I am a real estate broker in Oklahoma City and I've worked with a lot of home inspectors. My personal opinion is that I would never buy a house or have my kids buy a house before having Dale and Assurance Inspection Services do the home inspection first.

He was extremely thorough inside and out of the house. He had many pictures showing the issues and explain in the report and in person what was wrong and how it needed to be fixed. Before he left, he was able to go over the majority of the report and explain some of the bigger issues in depth. That night the completed report was sent to me and was very detailed. By far the best home inspector I have used and or heard of. I have already recommended him to family and friends.

Dale was extremely professional when conducted our 11 month home warranty inspection. We hired Assurance inspections as a 2nd option for our upcoming 11 month builders warranty inspection. We wanted an unbiased view for our new house. Dale seemed very knowledgeable, shared his background knowledge, and listened closely, without interrupting, about any concerns my wife and I had. Our report was sent to us the same day and was very thorough in its detail. Assurance also had a very easy payment method online as well. Great and very high level service and resulting report. I worked with 3 separate Inspection Services and Dale was Outstanding is his professional inspection, expertise, and attention to detail. I do the majority of home repairs myself so I am a hard customer in that regard and cannot stand it when an inspector just tells me the minimum along with his "Free Advice" dale did not do this. He was incredibly professional and helpful in every regard as I decided on if this old (102 yr old) house would be a good house to work on and repair. Go with Dale when possible.

Dale and his son Caleb were awesome! I didn’t know any inspectors personally when I went through the process of purchasing a home, but I searched the BBB for certified inspectors, and they came up. I was extremely impressed with how thorough and personable they were. If I had a question, they would explain it where I could understand. They found things that I honestly don’t think lots of other inspectors would’ve taken the time to look for. The multi-page report was equally as impressive as their inspection process. I feel I definitely got my money’s worth and then some, and can say I’m 100% satisfied with my decision to choose Assurance Inspection Services. Almost positive the realtors I’ve dealt with were equally as impressed and will be putting your name in high regard when asked about an inspection company.

I am revising my review. Initially I really appreciated having Dale perform the inspection. I thought he was personable, thorough, and took the time to share his knowledge. However I learned after my inspection that I have serious issues with the brickwork. I am in need of 120 Brick ties in the west wall. I was told by my realtor to reach out to Dale as he would make things right. Dale's response was that since the brick ties were not visible, or accessible that it would not be commented on. However, I mentioned to him to see the movement in my exterior wall all he had to do was push on the wall. I never received a further response about that. I would have walked away from this house purchase if I knew before hand as it's a $2500.00 + repair. Also stated insulation was low but I had that re-measured, and it was fine. I'd also like to comment on the 200% guarantee I was told to review the pre-inspection agreement and i would find that at the end of the onsite inspection if not 200% happy with the inspection or inspector. Customer will not be charged for the inspection and they will pay to have another inspector of my choice to inspect the home for you. No guarantees after the fact. I didn't realize there was any issue until a foundation specialist came to my home. Dale was hired so I could make an educated decision about the home. He was paid approximately $400 for his services so I could have peace of mind. I feel let down.
