically making them listen to me. I am more than happy to be out of this place and would never recommend this apartment to anyone. The pictures are deceiving. There is no volleyball court. The car washes haven't worked in 2 years. The playground is a hazard to your child and the pools are disgusting. The ONLY positive thing about these apartments are the floor plan but believe you me, it's not worth it. Take the smaller space for your own sanity.

They have a huge Wi-Fi issue and still haven't fixed it I'm a gamer and i play on PlayStation a lot and just 2 or 3 days ago i wasnt able to sign into my account because they had closed one of the ports i needed open hopefully they fix this issue all they need to do is manually fix the issue and everything should work please fix this its been going on for too long

I've lived here for 3 years now and wouldn't recommend another apartment complex than here!!! fast responding management, any time I had an issue they were quick with the maintenance. They always greet with the biggest smile when I walk into the office or see them around the complex! have had an great experience the past 3 years and will continue to call PARC 980 my home for years to come!

I currently live here. Do not live here unless you want constant issues with the office. Yes they’re making new changes, yes the renovations are great, yes it might be a good place to live due to the surroundings (GGC, 316, Malls), but don’t do it. The office is my prime reason for this rating. If I didn’t live here because my college is 5 minutes away, I wouldn’t. I would give this a 2 but the apartment is spacious so let me at least give it a 3. The office people have no idea what the heck goes on in their own community. Now let me clarify, not all of them and I’m not going to embarrass anyone or give names, but they’re constantly losing paperowker and cheating people of their money. I know plenty of other people that live here that have dealt with the same or similar issues as I have. It’s called organization, okay yes, maybe it is bad timing because of the renovations and what not, but I’ve lived here before renovations started....sooo... I’m just frustrated with the system they have and how the office peeople make you jump from person to person to person like a circus monkey playing “are you it? Are you it?”. Get it together. In regards to the apartments themselves, they’re great, no lie there, I feel like the price is fair, but what makes my rate so low is the management. I have credit to where credit belongs, but a place functions perfectly, or at least as perfect as it can be, when the people pulling strings are on the same page. So live here if it is convenient to you, I get it, I work at Petsmart, I get it, but don’t say I didn’t warn you!

New name same terrible service. Rude staff (which you would think they would strive on being friendly to get you to renew your lease), slow maintenance, impossible to get ahold of. You are treated more as a pain to them than as a paying tenant. I would gladly Take a position in that office to show them REAL quality customer service. I was lied to about my apartment (as in told it was upgraded and it was not) then scolded the day I moved in when I was frustrated that I had a uhaul sitting outside while being told my apart wasn’t ready. I am beyond frustrated with this terrible staff and quality of these apartments. Wish I would’ve known I was moving into section 8 housing. RODENTS, ROACHES, STRAY CATS. I’ve never been so disappointed in an apartment. Sad thing is as their score lowers, they get worse in service with no care at all. Guess you can’t go below one star, though. I can’t wait for the response to call and discuss with them as they take it very seriously. A number you can’t get through and false promises to look good online to others.

We moved out in June of 2016. Water coming through windows when it rains. Instead of putting in new windows, they would caulk it...with the wrong caulking! We never received our security deposit back at all. I've gone into the office twice to pay our last 2 utility bills and asked about the security deposit, called twice, and emailed two times. The management have our forwarding address. No response. When we did the final walk through, no money was owed, no damages. They are breaking Georgia law which requires them to give security deposit to tenant within 30 days after tenant moves out. This place is a leech and takes every ounce of money from you. DO NOT MOVE HERE!!!

Moved in a little over a week ago, both pools are CLOSED and you MUST purchase the Cable/Internet of their choosing, you can refuse the service but will be charged regardless! Never heard of that, I've always lived where I can choose to have these services.

Let me tell you my experience with the Madison and how my application was cancelled TWO days before I was supposed to move in. Believe all the bad reviews. I tried giving it a chance but I should’ve listened. My boyfriend and I were looking for apartments to move in together. We applied at the Madison and got approved. We had a few minor issues with the leasing agent but that wasn’t my biggest problem. So we get our move in date to be Monday the 18th of December. My boyfriend asked if we can come in at 10am to get the keys. He was told to come anytime from 3-5. That was already unfair that we were supposed to get the keys that late and still being charged for that day. That day I was schedule to be at work at 4pm. So on Saturday the 16th I went to the office to try and see if we could come in at 2 or 2:30 so that I could make it to work on time. The office was closed and opening late at noon that day. I was supposed to be at work at noon so I decided I would just call and ask when they opened. I called and asked to speak with our leasing agent. Was told she was not there so I asked the lady that answered if it was possible if we could come in Monday at 2 or 2:30 to get the keys. The lady puts me on hold without telling me and I’m just there talking to myself. Several minutes pass and still nothing so I hung up and call again. I told her I had just called and asked again if I could come in at least 2:30. THIRTY MINUTES EARLIER! She rudely said NO MOVE INS START AT 3! I was like you can’t accommodate my request it’s just 30 minutes earlier. And again she rudely responds and says NO MOVE INS START AT 3 and that I could not come in earlier. I told her I had to be at work at 4 and that it was just 30 minutes earlier. And once again she rudely states that MOVE INS START AT 3 and that’s that. So I was angry at this lady’s bad attitude and terrible customer service so I said “thanks for nothing b****” (which yes I understand it was wrong but this lady did not deserve any nicer words) next thing I know she calls me back and says that my application has been cancelled and that we can’t move in anymore. This lady which by the way her name was “Lahoma” took an issue personal and reacted impulsively. I asked to speak with a manager and she rudely declared that she was the “ASSISTANT MANAGER” I asked to speak to her superior and she refused to give me a name and contact information. She is not professional at all and is incredibly rude and should not even be working there if she’s gonna be what she is. Our leasing agent Natalie called us Monday but we did not call back although we thank her for her service we definitely would not like to live anywhere where we’d have to deal with people like “LAHOMA”. So we came to other apartments nearby called Altera and the staff here is extremely friendly and nice and we are happy.

Just moved here last month even after reading the horrible reviews, my leasing consultant was very friendly and assessable prior to me signing my lease. No issues with my apartment but the staff...... they have attitudes because you expect a service you’re paying for. The temps have attitudes as well. I will say I like my unit but DEFINITELY could do without the horrible customer service! One agent in the office has tried to be as helpful she can but the others could care less about you or your needs... as for the agent that lured me in..... it seems she avoids me now that I’m a resident. All I’ve wanted are the services I was told were assessable to me as a resident.

This is worst complex I’ve ever stayed at! Between the shabby customer service and the horrible maintenance. Receiving an actual honest answer about your unit is like pulling teeth. Maintenance has to be almost cussed out in order to fulfill work request and all of them have fulfilled. 90 days and my work orders haven’t been fulfilled and i believe they will not be fulfilled because of the lack of care and attention to the customer. To anyone who wants to come this property take your money else where because they will take your money and will not service you, unless you get ugly with them in the front office!

I went in to look at a 3br I was told by a gentleman that they dont have any to show because it was raining. If that was the case the website should list no showing on days with inclement weather. Maybe because I was a black female, he didn't think I could afford to live here. He also said he only saw 1 vacant 3br apartment during his six months of employment. So does that mean you have 3br or not? I think he was lazy and just didnt want to show a potential renter the property..or maybe he didnt want to get his hair wet.

I wouldn't recommend this place to the homeless. The staff are rude and never answer the phones. I've had a bedbug problem they refuse to treat, not to mention the termites. They don't make necessary repairs that are needed. Nothing is done about the drug problem in this complex. The office refuses to do anything about the kids that destroy complex property. The residents are shut down when they try to have a voice about their home. One of the pools is always closed, even after they promise to open it. Miscommunication is a constant thing, one person at the office will tell you something and the next will straight up call you a liar for repeating it. This is a place where the resident is always wrong. Your dishwasher is broken? Nonsense. Your stove doesn't work? That's too bad. Kids are lighting fireworks at your door? Well, kids will be kids. There is a wild cat problem, that again nobody cares to fix. They have lists of rules, though everyone seems to break them. Not a good place to live. Not a safe place to live.

When I first moved in I had several issues. I was lied to about what was included in my rent and what the apartment complex offered. I almost moved out right then. However, the employees who lied are no longer working here. I can now happily say that the current management has been awesome! Not only are they friendly, but they have really shaped this place up. The Assistant Manager has been really incredible to work with. As long as they remain as kind as they have been, their currents tenants will stay and they will do great with incoming clients! Keep up the great work!.

This place should be so ashamed of themselves. I wish I could give a lower score than 1 star as many others clearly feel as well. I have never been treated the way that BOTH Madison at Riversound AND Parc@980 has treated us. Staff is extremely rude and could care less about anyone except themselves. Miscommunications everywhere you turn. They never answer the phones. When we first moved in, management LOST our rent which cut off the ability to pay online and they did not fix it for 3 months. When dealing with the assistant manager, she never returned calls and had the attitude of “What do you want?” whenever you spoke to her. Our mailbox has been broken since the beginning. When signing our lease, our keys to our apartment didn’t work and took an extra hour to replace. You can’t move in until after 3:00 which put us at 4:00. Which only gave us a few hours to move in before dark. I have also sent in multiple requests for pest control which you pay extra for, and they never sent anyone. Bugs galore, stray cats, animals that tear apart trash bags, neighbors who are loud and unruly. We have had to call the cops TWICE out here for noise complaints, both very violent. Not to mention shootings across the street, it’s a terrible area with very high crime. I can count on two hands how many times I’ve used my gate card because the gates are broken 24/7. Was also very disappointed that we did not get upgraded stainless steel appliances like everyone else once new management came just because we have black appliances and not white. Considering you pay over $1300 a month in rent, and also receiving a letter from the contractors that they WILL be making renovations to your apartment, and then never seeing anyone come in or anything being upgraded kind of sucks... Managament also has to be reminded to apologize for their actions towards residents which I think is so childish. Just please do yourself a huge favor and RUN AWAY!

My brother lives in these supposedly “private” apartments, not even 2 months in and someone had already broken inside his apartment. They stole valuable items and cash. He also left some tools overnight in the back of his truck one day after work and got stolen the next morning. Everytime i visit the gates are open, he pays a lot of money and its not worth it because he and his children safety are always at risk. I also notice several times grown man smoking weed next to the kids playground and for that same reason his kids are not allowed to go to the playground even though they’re a bit older. So if you’re looking to move in take lots of precautions, the apartments YES they are nice but its just a LOT OF THEFT GOING ON.

I do not recommend living here. Rent money supposedly includes all the "amenities" in the complex. (The pool and volleyball courts that do not open on the designated dates provided by the office staff, the security of a gated community whose gates are open to all, ten months out of the year. A car wash station with vacuum that appears to only be available for use 2 months out of the year.) Maybe these issues could be given a pass, if it were not for a disrespectful office staff- don't try to visit too frequently or you'll be treated as a nuisance. For the money, you're better going somewhere else. I am looking forward to my move-out date. 6 months later: I have moved out and still have renter's issues with a new place. By no comparison do my complaints register on any scale near those of when I lived at Madison at River Sound. Very excited to not give my money to The Hammond Group anymore!

I have been here since 8/2016 til August 2018 when my lease is up, I will no longer continue to lease here. When I moved in It was called Madison at River Sound. I didn't know the complex had so many water issues. I have pictures of mold, water leakage from the first apartment, my son had to walk on water just to get to his bedroom. So then we thought when our lease was up we would give this place another try because management we thought was all about the customer. We were given a good deal on an upgraded apartment and as a teacher in Gwinnett County I decided to get the upgraded unit. Upon our move in, once again in one of the bedrooms we walked on water, every time it rained it rain inside our apartment. So new management comes and once I expressed to them the issue they had someone to come 2 weeks later to address it. Yet, the walls are exposed after they had to be gutted out due to dry rot. The walls are not painted and the outlets and plugs are still hanging out the walls and no clean carpet after it soiled and rained on it for 8 months. My toilet chain broke, I placed a work order in on Friday before mother's day, no one came until Tuesday the following week I couldn't flush. This past friday we have no hot water, as before I put a work order in and went to the office to explain the seriousness of it. no one came, until I went today and Monday and expressed what is going on with not being able to shower since Thursday of last week. The assistant manager said she called her maintenance person to turn back around to come look at it. Well that was before 6pm, she told me he would be here within 15 to 20 min, he hasn't showed yet. This has been by far the worst place I have ever rented. Changing management is good but it should be all new persons no one from the old. When you have the old things you may get the same responses that then tarnish something new. I have tried to give benefit of a doubt but when its testing and the end of the year, can't take a shower after putting in proper request. The management didn't care enough to see it through.

I’ve been here for 2 months and have yet to have pest control. You pay for it every month. I’ve recently seen roaches popping up everywhere and had to send a service request for pest control. When a few days passed, I asked the office why haven’t they came yet. She then tells me it’s an outside company that does it every week and you have to request it. This was my same leasing agent and when I signed she talked for ever about valet trash and said absolutely nothing about scheduling and requesting pest control. She then had the nerve to tell me she does talk about pest control when you sign, no ma’am I literally just signed I would remember such a thing. I hate when people lie about what they say to me. So beware that if you have roaches you must tell them in advance that you want pest control to come maintain the problem even though you pay for it every month. Very disappointing.

Neighbors are very loud, management will not do anything about it after several informal and formal written complaints. We get woken up, dinners disrupted, are you a reader good luck hear(bring you ear plugs) Our ceiling, lights and cabinets are vibrating from the neighbors several hours daily. Water damage, we had water leaking from the ceiling, well over a month ago, stopped leaking however has not fix the ceiling... There are vehicles parked "illegally" not in a parking space all the time, parked right behind other cars making it an extra challenge(time) to wiggle out of parking spot. Supposed to be a courtesy officer, who ticketed my vehicle after once not parking in a "spot" which was out of the way of other vehicles not to mention. That was several months ago, can't get the residue from ticket off my window. Still everyday vehicles parked "illegally" and haven't seen 1 vehicle with ticket on... The don't clean the areas in leading into apartment. It's worse because you have to pay for $25/month for "valet trash", which makes for an dumpsters stench. Stray cats running around staying happily fed from your valet garbage right outside your door, after they tear into the bag and get garbage all over so they get their food for the day. Also there have been an infestation of daily cockroaches, almost forgot to mention. Did I mention the security gate hasn't worked since moving in 6 months ago!? Oh and one more thing the main community trash container is always over flowing such an eye sore. So why did I give 2 stars, the updated 2bdrm 2bth is very nice, and spacious.

I don't understand all the negative reviews. Is it perfect here? No of course not. But I think people are being a bit overboard. I certainly feel safe here and love the location being close to lots of good shopping. The amenities are good... the fitness center is not great but adequate and the pool is a nice size and used quite often. But the #1 amenity is FREE TENNIS LESSONS! There is an arrangement with a local tennis academy and there are actual certified tennis professionals on site and they provide free classes to children and adults on Sundays! Brian does a great job and has improved my game tremendously! Overall, I think anyone would be happy to live here at the Madison!

Do not be fooled by these people!!! I toured the facility on a Friday and they had several units available that fit my criteria. I took the weekend to fill out my application and get the money orders needed to secure my lease. On Monday morning I call and asked if the unit I toured was still available and they said absolutely. I told them I would be by at 4 to submit my application and money orders and I asked them to call me if anything changed. Well, when I arrived at the complex I was told that unit was no longer available as basically “Good Luck!” Terrible Terrible terrible customer service!! I would run the other way if I were u!

Honestly I don't know where to begin. The list of issues here is so long that I'd literally have to dedicate my night to writing a proper review. Foe the sake of brevity let me save you the trouble and give you my honest advice to RUN not walk away from Parc at 980. This is hands down the worst managed apartment I have ever lived at. I would gladly pay 200$ more per month for rent to go back in time and sign a lease elsewhere. Broken dishwasher never fixed (multiple requests), mold on the walls never fixed (multiple requests), mailbox issues and unable to check mail for 1 whole month after move in, not given gate keys at move in, washer and dryer not available at move in as promised, repeated problems with internet for WEEKS at a time (despite being forced to pay for these services), police officers harassing people at the pool and treated like criminals to get a pool pass, pool opened much later than most apartment pools, and then pool closed for WEEKS with no proper explanation (still closed as of this writing), valet trash pick-up only happens like 80% of the time, phone calls and emails to leasing office not returned in a timely manner, AND we've only been here 2 months. I'm sure the list will get much much longer. Again. Please do yourself a favor and stay away. All that said, the one time I had the pleasure of getting Darcy on the phone in the office she was very helpful. Get your act together Parc at 980!! Yall have a beautiful place and awesome apartment spaces, everyone in the office is really nice, this place has so much potential but it is not being reached!

This place is garbage...LITERALLY. Just look as you drive into the lot at the giant, overflowing dumpsters at either entrance that are engulfed in trash and discarded furniture from folks moving the heck out of here. You would think that The Madison would be on top of the garbage situation, seeing as they have forced an unwarranted service called Valet Trash upon us all, charging us 25 extra dollars a month. It only runs 4 days a week, but folks leave their stinking Valet trashcans in the breezeways all 7 days a week, and it's NOT enforced by the office whatsoever. I've complained about this on 8 different occasions, but they have never followed through with fixing the problem. All they care about is padding their greedy pockets. You'll see a banner out front boasting that they've spent millions in renovations to make this a better community. Yes, they have hiked up our rent (mine has skyrocketed up $120 per month since resigning) and tacked on the wallet-gouging Valet Trash, but they have done NOTHING to make this property look better. In fact, it has gotten worse. Since the new owners/leasing company took over, there is trash everywhere, buildings are falling apart, bugs are rampant, and maintenance may grace you with their sketchy presence 2-3 weeks after calling the office. Also, the gates are open 24/7 in this "gated community" and have been for 8 months and running. Speaking of the office, that brings me to my next point. Half the staff doesn't speak English as their first language, the other half is rude, and the entire office is absolutely incompetent. They are either inept or act like you're bothering them with simple requests/questions. I went to the office last week, and the Spanish woman who initially spoke to me up and left the desk, disappearing for 20 minutes (because she didn't know what she was doing). If you ever ask to see the manager, somehow they are magically never there! It's like the Wizard of Oz... You never see who is behind the curtain. Please take my advice, and do NOT move in here. I got stuck right as the changing of the guard from the old owners to the new ones and have to wait it out. I cannot stand this place anymore, which is a shame because it was great until the new property owners came along.

Stay away! Hidden fees and unresolved service issues. Lived here for 1 year and had a service request for a leaking sink that never got resolved. On move out we left a week before our lease ended and turned in our keys. They charged us 600$ in early termination fees because we turned in our keys before the last day of our lease. No where was this policy expressed or explained to us. Managment did not return calls or emails when we tried to contact them. EDIT: Update, so today I got a call from a collection agency saying we owed the fee still after paying the fee and sending it certified mail. Tried to contact the manager (Darcie) numerous times throughout the day, each time recieving a run around (similar to my original review). Eventually I had to get a family member who still lived in the area to go to the front office to confront them. They still had our payment in the sealed envelope with our payment which they had for almost 2 week. So they were going to impact our credit for something they had all along and refused to get in touch with us to resolve the issue until someone was up in their face. So to reiterate do not lease with these people, they are crooks who will stress you out instead of communicating with you.

Posting this review for anyone who is considering moving here; don't bother. The only good thing about this place is the location. We have had numerous leaks, insanely huge roaches that will crawl over your feet if you live on the first floor, management doesn't take anything seriously. We had a urgent leak and management told us they would come in A WEEK!!! It wasn't until we called maintenance directly that someone came and stopped the leak. I used all the towels I had to keep it under control. Apartments are dirty when you move in. You won't believe how dirty the fans and the windows are. The gates are always busted, only the main pool is kept clean, walkways are dirty. I could go on and on..

I have been living here for a year. DON'T DO IT. To start with the staff in the office is so incredibly rude it should be a crime. They will talk to you like you are a complete idiot. My car has been broken into, neighbors car has had parts stolen out of it. I have found my deadbolt tampered with and had a neighbor whose apartment was broken into. Half the time you can't even get a parking space close to your apartment because of all the traffic from people who DON'T live here. I have been fined for cigarette butts because the people who live above me throw them over the balcony. The gate is always broken, it's a joke, anybody can get in. There is always trash in the breezeways, pools are gross, and everything else such as the car wash or gym or playground is disgusting. The roaches are so gross it makes me sick to my stomach, but if you tell the front office that, they will say they are just "water bugs". This has been the worst experience I have ever had living in an apartment and needless to say I will not be renewing my lease. ABSOLUTELY HORRIBLE!

I was told from the start an apartment was available and I could move in, next time we talked the apartment was taken by someone else. The office staff is not helpful at all. When I moved in, my apartment had roaches, no hot water, and a broken AC. These problems have been reoccurring throughout my entire stay. The gym equipment is always broken. I moved here for the low price; however, I would much rather pay more to live in a decent community with staff who actually care about the residents.

I've only been here for four months and was in school for a month and a half during that time. During the time I wasn't here, I still had to pay $50+ every month for water that I wasn't even using, simply because they charge by the building, not by individual use. These are horrible apartments. From the day that I moved in, I've had issues with bugs in my apartment. I've sprayed multiple times and the maintenance personnel came to spray as well, but to no avail. My rent is $910.00 not including water and electricity which you have to pay for separately. There is a $25 fee for valet trash that doesn't even pick your trash up everyday. Bottom line: It's overpriced, crawling with bugs and simply not worth renting. I can't wait until my lease is up.

My goodness I have lived here since it was Madison. These apartments have been the worst. They went from unfriendly staff to utter slumlords. Jim and I have complained about mold, mildew and water coming from everywhere. My garage went under first and now it's the actual apartment. Now funny the funny thing is they keep assessing the apartments worth and doing nothing to make them better. I am going to the courthouse to file charges against living like this. Enough is enough one more notice & we are gone, cuz all we do is go to work & come back to sleep. I've recently moved out, because the new owners are horrible. Rent payments increased over $200. I've just learned that after taking over the property about a year ago; they have now changed management. I am still fighting to get my deposit back after being gone for over a month, because the new management didn't have a system to work on. This is what I was told. Not only that they have one set price for a 1, 2, and 3 bedrooms for water. This means if you are 1 person staying in a 2 bedroom apartment you will pay the same price as 4 people staying in that same 2 bedroom layout. They will take 4 times more showers than you, but everyone pays the same price. I have called upper management, and still to this day NO RETURN CALL (2 weeks ago). ..... I know every apartment has its own issues, but this one I WOULDN'T RECOMMEND TO MY ENEMY. ....... STILL WAITING ON MY DEPOSIT. .

I have live in Madison at Riversound for almost 11 years. I have so many issues going on in this aparment, first it was water leak into the 2nd bedroom that flood my floor and the wall is mold and damage, I report it 5 times took them months to fix it. They never fix the wall but only sealed it on the floor. Now I have rat that easily come through the same wall where the water leaking in, it easy for the rats chew up the wall to get in, now it month still not fix the the holes .The carpet guy crack my small drawer mirrior, I report it to the office, he lied to them that he didnt, notice the bottle of water was sitting on top of my dresser he went my kitchen got some bottle water. During summer my AC wasnt working twice, the unit closet is very filty dirty. And all resident have to pay $65 for wifi and basic cable channels but you still have to pay for the cable box whis is $15 per box. The wifi not working property. This aprtment is not upgrade. It too much for BIG HEADACHE. Im moving out of this apartment this year 2018. I will not recommend to no one. It the worst nightmare EVER...

To be 100% honest. I just moved here june 30th 2018. Ana was my leasing consultant and when i came to get the keys to my apartment and do the walkthrough, i come to find out that my apartment was not clean and was filthy. There was black gunk in the toilet and dead roaches on the floor and dirt along the walls. Washer and dryer was not hooked up and stove did not have piecss together. Day 2 in my apartment the internet that supposely comes included in my rent does not work and still does not work as of july 5th 2018. Leasing consultant gave me wrong mailbox keys. Light switches dont work and the neighborgood gave me rusty shower rods because they ran out because " there budget money is spent ". So far i been in this apartment for two days and have found more then one huge roach in my bed and on my wall. On july 1st ,the leasing agent Ana have been emailed about these issues and promises she made to financially reconcile the situation and as of july 5th still did not respond to my email. I had to go to her office in order to get a response. In my proffesional opinion some consultants are good but i was fortunate enough to get a consultant that was good with paperwork and collecting money but not following up with any of the task being delegated. Yes it is not your responsibility to physically do the job but it is your responsibility to ensure it gets done before making agreements or arrangments with renters. I signed the lease expecting to get a good apartment, but because of her negligence i ended up signing for an apartment that was not as promised in the lease. She was suppose to do another walk through but as of july 5th , still has not been completed. It just saddens me that i just moved here and im having all thess problems and instead of making sure all my problems are addressed, i have to chase her down. It also saddens me to see her making the same promises of a clean and livable apartment to other potential renters when in reality it will not be anything they(the renters) expect!!! IM NEW TO THIS NEIGHBORHOOD AND I WOULD HIGHLY RECOMMENDED THAT YOU KEEP LOOKING FOR ANOTHER APARTMENT COMPLEX TO LIVE. This neighborhod does have potential but as of july 5th 2018. It is not worth it. Prior to moving in the residents warned me about these issues and i still decided to give it a try. UNFORTUNATELY , IT WAS A BIG MISTAKE. I WOULDNT WISH THIS NEIGHBORHOOD ON MY WORST ENEMY. PLEASE BYPASS THIS NEIGHBORHOOD AND KEEP SEARCHING. AGAIN DONT BE LIKE ME , KEEP SEARCHING. Stay tuned i will be uploading pictures of the roaches and other issues so you will know that this is real and not an disgruntled tenant that is out for revenge. Great price for the space. Let's be honest. All apartment complexes have some issues. However, what most people should consider and understand is that when ever you take over a massive complex community that had been neglected for years you have to give the new management team and chance and time to work through the issues. The manager and assistant manager are great ladies . They are willing to hear your concerns in a conversation not a yelling match. I love the idea of maybe having a monthly newsletter to update the community on what's being done. Great location, courtesy officers at night, free tennis lesson, great high-tech gym equipment and a separate spin cycle room with about 8-10 bikes. Give them a chance to work through decades of neglect. I would recommend this complex.

Look at their overall rating and believe what you read here. Water bill between $60-75 a month. No parking in front of you own building. They never answer the phone. Mold In the apartments. They are a shady company. Trash constantly overflowing, amenities never available, cats everywhere, gates always broken and break ins at the mailboxes.The staff is rude and the management company does not respond if you call them. I loved my neighbors and the community but the office has a revolving door and impersonal staff members. Dont move here. You can get more for your money.

Love the spacious floor plan but it’s super hard to enjoy living here when there are ROACHES EVERYWHERE, LITERALLY. Even after pest control! It’s super frustrating especially when you pay so much in rent and you keep your apartment super clean. Though I’ve only been here a short time, this issue is making me regret choosing Parc 980 as my home. Along with the broken gate to the second entrance! The gate worked the first day I moved here and after that it has been open ever since. When I inquired about moving here I was informed that the gates will remain closed at ALL times and that I would need gate key access to get in but unfortunately I need nothing because the gate is broke! Not only am I displeased about this roach infestation that’s going on I’m very displeased that I was led to believe that I would be moving into a “gated” safe environment! Hopefully something is done SOON to resolve these issues, if not I will definitely have to find somewhere else to live.

I lived here for quite awhile and this place is exactly what the "one star raters" say it is. Disgusting trash! I moved out because of it and clearly nothing has changed. They obviously can't afford to pay polite, helpful people to work there (hello!... you're in customer service!!! Act accordingly!), trash pickup services on a normal basis at the dumpster, or keeping the bugs from running rampant because everyone that cares about where they live and how they live runs for the hills. I don't blame them! I sure did!! NO WONDER rent goes up... They have to make up for everyone moving/ running away from this place!!! It's sad too because it USED TO BE a nice, quiet place to live. Where do I even begin? I've started typing this review about 4 different times because I just don't know where to start. I've lived here for almost 4 years, and everything REALLY has gone downhill. There's a management switch on average once a year, and no one seems to have record of ANYTHING from the previous management team. Let's start with the mold issue we had. We had our water tank leak out onto our carpet, and fans were places inside to dry the floors. Fast forward about 3 months, and there is a CRAZY amount of black mold up and down the wall against that room with the water tank because the initial leak wasn't handled properly. IT TOOK MANAGEMENT 6 WEEKS TO CLEAN THE MOLD! 6 WEEKS!!!! A FULL 6 WEEKS! What???? That's not even ALLOWED! No apologies. Nothing. If that wasn't bad enough, our AC broke in this 80 degree weather. It took them almost 4 weeks to get that fixed, and no one could tell me anything. I have pictures of my thermostat with a temperature of 85 degrees, and no one cared. Then, once the AC was finally fixed, the actual thermostat gauge broke off, and it's still broken. This was almost 2 months ago, and it's still not fixed. There is a huge crack in our front door that lets all the cool air out and all the hot air in. Our oven light has been broken for about 5 months, and I've just completely given up on that. I've just accepted the fact that it's not getting fixed, along with everything else. One of the old management teams lost our rent money orders in the past, so now I ask one of the staff members to make a copy of the money orders and sign, for my own safety, and it's always a problem. No one is ever friendly. AND NO ONE ANSWERS THE PHONE! It makes me think... what if I was a calling to speak with someone about renting a unit and I can never get through? I'm being literal. I can NEVER get through. It's just so horrible and I CANNOT wait to move when our lease is up. It's horrible here. I've even tried to get in touch with the Regional Manager, Linda, and she doesn't return my calls either. So so sad.

Honestly this is the WORST place ever. There's so many issues. The people in the front office are extremely rude. They don't answer your questions. My sink and fridge have been leaking since I moved in and it still hasn't gotten replaced. There's little worms that crawl under the slit of your door and infest your apartment. My rent for a 1 bed room is high. The entire complex is just atrocious, you want to be in a place that's worth the $800 plus dollars that you spend to live here. Living here isn't even worth it. Please shut this place down!

I wish I could post the picture of my trash bag that was eaten through by a rat because the valet trash I pay for hasn’t picked up trash in two weeks. Or maybe attach the stench of garbage that hits you when you leave your apartment. The gate is always broken. Also have pictures of when they pressure washed the complex and washed the inside of my apartment too. My carpet has also come up and there are rusty razor blades too, which I also have pictures of. Maintenance takes forever to come, but that is managements fault. Oh and Lahoma, rude. Never helpful. Maintenance tries to get me to fix my own issues such as no power. I’m tired of being polite and trying to give y’all the benefit of the doubt. This is going public and I will be sending out photos of said rusty razor blades.

I'm currently in limbo with getting into an apartment here at Parc 980. My leasing consultant is Ms. Natalie Alexander. I had put in my application I believe the 23 of August to be reviewed for approval and was told "We can have you in by the 31st." It is now after hours the 4th of September. I have been approved as of the 25th. The electric has been cut on and put in my name as instructed per Natalie Friday the 31st. I have renters insurance as instructed per Natalie on Saturday the 1st with the reassurance that we would be in by Tuesday the 4th because of the holiday. Still no apartment. Very, very upset and disappointed. I have had to call the office every step of the way because I have not even once been called on the days they've set to contact me. Currently I am awaiting a second Rental Verification they've "dug up" on me from 10 years ago requested by the Leasing Manager to which I've already stated on my application I've never been on a lease agreement. I feel as if I have been neglected, put off last minute by Ms Natalie and been shown an acts of distrust from the Leasing Manager. I've taken days off work to be available to sign the lease. I've have had to work with my current landlord due to not being moved out and in and my pregnant girlfriend keeps asking me if we're getting moved in because I've been having to tell her "the 31st", "the 1st", "the 4th" and now I just don't know. Never got a phone call today. I'm stick in limbo because I've paid them a $175 administrative fee in which I feel is being hung over my head. If I leave they keep my money. If I don't I have to wait for someone to do their job.

I have been living at Parc @ 980 since November 2016 and I am entering my 3rd year here. It has been AN amazing transition from Madison to Parc. The upgrades, the constant repairs, attention to details and just the warm welcoming when you walk into the office. Nothing or anything in life is always going to be perfect, but I will say this they are striving for it. All I can say is Thank you, I see the dedication and hard work you all put in.

The only thing I have to say is that though its a climb, I'm GLAD I stay on the 3rd floor and my neighbors. I asked about moving to a 1st floor apartment and they told me there was a 500.00 dollar moving fee!!! I've NEVER heard of anything like that. The last complex I lived in THERE WAS NO MOVING FEE!! And that entry gate that seems to FOREVER be inoperable, why the heck are we paying to live in a gated community if the security gates are always malfunctioning. I've been here just over a year, and that gate has ONLY WORKED FOR MAYBE A MONTH and even that is sporadic!!! I've got to start looking for somewhere else. The amenities are nice, but I rarely use them. I just like the fact that if I want to use them they are there.

On Friday July 26 I received an email notice from Liliana stating that I owed $141. I immediately called the office to inquire. I was informed by Liliana that I have been paying short for the past eleven months on a month by month rental basis and have a balance on my account. What? This is news to me. I informed her that to my knowledge I was under a lease arranged/handled by former employee by the name of Darcie. According to Liliana there is no record of a lease on my account for 2018 and when I countered she asked if I have written proof a lease. I have never had a copy of my lease ever not even when I first moved in. I asked if maybe there was confusion due to a different management company handling the lease (we have had so many). Liliana said no that American Landmark was in management August 2018 and that only electronic leases are done. Okay. So why on earth did she repeatedly ask for written lease knowing full well it was not even an option/offer? What game was she playing? I am then put on hold where as Liliana comes back with an alleged email sent to me by Darcie on approximately September 14 sent from Bluemoon software. I either did not receive said email or having no awareness of what Bluemoon software was, I probably deleted what sounds to me more like a beer advertisement or spam. This alleged email contained a lease agreement, which makes no sense in seeing that my lease was up in August and my agreement was made with Darcie before that. I am confused. Why would I be permitted to pay the same rent in both August and September but a lease agreement is sent to me in mid September and yet no notice that I was delinquent funds? This makes no sense. For eleven months I paid short with no notification. The conversation with Liliana ended with her trying to get me under a lease the very day or she so graciously offered to give me 30 days to move out due to monthly rental status. Confused and frustrated I declined so gracious an offer. She then inquired about my payment for the current balance owed to which I said I needed to speak with someone/anyone more informed and greater capacity to help me with this debacle. Liliana said she would note on my account my nonpayment. I am more than a little confused and apprehensive. Why am I only now after eleven months being notified of the under paying by $141 each month? This could have and should have been handled a year ago. After days I finally here back from the office manager who gives me a one day notice of an $85 rental increase. I of course challenge the fairness of this in that rent is due the very next day, I am told that due to lease agreement changes in rent can be done whenever and they need no more than five days notice. I’m sorry what leases? Wasn’t it made very clear that I did not have a lease?

For the most part this is a nice community. I love my apartment it has nice updates. The issue that I have is that after a long day of work I have to come home and hear constant LOUD banging noises for hours into the night. This is unacceptable for this reason I will not be renewing my lease. The walls are extremely too thin and I don’t have a peace of mind where I pay rent. PS: I have already put in reports I’m over it I wish I could move now.

She treated us and our newborn so well. My daughter likes her too . Went over and beyond to ensure that we received a great experience and catered to our every need and thousands of questions ! TERRIBLE customer service. It took them a week to submit a background check without vetting the other criteria for approval. The leasing consultant was unorganized, they do not answer the phones and the consultant didn't know what she was doing. Bad impression to leave on possible occupants.

Seeing the comment below I would have to see my ACTUAL unit before money is passed out and be thoroughly reading my lease where repairs are concerned. No matter how small it may seem to the lazy staff, the money people spend at your community INCLUDES repairs. No excuse. Don't leave that woman a message to contact management about how you can improve her experience when she CLEARLY has already spoken with you about all 3 things she stated were a problem if you are not respectful to remedy the repairs immediately and reconsider the fee to move units.

First I want to say, all apartments have their issues but what makes Parc@980 different is they are doing everything they can to be better. I was here when we were called Madison at river sound and it was bad. But this new management is just amazing, fun, and I actually look forward in seeing the Staff. Sometime they can be really busy but they always treat me right and I just want to say thanks. Before when I had questions, it would take about a week to resolve. Now it takes about 24 hours to resolve any questions I have. I recommend you to take a chance with this place!

Don't ever count on either pool being open. Both pools were closed today because of "maintenance". All they were doing was putting mulch around the walkway to the pool not even inside the gate. This is only 1 of the 100 reasons to not live there.

Use to live here for two years. The management here was bad! There were different managements all the time living here. When I turned in my keys on my last day of my agreement, the staff just told me to leave it with them. One year later, they decided to bill me for half a months rent and water informing me that I didn’t leave until later. What kind of bs is that? I don’t recommend living here! This apartment management group doesn’t not care. I called and talked to them and they said they can’t do anything about it because this is what the prior management had in the system!

We pay all this rent for broken gates, and now someone has broken into our mail boxes. All you have to do is just open the door. Ridiculous. Why can't the gates be fixed? Is there something that we as residents need to know about? Is there a delay or some reason why we can't get new gates? Please we need to know. This a safety and financial issue. It is income tax time and some people still get there money by paper check. Also some of us get credit card offers in the mail.... I'm just saying. Please do something about this for future residents. As for me, I will not be staying another year. Edit: 04/19 Definitely leaving this place. Someone actually took our side mirror out of our car. Now whomever thought to take it, I hope you reap what you sow. I hope that mirror breaks and you get 14 years bad luck. Safe community my butt. A lot of things have happened to this car, but no one and I mean no one has ever stolen our mirror. Smh.

The 3 bed apartment is really spacious! Our place came with updates and I love them, they're good for the money I pay. The parking is great, plenty of spaces not counting our own garage. The area is overall very clean and I feel safe which is very important to me.

Very satisfied with the new property management. Things were okay with prior company but American landmark has spent a lot of money in the apartments and amenities. Newest additions include canopy covers in the pool that looks amazing and new coded parcel lockers in the office that were recently placed . Driving around the property you always see everything clean and well maintained. Office staff is professional and helps as much as they can. You can tell the overall improvement here, without a doubt all employees definitely put the effort into making it a better place to rent. Rent is high but considering money you save on gym memberships, WiFi, cable, and all the other amenities... definitely worth it.

There is no where to park.They have more apartments than parking spaces. They allow cars they people are workimg on to take up spaces for months. The car wash on site do not work but you do have to pay for it. When things break maintenance takes their time to fix it .You have to pay for trash that they take out once a week. You are forced to pay for internet even if you want to go with a different company. The pools are never cleaned, you have to clean them yourself if you want to use them. People do not pick up after their dogs so you can't even get out your car without stepping in

JUST DON'T BOTHER, If I could stand outside and tell peopel who are looking into to this place to NOT move in I WOULD... The phone never works. you call maintenance and NEVER get a call back. Roaches , ants and spiders, I'm pretty sure I pay for pest control don't I? The toilet doesn't flush right, I found MILDEW in my kids room MY KIDS ROOM on their furniture. Pools are never open and you aren't told anything till your already there with a paper sign saying maintenance. Extremely OVERPRICED for all the issues you guys can't even get right. GET IT TOGETHER YOU GUYS ARE A JOKE

My review is based on the current situation we are in and will be updated. Me and my boyfriend moved in on April 12, 2019. We officially moved everything in on the 13th, I turned on our ac and it ran for about 3 hours without turning off as well as it did not cool our apartment but one degree lower than it was when it was off, I instantly called the front office and spoke to someone regarding the matter, they sent someone out within 20 minutes and we were told our ac unit was broken and needed to be replaced which was great we thought our issues were going to be resolved in a timely manner, on Monday the 15 we were told someone would be coming and fixing all of our maintenance requests because there were multiple things wrong in our apartment. 2 weeks later we are still without ac and our unit is on "back order", we were given a window unit to use in our apartment on the 17 or 18, the amount of electricity that has been running through the apartment from this unit is causing our electric bill to go up. We also are having family and friends over this weekend and I doubt our air conditioning will be fixed. My boyfriend and I are highly dissatisfied with our living situation and feel like all of this should've been taken care of prior to us moving into our apartment , there are also about 6 cats that are roaming behind our building and our hallways smell like cat pee. Like I previously said I will update this review once I get a follow up. I do want to say our moving experience was pleasant Nathaly and Liliana have been very helpful and sweet during this process Edit: Our AC was fixed the day i wrote this review, we were not given any reimbursement nor were any actions taken to better the situation of us being without AC for a week and a half, I spoke to the property manager and she asked me to give them our electric bill for the month and she would send it over to corporate once she received it she asked me to send her nexts months as well when we get it because it seemed our bill wasn’t done correctly which it wasn’t. I replied back to the email asking her then if nothing was going to be done considering the multiple inconveniences we have been through within one month of living at this facility and haven’t received anything back. Also the cat situation was never taken care of and there are still multiple cats running around our building and the hallways still smell terrible. Both Nathalie’s and Liliana have still been very helpful throughout this process

Going to make a very long story of living in this neighborhood for 7 years then having the new management force me to move as short as possible. During my last year under the new management, My apartment had termites. They were in my kitchen, living room, and bathroom walls. I have pictures of 100s of termites in my tub. The AC leaked for weeks at a time soaking up the entire carpet and creating mold in the closets. Maintenance requests took WEEKS to get completed, and even after they were “fixed” the same problem would occur again. The managers did nothing but fuss and make it hard for my family. We loved our apartment, and it was very hard for us to move. I cried for days because I watched my baby brothers grow up here, and the old management never treated us the way new management had. The apartments are very big, but the buildings are old! I had a friend in the community tell me she also had termites eating through her walls! I would not recommend this complex to anyone. Good luck trying to make a home out of a place like this.

Seriously take the reviews about how horrible the management is, to heart. I scheduled the day before to take a tour and they told me to come earlier than our scheduled time so I did. Showed up on time only to be left sitting on the couch with my husband. We saw a few people walk in after us and they were at least acknowledged. I never felt like my race played a factor in anything, but today they made it feel that way.

Worst apartment complex I have ever lived in! I'm not someone to post reviews on anything but this place deserves it. They gave my an apartment infested of cockroaches. Dozens of them in daylight and night. How Are you not aware of an infestation that bad and on top of that have the nerve to lease that to someone? Sadly, after you sign and pay these people do not care what happens to you or your home. I lost count on how many times I went to complain and it was just so pointless. I ended up buying traps and poison getting rid of them myself which took me 6 months to do. They'll handle your maintenance issues after you take time out of your day for the 10th time reminding them because calling is such a waste of time. Never seen the gate work and Ive been here for a year . The assistant manager is rude and unprofessional. I don't think you should dread going to speak at your complex leasing office and that's how it feels when you live here. Nothing positive to say other than the prices for rent are okay, but not sure if its even worth it! One star is even too much!

We didn’t feel pressured and once we decided we’d choose these apartments to live the staff was extremely patient with us during the process. The apartment is beautiful and the neighborhood feels safe and welcoming. I don’t think we could have chosen better apartments.

I was so excited about the possibility of moving into this apartment complex. I went on a tour and absolutely loved it. The sign out on the street said new management, new attitude, and it seemed like the management was really great. I applied for the apartment and turned in my application fee and admin fee. That's when things changed. The leasing manager that I worked with sent me the welcome letter a few days later, and I emailed her back with a few questions and she never emailed me back. I waited for a week before calling the office to follow up. No one answered the phone, but I left a message. No one returned my call. Three days later, I called back and left another message, and no one called me back. About a week later, I called again and this time the leasing manager answered the phone. I asked her the questions that I had emailed to her several weeks ago, and she said that she would find out the answer and call me back. She never did. I feel like this apartment essentially stole money from me by taking the application fee and my admin fee and then just not contacting me anymore. I'm disappointed, but I cannot risk living in an apartment that does not have effective communication techniques.
