Let me start off by saying I have multiple personal real estate transactions each year and I had more than double the amount of the loan sitting in my savings account. I decided to obtain a very small loan so that I can use what I do have for additional down payments on other properties. I would never use this lender ever again or recommend them to anyone. This was my first time using this lender and I would never do it again. Not only did I have a terrible experience, but so did my title company which we use for every single transaction and my property insurance agent. I had so many last minute requests from them at the 12th hour that were absolutely ridiculous. They asked me to obtain a letter from my employer three times because they didn't like the way the first two were written 3 days before closing. I work for a multi-billion dollar company that has presence globally, they do not produce letters that are not standard practice as it is a legal issue. The amount of nitpicking this lender does is something I have never experienced any where else. They also wouldn't accept the way the insurance agent changed the effective date of the property insurance policy even though this is a process the insurance company uses. They requested a revision at 5 pm on the day before closing. This lender should not be dictating how other companies do their job and what they provide. Never again.

Working with NFM Lending has been the best home buying experience I could possibly hope for as a first time home buyer. In January of this year, I went into my sales contract with another lender and the loan fell through when that lender failed to disclose exactly how much my wife and I would need to bring to the table. My realtor linked us up with Marcus Nole, a Mortgage Loan Originator from NFM, and him and his assistants worked very hard to get us a loan that was right for us. One piece of advice I do want to give new homebuyers, is make sure you can still afford your mortgage payment if your property taxes double in a short amount of time! This is what happened to us. Luckily we bought a home that we could afford, but I’m shocked our taxes have doubled in less than two years! We live in a lower income neighborhood, so this was not something we expected to happen. (This is not anything negative about NFM; they obviously have no control over property taxes.) I now understand how people get into mortgages they truly can’t afford! We were approved for a much higher amount than the house we bought, and we have minimal bills. So make sure you buy what you can afford (not just what you’re approved for) and don’t forget even with a fixed interest mortgage your property taxes can make your payment go up significantly in a short amount of time (if you escrow your payments). We plan on staying in our home for a long time, but if/when we do decide to move, we will use Elysia/NFM Lending again. They were great and we still feel like they prepared us as best they could. We feel really lucky we had them as our lender! They did a great job and genuinely care about their clients.
