I used JG twice to help find renters in a row home (not property management), once in 2013 and once in 2016/2017. The first time I had an excellent experience with Gwen- great photos, prompt showings, fast responses and the house was leased relatively quickly. The second time I worked with the company, I was rather disappointed. While the home was on the market much longer, this was not the cause of my disappointment. My primary contact this time around was a different person who was not as communicative. I felt that I needed to ask for updates instead of the company reaching out proactively to update me, especially when the house was on the market for quite some time. In addition, I received an excessively large water bill during the time when JG had access to and was showing my property (over $120, if I recall correctly). This was during a period where I was out of town and did not visit the property. There were no leaks at the property and the next month's bill returned to normal. I called JG regarding this and asked if it was possible that someone left a faucet on during a showing and they insisted that there was no way this was possible. While surely I have no proof of anything, something does not add up. I was hoping that they would at least compromise and help with this cost. I called a few times regarding this but did not pursue this further as it was more trouble than it is worth. However, based on the latest experience I will most likely go with another company when my tenants move on.

Horrible experience. The unit was a mess and in no condition to move in. Several days into my lease, I was still unable to move in due to none of the repairs being made and the painting not being finished meaning there was painting equipment and debris everywhere. After enough problems, I terminated the lease. I had to wait over 5 weeks to get my money back and even then, I did not receive all of it back.

They are the ABSOLUTE worse. They kept my deposit even though I did not sign a lease. I was not due to move in until July 20th and people were still occupying the apartment so they received a month’s worth of rent from 2 people. It is morally WRONG to do that to people $2300 is lot of money to just keep because it was in the application “deposit disclosure “. Ericka NEVER explained that to me when she took my check, I would have never just given money away. Stay away!!!!

⚠️ DO NOT RENT AT 512 E. GIRARD AVE. - JG Real Estate LC ⚠️ Builders are currenty covering mold. This site has appeared to struggle with this new construction. Please understand, my focus is to ensure anyone living in there and that future tenants are safe. (See below images) molded presswood was not removed the water proofing material was changed out and replaced. To pay $2195 p/mo. this is shoddy work.

Fraudulent business practices, negligence, knowingly made false statements. Employed unlicensed maintenance vendors who performed repairs improperly. Falsely claimed maintenance work had been completed which was never accomplished (this includes seasonal preventive maintenance, which when paid for is intentionally not performed). Through mismanagement of my property JGRE contributed to a material decrease in property value and lied to cover up their actions. Would not recommend.

Update: Tara from JG reached out to us to apologize and offered to make it right. She was responsive and hoping to still rent us a property, but we had already gone with someone else. The administrative assistants are great, but the agent we worked with was terrible. Rude, bad communicator, forgetful and disrespectful. She didn't even remember to follow up and let us know whether our application to rent a house we had placed a deposit on was approved. We trusted our gut and moved on to a different company, who was more than happy to work with qualified and responsible renters and did not overprice their properties. Don't waste your time with this company.

The apartment itself is really beautiful (albeit a tad overpriced). My one complaint is that I have had two instances with mice in my apartment. When I contacted JG Real Estate to help me get rid of them, they told me that it was my responsibility to exterminate. I'm still somewhat scarred by having to dispose of those mice by myself.

I'm not even remotely impressed with how lax this property management company is. Prior to moving in there was a note on the door stating that the lock in the door knob was problematic. This was a week ago. It should've been addressed before I even signed the lease. On Monday I ended up locked out as the key wouldn't unlock the door. A "locksmith" was dispatched, got the door open and lubricated the lock stating that was the issue. It worked twice. Fast forward to yesterday morning and I was once again locked out. Same scenario. I called JG at 0917am and got the standard apology and was told a property manager was being notified and someone would be out to fix it ASAP and that I would be updated. Keep in mind that I have a cat, the windows were closed, the AC wasn't yet turned on and I had no car key/ID/or money with me as I was simply taking the trash out. This unit is also equipped with a gas stove which, thankfully, wasn't on. This was both a safety and a fire hazard. Not only did I NOT get a call back with any kind of update but no one showed up until 1540, more than 6 hours after I called in. Not to mention that I was having a dozen people over for my birthday that afternoon and had to cancel. I called back at this time, extremely frustrated that I still couldn't get into my home. The rep at JG again tried to placate me with the same corporate BS apologies.Meanwhile, I called 3 random local locksmiths found on Google and asked them what their emergency lockout response time was during business hours. All three said 60 minute or less. JG's handling of this situation was subpar and completely inadequate. If I handled my clients at work the way JG handled me I'd soon be out of clients.

They quickly responded to any needs, and the online tenant portal was very easy to use to report any requests and pay rent. Do not work with JG Real Estate! My housemates and I found a property they had listed that seemed like a great fit for us. We contacted them through Zillow about the property. When they responded, they told us the property was available for an early July move-in and offered us a date to attend a showing. We promptly responded saying the move-in date worked for us, as well as the time for the showing. They responded by telling us the appointment was no longer available, but offered a different one that did not work for us. We emailed them back offering several specific times and dates, and they completely ignored the contents of our email and asked us to send dates and times. We just had! Additionally, they began emailing us about a place we hadn't even requested to see! We ended up liking that property, however, and did ask them to see it as well but were immediately told it was off the market. In any case, we were finally able to set up an appointment to view the property we had originally wanted to see. I sent them my phone number and we were told we would get a text confirmation the day before the appointment. Several hours before the appointment, I realized I had not received a confirmation text, so I emailed them to confirm our appointment. We assumed we still had it, so we paid for transportation to get to the property. Upon arrival, we received an email saying our appointment had been canceled! We had never requested nor suggested that we did not want the appointment! I called them twice and they did not pick up either time. I left them a voicemail. I emailed them. I called them a third time, when they finally picked up. They told me there had been some kind of confusion and they were sending an agent to come at 4:30...meanwhile our appointment was supposed to be at 4! We had another showing to go to at 4:30 that we moved so that we could still see this place. At 4:35 the agent showed up and parked in a disabled parking space even though there was a spot up the block. Once they let us in they told us the unit was available starting August 1, as the current tenants were moving out July 31. I told them I had email proof of them telling us the unit was available starting early July. The agent called the office and found out that of course it was not available until August 1. What a waste of time that could've been completely avoided! I understand this is a busy time for real estate companies - however, the way my housemates and I were treated was highly unprofessional and unacceptable, and something we have not otherwise encountered in our housing search, where we are working with many other landlords and management companies who are probably just as busy and stressed out. We are extremely disappointed with our experience and refuse to consider any other properties listed under JG Real Estate.

They are wonderful to the renters, not so much the property owners/landlords as seen by the tenant reviews here. Each turnover was more than a month’s worth of rent with lots of flip flop on what needed to be fixed and it took so long to rent out units to nightmarish tenants. Realize that they have to find a way to pay their in-house repair crew and operations so the monthly percentage for management fees isn’t enough. Ludicrous suggestions on area rug to entice renters was a major fail. Didn’t make it 6 months before relationship fell apart so the remainder of the 1 year contract was brutal for both sides. Sure, rent from them, just don’t have them manage your properties.

JG Real Estate is excellent! I was a renter with them for just under two years and then they (specifically Allura Hipper - who is the best!) helped me find and purchase a home. On the renting side, they are fantastic. Everyone at the office was always very friendly and they responded to emails quickly. My rental was very clean when I moved in. I only ever had minor appliance issues, but they were always very responsive and always got someone out there quickly. They were also really helpful when it came to dealing with my lease when I was looking to move on and buy a home. When I started looking into buying a home, I worked with Allura Hipper and she was absolutely amazing! As a first time homebuyer, I didn't really know how the process would work and I was afraid it would be incredibly stressful, but Allura made me feel at ease and the process went better than I ever could have expected! She was a lot of fun to talk with while going to appointment after appointment and she was great at helping me figure out what I liked/disliked about various homes until she helped me find the perfect place! She was always very responsive, quickly responding to all of my emails/calls (and she was incredibly patient with the hundreds of questions and requests I had - and still sends me referrals for maintenance companies when I ask!). She put in a lot of work to get my offer together quickly when I found the home I wanted and she provided a lot of excellent advice throughout process/negotiations. I felt that she really went above and beyond and always advocated for me when working with the seller/their realtor. I definitely recommend working with her and the JG Real Estate team!

They do the absolute minimum to support a lessee, and only work for the property owner. They will charge for the smallest cost, won't fix repairs that could result in health issues, and may not even have proper permits as we were given notice that the house was not permitted to be rented. They have been nothing but frustrating to work with from a renter's side. The reason they get 2 stars is because they would take care of minor repairs. But if it looked like it was going to cost more than $100, forget it.

The lease is generated and signed through JG and then you are passed to the horrific Greentree Contracting for property management purposes. They are resistant to help fix any issues on their properties and are incredibly rude and difficult in any dealings with their staff. And to top it all off they will do everything in their power to steal refunds due to you at the end of your tenure with them. They tried to raise my rent an obscene amount, and ultimately they stole funds out of my security deposit without proper substantiation. For example they claim to have city of philadelphia citations which I am responsible for, and deducted it from my security deposit. I simply asked them to provide copies of the citations to show how much is owed. Their staff told me I was "ridiculous". Save your money and frustration and look elsewhere! Do not work with these shady organizations!

JG has been a complete nightmare. From being very unaccommodating to my schedule, to deducting money from a security deposit for “paint damages”. $350, to be exact. Although, I’ve spent a lot of time painting and making it right. After asking for a proof of move out pictures or videos, Claire (a nightmare as well) redirected me. My roommate wasn’t emotionally, mentally, or fully there. I made JG very aware. Absolutely not their fault, by any means. But why would they send her the security deposit and not let me know? Weird, right?? I understand, one lease. BUT it wasn’t one security deposit check. Anyway, avoid these people at all costs.

JG has been a complete nightmare. From being very unaccommodating to my schedule, to deducting money from a security deposit for “paint damages”. $350, to be exact. Although, I’ve spent a lot of time painting and making it right. After asking for a proof of move out pictures or videos, Claire (a nightmare as well) redirected me. My roommate wasn’t emotionally, mentally, or fully there. I made JG very aware. Absolutely not their fault, by any means. But why would they send her the security deposit and not let me know? Weird, right?? I understand, one lease. BUT it wasn’t one security deposit check. Anyway, avoid these people at all costs.

I only wish we had found JG Real Estate sooner!! For years we've been working with a realtor who struggled to get our apartment rented (and did no property management at all). With JG, they found a tenant within a month. They also had us do a ton of repairs so that the unit would be as perfect as possible for the tenants. So far, the experience has been seamless. They have a great network of contractors (plumbers, handymen, etc), and they just handle the work that's necessary. We couldn't be happier and will definitely use them for future properties.

Highly recommended. We are tenants, and we are having a very good experience renting a townhouse with them. This is our second year and we are very pleased with their professionalism and expertise. If I were a owner, I’d really trust JG Real State to manage my property. The maintenance is perfect, and if anything needs to be fixed, they take care right away. I also find very useful the online tenant portal. You can log in and quickly submit a maintenance request, pay your utilities... I loved their competence, experience and easygoing style.

JG Management was great. Very friendly and attentive. It wasn’t their fault that our landlord was a jerk who refused to fix our dishwasher for over a month. One thing I suggest everyone do before moving out is to paint any scuff marks on the walls. My husband and I left some up in the guest room closet and they charged us $100 from our security deposit to paint over it. It wasn’t JG who painted over the scuff marks, but the painters they hired to do it. So be sure to make sure that not only everything is clean, but to paint over any walls that are scuffed up as well.

My Initial experience with JG was extremely unprofessional and then after move in I had an even worse experience that will continue throughout my living here. My boyfriend and I had been looking for an apt. and each time I contacted JG the earliest they said I could view any place was weeks out. One place both my boyfriend and I each decided to contact them at the same time and they (Angie Gallagher & Alexis Rosen) told me that I couldn't see it until weeks out and the same exact people told him that he could see it THAT NIGHT. This, I feel, is highly #unprofessional and also super frustrating because if he hadn't contacted them as well then we wouldn't even had a chance to view it or get it! I don't understand how this was even acceptable! (especially since they sent MULTIPLE people to view it at the same time) We obviously both went together to see it that night and afterwards we applied and put a security deposit down. My credit and background are outstanding so we got approved right away but then I get a text saying my appointment for weeks out to see it is cancelled because it has already been secured even though, duh, my name was on the check written for the deposit! -_- This just feels so ridiculous that two people would get the exact opposite treatment by the SAME people. I am approachable, kind, friendly, professional and in no way was there any indication I should have been treated this way over someone else. Although not as important, but another clear reflection of unprofessionalism, my name was misspelled in their email to me when my name is clearly both in my signature and the sender) Danielle, the agent who showed us the apartment and has helped us is a sweetheart, super great and professional! She is awesome and made our before-move-in process go very smoothly. I was glad to be able to move into the place I did but not happy with the unprofessionalism that goes on here. The apartment was very dirty when we moved in and certain things were broken. It is also impossible to get anything delivered here that isn't from USPS. Now, after moving in I found out that we can hear every single thing the neighborhors above us do. From 3 AM - 6:30 AM routinely they are extremely loud, stomping around, moving furniture, pounding things into the wall and I get no sleep. During the day we can hear them vividly having loud obnoxious sex, stomping around, being noisy, talking, and listening to music. The ceilings at N Howard are paper thin and we had NO WARNING of this, how awful to tell people they are entitled to quiet enjoyment and not to warn people of this! I thought I was going to love it here but I immediately regret moving here! How terrible this is now I have to live miserably for a year, I'm not happy with JG for keeping this from us and making it impossible to move out unless we want to lose all our money from a place that is horrible and annoying for reasons that are not our fault at all giving no warning to us upon move in! I am so so so sad

The WORST, the most UNPROFESSIONAL and probably the SHADIESTTTTTT company to rent from. For starters they sent my ex roommates and my security deposit in one check to her place. KNOWING me and my ex roommate do not communicate and had our issues (that they are WELL AWARE of). I have been inquiring for the past month about the security deposit and how it was going to be distributed to me. Instead of saying "hey we sent out an email asking for one address and your roommate got back to us quicker we are sending it to her", they just let me know I could not pick it up but it would be sent. After a few weeks went by I followed up and they let me know that they sent the whole thing to her and if she does not give me my portion it was not their issue. I literally have NEVER rented from any landlord/ and or company who put all of the money on one check and sends it to one person. Like I don't even understand how they think that is appropriate. Then they had the nerve to say we only send it one address. So basically if I got that email and sent my address and my roommate sent hers, they would just decided which one they are going to send it to, makes absolutely no sense. Through out this whole experience not once did anyone follow up with me (even though I was asking Chris Sytko questions about the security deposit because I was confused. Normally, a good real estate company would be following up just like they do when it comes to THEIR money. They know how to contact me when something is wrong, you mean to tell me you couldn't confirm and check with me about where you were going to send my money. Then had the audacity to give me, my roommates address that I do not like nor want contact with. Cmon you can not be serious. To make matters worse, I asked Chris Sykos (complete night mare and scammer) about these "paint damages" that were deducted from the security deposit which was 350. Prior to the end of my lease I moved out 2 months earlier and was still paying rent. I asked Chris to take a walk through with me so I could make sure everything that needed to be taken care of, would be. He told me, that they do not do walk through's with tenants (shady) but whatever so then he preceded to tell me that there were paint damages in the bedroom and living room. So closer to the end of the lease I went back and used THEIR paint that matches perfectly in both rooms. Now Chris is saying that he sent pictures of the paint damages with the refund of the bedroom but not the living room. Which does not make sense because the same paint was used in both rooms (scammer). DONT RENT FROM THESE people, they're ridiculous. The crazy part is I have NEVER even written a review because I am so "go with the flow" and honestly had they just sent my portion of the check to me, I probably would have just chalked the deduction because I do not have time. But since now I have to hassle someone I don't like down for my money and take legal actions I have ALL THE TIME TODAY. I will be taking legal action, period!
