Been here before and was extremely disappointed this time. Worse waffles and fried chicken I’ve ever had. Soggy waffles and fried chicken. They have really slipped in quality since becoming famous and expanding. Don’t bother coming.

Very tasty blueberry pancakes. They did not need any butter on top. They were very hot and creamy and custard like. Delicious. Lattes were foamy and thick. The side of bacon could have been a bit crispier, but it was very good and substantial. Very enjoyable meal.

Sugar cured bacon, salmon scramble, potato pancakes, and french toast were great highlights! Sweet potato fries were the only “eh” moment. Such a great selection of options, can’t wait to try something new during my next visit! Make sure to visit the ATM if needed because it’s cash only

Mediocre diner at best and SO overpriced. Coffee was terrible. Not real half and half. Ok pancakes and biscuits. Dry, dry, dry. Maple butter did not seem as complimentary to the pancakes as real maple syrup would have been. Seemed like a scam for the $100 it cost 3 of us. Only cash. Very disappointed to say the least.

Had to wait for over an hour on a Thursday. Service was good but not great. Food was as it has been reputed. Pancakes were delicious, eggs benedict on a biscuit was soooo gooooodd I mean excellent. Coffee is good too! They take cash only so keep that in mind.

This is a definite go-to favorite of mine. With their simple traditional breakfast options, they will not let down your expectations. Their food is excellent and to the point of what an American breakfast is like. It’s always a win going to the place, and for sure worth the wait!

Delicious, Come Famished. Clinton St. Baking Company is -Awesome- all around!! I came here with a friend on October weekend that Time Out Market was opened. We saw the food being prepared and just had to stop. We got an order of the pancakes, an order of the waffles, and a glass of fresh-squeezed orange juice. They were all yummy!! That fresh-squeezed OJ was some of the best OJ I've ever had in my life, and definitely the best I've had in NYC in the past 5 years. The pancakes and waffles were both decadent. Blueberry pancakes is recommended! One tip: if you're coming here, come HUNGRY! This food is best as a breakfast or dessert, so say goodbye to any further appetite for several hours after stuffing several bites of deliciousness into your body. (In a good, satisfying kind of way!)

There was a lot of hype surrounding this place. So let me start by saying the food was just okay. I came there for the pancakes which got these rave reviews. I got the banana and my sister got the blueberry. They were just okay. The eggs were very good(nice and fluffy) but I was charged 3.00 for cheddar cheese that must've been flown in directly from vermont that morning, which I thought was ridiculous. The chicken apple sausage not listed on the main menu was very good and was the highlight of my meal as I do not eat pork or beef and the flavor was very good. The service is a little odd. On the greeting on the phone they tell you they dont give any info about wait times but dont tell you there is a waitlist on yelp you can sign up for. I found it a little on the rude side. The text message notification system is nice(part of the reson I waited the 30 mins to be seated). I dont think they have enough wait area for the demand they've picked up and should get more. I think it's a bit pricey for what you get. I've never paid $100 for breakfast I didnt enjoy and never will again.

There are great reviews of this place that triggered my visit. It was good, but being so close to other great places (Egg Shop, Dudley’s, Spiegel) I was expecting more. Nothing bad to say about this place, there are just better options.

Simply the best pancakes that we have ever had. They were extremely soft and had the perfect amount of sweetness. The portions are magnanimous. Will thoroughly recommend this place to everyone who visits New York. Note that they have pretty long waiting times. So try to hop in early for the breakfast. Also they have an outlet in the Time out Market on the first level which is relatively less crowded. That outlet is not shown on Google Maps.

After waiting 45 minutes, I was so excited to try the infamous wild blueberry pancakes...we were finally seated and the pancakes arrived. They were just ok...and overpriced. After paying $110 for breakfast for two...not sure I'd go back. We has breakfast the day before at Beauty and Essex not too far from Clinton Street Baking and paid about $80 and the food and service was much better.

So there is ALWAYSSSSS A LINE OUT THE DOOOOOOOOOR ,which tells you how great this is :) My girlfriends and I placed our names on a list, which takes about 15 to 20 minutes. There were plenty of coffee spots nearby for us to chill til our table was ready, which took about an hour and change. Service is quick! Food is fresh! I had chicken and waffles with a side of bacon (because you have to have bacon) it was great. The only reason I gave 4 stars is because my chicken was over cooked. Other than that, great experience!

Took my daughter out to brunch here. They do not make reservations and are cash only. The wait for 2 people on a Sunday was an hour. Once seated the staff was great and responsive to us. Food came out at a good time from ordering it. We had eggs Benedict and they were perfectly poached. They were runny and severed over corn bread. The sauce was light and flavorful. The waffles as well were made right with great flavor. The maple syrup they use complemented them well and the fruits were super fresh. The environment is clean and the tables are close together so it is tight with your neighbors. It is a great place to go for brunch and I highly recommend the waffles.

We made a visit to Clinton St. Baking Company over Labor Day long weekend after listening and reading about its reviews since past so many weeks and by friends who have visited in past. Few things to know: (1) It’s a cash only establishment. (2) They don’t take reservations on phone. (3) Do expect at least an hour long wait after you make a reservation by going there. Nevertheless, we reached and got seated after an hour, the host at reception was very patient and she was doing an incredible job with all customers coming in, making reservations and politely answering questions. She was not on tables but was definitely paying attention to parties coming in and making seating accommodations. In our case we had a 3 year child with us and she was courteous and attentive enough to take a chair off and replace it with a booster/ high chair. We ordered and it took another 30 mins for our food to arrive, we were hungry and the 3+1 of of us ordered 7 different items from menu. Food was well received and it did meet the expectations and hype going around. By the time we finished we all agreed that it was worth the wait and we will totally do it again! Great food, great hostess(es), great location and lip smacking food! A must go for all!

Best pancakes I had in NYC. Great waffles too. This place is in great demand and justifiably so. If you hit it at a busy time be prepared to join the line. They make good use of an online queuing system that lets you go for a wander and check exactly where you are in the line. So you don’t have to worry about hanging around outside the store.

Came here specifically for waffles for my daughter’s 8th birthday, but showed up and was told they didn’t have waffles today even though there was a “specials” sign with waffles listed. Customer service was terrible. They didn’t care and didn’t make it right. The egg sandwich was pre-cooked and pre-formed into a triangle, the burger bun was cold, cheese wasn’t melted and it tasted weird. The hash browns didn’t taste good and were mushy. When I suggested they take their specials sign down because they literally were out of everything on it, they were like “oh well.” Too expensive and will never come back!

I am very picky with breakfast places because it is one of the few meals that I am pretty good at cooking. So basically if you can't cook breakfast better than I can why the heck am I going to waste my money. Well this place does not disappoint. The pancakes are some of the best I've had. I think the only place that makes better pancakes is in Chicago. Perfect consistency slightly crispy edges fluffy and delicious. Oh and a survey maple butter with it so you don't even have to put in the effort of buttering your pancakes! Also had an omelet with mushrooms and onions and it was cooked perfectly. The sausage patties were also made in-house and pretty good as well. I almost took a star away because of how long the way it is but I felt like that's just not right it's not the fault of the restaurant but you will wait at least an hour to sit down here which really sucks when you're hungry. You've been warned but if you're willing to wait you will definitely enjoy!

Went for breakfast on a tuesday, the four of us were lucky to get the last table! The line wasn’t long that morning, so no long waiting times to be seated. Food was really good, great fluffy pancakes, lovely French toast and savoury egg plates. It is pretty expensive for what you get to be honest, but hey it’s NYC and this place has good ratings and reviews, it’s to be expected. Come prepared, this is a cash only place

Very good place. Lots of things to eat. Three pancakes with blueberries on top were already enough for me (even if delicious) so think wisely when you order otherwise you won't eat everything. Be aware that you may have to wait a bit for being sit, but I guess it's because everybody wants to go eat there

This is not a bad place but I wouldn't say it's worth a long wait time. We waited here for an hour on a Saturday morning and neither the food or dining experience were stellar. The waitstaff were nice but the service was slow. I also wouldn't recommend getting the crispy potato pancakes. Mine were overcooked and the potato was barely tastable. On the contrary, the bloody Mary was top notch. I would recommend though dropping in one of the many nearby options to avoid the wait here.

My best friend has been wanting to have brunch here for a really long time and we finally made it to brunch on a Friday. We were prepared for the wait but it took twice as long as the estimate we were given. You’ll definitely get seated faster if you’re two people and not three, like we were. Since we waited so long we had time to look over the menu and we knew what we wanted as soon as we were seated. I got the banana walnut pancakes and a cappuccino. I’m not sure if it was just an off day or what happened but I was really underwhelmed. Yes the pancakes were big and fluffy but I wasn’t blown away. The coffee was terrible. We all left with mixed feelings.

Be aware! Cash only! We went on Sunday at 3 pm but had to wait almost an hour. We’ve installed special app(very fast and convenient) and waited to be seated while we had drinks across the street in coffee shop. After we’ve been seated waitress came up to serve drinks very fast, was very attentive even they were busy. Pancakes worth to wait for 20-25 minutes, portion is huge, syrup is not to sweet, pancakes are not dense and overall great experience.

We ordered their blueberry pancakes and chicken and waffles. Their famous blueberry pancakes were amazing. So fluffy, so yummy, so GOOOOOOD! I had high expectations for these pancakes and the expectations were met! The blueberry sauce on top was tart, and not sweet like you would expect. It balanced well with the syrup that was pretty sweet. I would definitely come back and try the other pancakes they have (that chocolate chunk was calling my name)

One of the best blueberry pancakes ever created. Love that caramel syrup with it. I read a review on Yelp before that stated that their syrup is always changing. If that’s true, then you might not get the caramel syrup the next time you come in for these pancakes. Their chicken sausage is definitely a must try here too. Only negative thing I would say is that I wasn’t too crazy for their eggs Benedict or the buttermilk biscuit sandwich. Also, we waited for about an hour and a half to get seated. Although I was really hungry, I didn’t really mind the wait, cause usually a longer wait just means the food is just that good. But, when we did get seated, we were rushed to order. And that’s because their kitchen was closing in 15 min. So I understand that. But if we wait for 1.5 hours to get seated, I don’t feel it’s right to be rushed to order. If we had to wait, now you should wait. Maybe next time we’ll look at the menu when waiting in case we get rushed again. Afterwords we noticed that their kitchen was closing because they close after Brunch and reopen later for dinner. So now I understand why we were rushed, but it just all felt a bit rude. Besides that, their pancakes are so good, this place is worth coming back for!!! The pictures I’ve seen of their chicken and waffles look incredible. I’ll have to try that next time. But for anyone reading this review, if you come here, don’t pass up on these pancakes. And maybe come early for brunch so not to get rushed or just wait until they reopen for dinner

Best brunch evarrrrr!!! We stopped in today and had the brioche French toast (with fried banana, candied pecan nuts and caramel sauce) and the eggs, cheesy grits, fried green tomatoes and candied bacon. You're probably going to wait for 15 minutes or so to get a table. But the efficiency that the team at Clinton St Baking Company works with is quite incredible to behold. All the food we saw looked amazing, I don't think you can go wrong. Its busy, it's bustling and the food is fantastic.

Went here for the first time for a late night breakfast/craving, and the moment we stepped in we could smell the deliciousness that was going on around us. It was pretty crowded so table seats weren't available - but it was 7 pm on a saturday so that's usual - so we sat on the stools by the bar, which were actually comfortable. We ordered milkshakes and they arrived quickly. I tried the chocolate and peanut shake, which was in a large glass and topped with whipped cream and sprinkles. It was very rich in taste and had a nice balance of sweet chocolate and salty peanut goodness - I absolutely recommend it! For the food, I ordered the classic chicken & waffles. It was hands down one of the best I have ever had. The waffle was standard, but the chicken really stood out. It was crisp, tender and just very slightly spicy, which added more depth to its flavor and went perfectly with the maple butter it comes with. The butter itself was exceptional and the sweetness of it tied the whole dish together. My first time here was already so good and I left very satisfied, I definitely plan on coming back in the future. If you're looking for a good place to have late night breakfasts or just dine in general, this is it.

Went because it had good reviews and I wanted to try an American style breakfast. Pancakes were ok, service was ok, coffee was not great, long queue for toilets and I really wanted to like it but it's not cheap either so expected a bit more. I wouldn't go a second time. It was really borderline for me but there are a lot better breakfasts out there.

Absolutely wonderful. I had the farm plate and it delivered. The eggs were fabulous. I can't stress this enough, get the maple butter. They should sell it by the glass. I could literally drink it. Their biscuits are really yummy and fresh. The service was top notch. It is cash only but there is an ATM close by. I highly recommend making it a priority to eat here. A local fav.

We showed up at 9am on a Sunday and got the last available table with no wait. The pancakes were some of the best I've had. They were fluffy in the middle but crispy on the edges. I liked the maple cream too. The chicken and waffle was good but not amazing. They slice the chicken thin so there is lots of crispy crust but I personally prefer a nice big piece of juicy chicken on my waffles.

If you are looking for a brunch this is the perfect spot. Would recommend reservations if you are going in as a group of 5 or more because this place gets pretty pumped even before noon. It is a comfortable and casual place all year round. Furthermore, food proportion along with prices are fairly reasonable.

They have two sides: the side where you can sit and enjoy and the side where you can order to go. Being that I'm a "to go" type of guy, I haven't sat down as yet. I also love to sit down with my wife since she is my sunshine. The to go side is great from Customerservice to food selection. I can only believe the other side of the restaurant to be just as good. Busy! Expect very long crowds on the weekend brunch wagon. With good reason: their breakfasts are scrumptious with seasonal menu changes that have you coming back for more. Breakfast is their strong suite for sure; their dinner menu does not pack nearly the same punch. Service is generally good. Be sure to see the host/hostess as soon as you arrive; take their leftmost door. Overall though, I would say this spot may be overrated in the same way a Louis Vuitton bag is. Quality? No doubt. Is worth the price (wait)? Up to you. :). Also, they only accept cash. Works well for a small bakery but not for multiple $20+ brunch entrees. Be sure to pack some cash with you before you take the train or eat the atm fee.

Amazing pancakes and really everything on the menu is delicious. I would order it all at once if that were legal. We put our names down and then went outside for a walk around the neighborhood. It’s definitely worth the wait. I would suggest getting there early as you can if you want to get a seat quickly, especially on the weekends. Luckily, they have a takeout area that is dedicated to those orders.

The pancakes are well worth the hype. The reviews don’t even do them justice. They are SO good! The warm maple butter is also amaaazing. We also got the Country Breakfast. The eggs and biscuit were good, but the potatoes were actually terrible. Definitely don’t recommend the potatoes. Highly, highly recommend the pancakes though!!

This place might be small on the inside but the food seriously packs some great flavor. I got the Huevos Rancheros which were by far the best I've ever had. They were savory with a kick of mild spice. My boyfriend got the Chocolate Pancakes with butter syrup and he also stated that they were super light and fluffy. The rest of my family got other dishes and they were all amazing. In all honesty, I don't think there's a disappointing dish at this restaurant. I definitely will be coming back here in the future!

I've always liked this place, despite I'm not one of those people willing to wait an hour for a table, but when friends are in town an insist on coming here, I cave-in since they don't have the convenience to come here any time they want. There have been a few times we've waited more than an hour, but at least they text you...making the wait a little more tolerable. I've had the Spanish Scramble, Eggs Bene and Southern Breakfast numerous times. They're all so good! I'm not into pancakes and waffles...a lot of buddies think that's weird, but I just don't like syrup. They've had the Chicken and Waffles meal numerous times and dig it. I've had the fried chicken here too....so good. Service here is always good and quick. It gets really, really busy here!

The omelette and the French toast were huge and delicious. There was around 20 minute wait, but it was worth it. Great American style breakfast with generous portions.

I love this restaurant. But the trick is going there for dinner - you can pay with credit card and make reservations on Resy. Who doesn’t love breakfast for dinner?! Also the play is going with another person, ordering a savory dish to share as the main, then getting the amazing pancakes for “dessert”. While they are known for the pancakes - which are really amazing and I’m not even a pancake person - their other dishes are also good. In our rotation: omelette, burger, and now this fried chicken sandwich. We’ve been doing this for years whenever we get a hunkering for pancakes. Same day resi is usually available. All three pancakes are great but obviously the chocolate one I find to be the sweetest.

This place was really surprising. I don't tend to get too into the hype over high reviews but people are right this is good. I had chicken and waffles, the waffle was fantastic. Sometimes people do really good on the chicken and less love on the waffle. Both were good. My husband had the omelet which was also very good. I give this 4 stars only because the service was not the best. Our waitress took our order and never came back. We were having to request things like straws, water, etc. from the busboys and other waiters. While she seemed friendly, older woman with glasses, she just seemed to give preference to other tables and booths. But thankfully the food was good enough to get past this.

Very good brunch spot. Food was delicious and filling. Place nice and clean with lots of natural light. Only complaint is that the wait to get a table was VERY long (over 1 hour) and then when we were seated also very long wait (maybe 30min plus) for food to arrive. If food wasn't as good would have been pretty grumpy. Also cash only. In conclusion - if you like waiting and carrying bills - this is a phenomenal spot for you.

Review is for brunch only. Solid brunch place. Food is delicious and portions are big. The menu is pretty expansive, and everyone with you will find something they like for brunch. It gets busy early, and they don't take reservations. We arrived at 9:30am on a Sunday, and there was a 45-minute wait. Also, they are cash only, so be prepared before you go. (As of this writing, there is an ATM across the street).

Not bad. Not great. My group and I stopped off for brunch, and while generally we left satisfied; there were some aspects that couldn’t let me award those fourth and fifth stars. The pancakes, while fluffy and not too dense, needed to be sweeter, and left a lingering taste of baking powder. As a Brit, I have little clue as to what Biscuits are used for, not how to properly enjoy them. However those served here had almost no flavour at all. Eggs on the other hand; scrambled, fried, poached...were all well done and served nice and hot. The meats on offer that accompanied many breakfast options were OK, to, although the hash browns lacked a needed saltiness. The milkshakes are quite amazing, although they can often feature too much whipped cream and not enough flavouring. Some drinks overpriced, such as the OJ, but the coffee and tea is offered as unlimited refills. The service was a bit too slow for somewhere that is consistently as busy as it seems, but the staff were friendly and welcoming. The establishment seems to be sadly unwilling to do custom orders or substitutions, so it’s the menu options or nothing. The restaurant is cash only (a bit of a jaw-dropping moment of disbelief, in this day!) and automatic gratuity of about 18% is added to the bill, regardless of your service quality.

I've been waiting to try this place for their pancakes and brunch. Besides the long wait, it was pretty good. i dont think i'm going to go out of my way to get a reservation. It is organized and the line does die down. They have a texting system so you can go wander around for a bit. Anyways we got the Pancakes with Warm Maple Butter mixed selection of Wild maine blueberry, banana walnut, or chocolate chunk. A side of turkey sausage too. Along with the Sugar Cured Bacon with Pecan French Toast. We were quite full. I wanted to try some of the egg benedict as well but save it for next time.

Fairly priced brunch - drinks are more on the expensive side, but the food is really good. I went during a weekday around noon and was told the wait was going to be about 45 minutes. Little did I know, they called my name within 10 minutes! We ordered the Spanish breakfast and blueberry pancakes. Both were really good, but the pancakes are ABSOLUTELY HEAVENLY. The pancakes are so fluffy and soft and a must have!!

I wish this place wasn't so hard to get into on the weekend but I still will go because the pancakes are amazing. Not my favorite but they are amazing. The compote and preserve like jellies they have are super. But if you really want your socks not to laugh at this place you need to make sure that you eat some scrambled eggs. I don't understand why no one talks about their eggs. I've always just heard about their pancakes but their eggs are top-notch. They are actually the best scrambled eggs days I've had in the whole of New York City. I walked past the kitchen and saw a giant can with eggs being cooked in them in they just lift my eyes up with how bright they were. I could see the texture from ten feet away. But when I get into them after food arrived at the table I lost my everything.

They have the best pancakes I've ever tasted. Get the blueberry ones. They're also known for their fried chicken and waffles. The restaurant is quite spacious and the seating is comfortable and not too loud. The staff are very friendly and helpful. The place gets BUSY though especially for brunch. Even on a long weekend Monday night we waited 30 minutes but it was worth it. Tip: get on the waiting list from Yelp before you get there.

This cash only all day spot is a must visit for anyone craving pancakes in Manhattan! Even on weekdays, the wait can exceed 30 minutes quite frequently but they've synced up with the Yelp app, meaning you can actually put your name down, have a bit of a walk around the area and return when your table is ready. Unsurprisingly, the pancakes steal the show, but the veggie sandwich and crispy potato pancakes are also items worth exploring. The dishes are best shared in a large group and you can expect to pay around $25-$28 a head

Be Advised: Cash Only Incredible blueberry pancakes! Seriously, and its not just the dressings, the pancakes themselves are fluffy and delicious, and then the blueberries both in the batter and then served on top add a wonderful sweetness without being overwhelming. The warm maple butter is a perfect compliment. What’s more, I really appreciate the generous portion size not just of the pancakes but of all the food I saw around me. The waiters are brisk, but very helpful and attentive. I was told to get in line early because this place fills up fast, so my friend and I were waiting outside by 8:20 for a 9am opening. For a while we were the only ones (and I felt a little silly), but by the time the doors actually did open the line was down the block, and every seat in the restaurant was filled by 9:05. So, yes, if you plan to come for breakfast be prepared to wait, either for the restaurant to open, or for a table to open up. It’s worth it though. Lovely way to start a Sunday.

This place is really busy, and I am not sure why. Had the salmon eggs Benny. It was OK. Pretty standard stuff. Had the blueberry pancakes. The pancakes themselves are regular and nothing special. The fresh squeezed orange juice was pure tasting. Blueberry pancakes with maple bourbon syrup, delicious. Butter biscuit with jam, a nice addition. The scrambled eggs and ham were basic. Ham a little thin and dry, eggs bland. Service was very good.

Wait was a bit long at 2:00 on a Saturday, but the food was great. Didn't get seated for an hour and the place closes at 4! Chicken and waffles was great, maple butter was very tasty. The chicken was nicely seasoned. Chicken sandwich was great and the avocado perfect. Fries perfectly crisped and lightly seasoned. Raspberry tea was pretty lifeless. For such a busy place, a bit disappointing not to take credit cards. Even my local diner takes credit cards.

It was good. Went there for a weekday dinner. It is one of those iconic brunch spots in NYC like Jane's. I don't think I'd fight the crowds for weekend brunch though. It isn't that amazing that I'd wait 1 to 2 hours for a table. Also, Monday through Wednesday, they have a beer and burger special currently running for $17. Not bad for the neighborhood. The fried chicken and waffles are great and so are the pancakes with bananas and walnuts.

The first time was a blast albeit the service was slow; the second time was a disaster with the waitress' head clearly somewhere else and forgot one of our orders entirely (and no apology afterwards). The quality of the food somewhat fluctuates based on luck- again, the first time was amazing which made me feel it's the best pancakes I've ever had and free advertisement amongst all my friends, whilst the second time was mediocre with 3 banana slices on top and the pancakes significantly smaller in size. It was delicious no less but not as otherworldly as the first time. One thing is consistent though- the serving time ranges between 25-35 mins for only two pancake orders.
