Overall I had a solid experience with ALM. John was always available to talk and was eager to work with all parties involved whenever needed. I felt secure that if we needed anything quickly on the mortgage side of things to maximize our chances of securing an offer, we would be covered. They also facilitated a special two-part loan for us to do extensive renovations on our house, which I'm not sure we could have secured anywhere else. The main issue I had was with the origination fee for that special loan and particularly poor communication surrounding the fee. The fee was very high and I was not prepared beforehand for it to be so high. I didn't see the final fee until literally the night before closing. I could afford it and they knew it because the origination fee essentially covered the difference in down payment they knew I could afford if I had just bought a more expensive house outright. Similarly, I didn't feel like information was unclear regarding other closing costs, and I was left with a higher bill than anticipated. My feedback to them would be to be more upfront about anticipated costs, especially for a first time home buyer who is not familiar with all the various costs associated with loan origination and closing. I think a buyer who is not doing a two-part loan to fund renovations would likely have a great experience, however, as John did a great job of walking me through costs for more typical types of loans that I think would have aligned well with final costs if I had gone the more traditional route. All in all, I would recommend working with ALM, but if you plan to do a two-part loan to fund renovations, be insistent on getting specific information about origination and other costs up front and perhaps estimates in writing.

Being a first time home buyer combined with an extremely competitive market, can be overwhelming and stressful. Nick Bebout was amazing to work with! He made the process of going through, and getting a loan, a lot easier. Nick explained my options to me but more importantly he listened to what I wanted, my goals and respected it. Nick worked hard on my behalf, would run numbers for me all the time and was honest with me in terms of how the numbers would be if I wanted to pursue and submit an offer. What I loved, is Nick remembers your goals, what you want and don't want, and would lay out the pros vs. cons from a lending standpoint, so I could make the best decision for myself. With Nick, I've never worried about my loan not going through because he was on top of things every step of the way, any questions I had he would answer and he would put my concerns at ease. I would highly recommend Nick and would work with him again in the future!

He was honest and upfront, while being so kind and funny and kept everything upbeat and positive.
