I purchased a home listed by Perla Pereyra-Wolf of Coldwell Banker Harris-McHaney office July 26th of 2018. Immediately upon moving in I discovered that the home I bought had a failed septic system. I had feces and sewage ponds in my yard. I was directed by a septic company to contact the county so I can get plans for a new system. Upon speaking to the septic expert, she explained that she was at my home 12 years earlier and told the owners of the home at that time that the septic system has failed and it is not fixable because the land does not percolate. She also gave me a very large stack of paperwork that shows there has already been multiple lawsuits on my home and that the city and county have known about it since the early 90's
Those owners decided to foreclose on the home and cut their losses because the problem was not fixable. Why the city of Lowell did not condemn the home is beyond me. Coldwell banker then listed this home around 2011 for about 58,000 dollars. Within that listing (on MLS) are mold and failed septic system disclosures. the buyer was given these disclosures, sat on it for 8 years, then used another coldwell banker agent (Perla Wolf) from the same office. To list the home. Within this listing she noted things like the home is move-in ready and it has air conditioning in the shop. During negotiations I asked for simple things like GFCI's in the wet areas. The home owner was so greedy and did not want to do that so I was going to back out of the offer. Perla Wolf assured my agent that she has known these clients for a long time and that they are good people. This could not be further from the truth.
She negotiated a delayed occupancy after purchase so the problems could be concealed just a little bit longer. On the day of closing, she sent pictures with a sump pump sitting next to the septic lid. the occupant was helping his brother suck out the septic tank so the land would be dry for showings. The home was also listed in the middle of summer when the land gets by.
I realize the owner Pat Harris may not have known about it but his Real Estate agent, Perla Wolf, needs to be held accountable for her actions. I have incurred major financial damages and have had to take my 5 year old daughter to the ER because of the health issues she has incurred because of this agents negligence, failure to disclose, misleading remarks, and breach of duty.
Pat Harris told me he does not want to risk the reputation of his company over 200,000 dollars. I may be a peasant to you Pat and I know you think you are untouchable but I have incurred major financial and possible future health damages due to your agent, and I will not go away until this is fixed.
