If your looking to buy a new home in Westshore’s, “You come to the wrong community”. I have documented and reported an excess of 190 deficiencies that needed to be repaired in my house within the first year. The quality of workmanship is substandard. D.R. HORTON does not have a Quality Assurance / Quality Control program when I purchased my home in May 2018. As of April 2019, during my 1 year walk through I still had approximately 52 items that needed to be repaired. My advice to anyone looking to buy a new home is to stay away from this builder D.R. HORTON, several other home owners in this community have told me they would never purchase again from this builder. Google D.R. HORTON forum and read the reviews.
Top 10 deficiencies.
1. Replaced the extended patio porch, because it was pitched in the wrong direction. It was pitched towards the house vrs away, every time it rained the porch would have standing water. The screen was removed, and discarded, concrete was removed and replaced, screen was measured and installed.
2. Bulge in roof, it looked like a worker left his shirt on the roof and shingled over it. There was an issue with the roof Joyce.
3. 25-40 shingles had to have relief joints cut into them because they were butted to close together and looked like the roof had wind damage.
4. 20 pieces of vinyl siding were replaced on the exterior of the house because they were defective.
5. Gutter system on booth sides of the house was replaced because the roofer damaged them.
6. C-Pan in the shower was cracked, had to be replaced within the first 3 weeks.
7. Refrigerator was replaced because it was wrong type and wrong size, took 6 months.
8. A Swale was constructed in the rear of the property because of standing water, there was no positive water run off to the storm water basin. The basin was not constructed properly and was not covered. I had to contact the City of Milford, Code Enforcement Department and request an on-site inspection because the Superintendent that worked for D.R. HORTON informed me there was nothing wrong with the grading or drainage. D.R.HORTON constructed a Swale an added approximately 3 pallets of SOD after they did some additional grading, they also had the basin modified and put a grate on top of it.
9. Both the Vanities in the bathrooms had to be removed and reinstalled because they were not square. There were gaps from the wall to rear of the vanity, very poor workmanship. They removed the mirrors and had to disconnect the plumbing.
10. The Air conditioner air intake box was replaced because it was to small to accommodate the air filter, it was not fabricated properly. The condensation line for the air conditioner was not installed properly, it was draining into condensation pump that is located in the utility room. It is required to be ran separate to the exterior of the property. The condensation pump inside the utility room is for the heater not the Air Conditioner. It was not up to code. They had to run PVC pipe from the interior evaporator to the exterior of the property.
In my opinion it would have been cost advantageous for D.R. HORTON to do a house buy back, they were hoping to sell this house to a working couple, Mom and Pop with children who wouldn’t notice all these deficiencies and hoping they wouldn’t be bothered with warranty claims. Wrong!
The Superintendent that works in this community for D.R. HORTON told me and another home owner. “ I Quote “ You get what you pay for, theses are not high end homes!. D.R.HORTON needs to hold there employees accountable and teach them customer service skills and how to communicate with home owners.
The Superintendent should never ask a home owner about giving him a rating of a 10 on a D.R. HORTON home survey. Several other home owners were asked as well, It’s like a home owner is being held hostage by a Superintendent, if you give him a low rating on the survey you jeopardize your warranty and things will not get fixed. Very sad!
Buyers Beware!
